  We've all had one. The one that's in a "bad" location. Or the condition is horrible. Or the lot is shaped funny. Can't be financed. Seller unreasonable on price. There could be any number of reasons why a property doesn't sell.
We had a listing on just such a property. It's in the Pine Canyon area, kind of between Tooele and Stansbury Park. Growing up in a small town like I did, I had the chance to experience this stuff early and often. Park City always had their "Days" around Labor Day, and the stuff going on was sensory overload for a kid, starting with being awakened by a dynamite blast at 6am! A day spent watching real old-time hard rock miners having "mucking" and drilling contests, plus the traditional rugby game between Park City and the Dead Goat Saloon are memories I cherish to this day.

Obviously, anyone that's read me before, knows that I feel very strongly that the two subjects are very closely related. I've spent enough time involved in both to see the connection. I also see how it might not be obvious to everyone. Some of this may seem remedial. Some of it may seem hopelessly convoluted. Hopefully, something will stick!

Here in rural Tooele County, we consider ourselves to be very lucky, for a lot of reasons. It's safe to walk down the street. If your car breaks down, people will stop and help you. Nights are quiet, and the Grantsville "Old folks sociable" is still a very popular event. The local paper publishes twice a week, because there isn't enough material for a daily. Great place to live.

It happens every day. The phone rings, and on the other end is a "buyer" that says " I heard you can get a "steal" when you buy a home in Tooele County". Well, I guess like anything else, it depends on your definition of a steal.
Since I am constantly selling Tooele County as the best place to live that there is, I might define any home sold here as a steal. Maybe it's just a great place for bank owned homes or short sales.

A couple of weeks back, I went on a bit of a rant regarding a lender I was dealing with on an REO transaction. This is truly the transaction that keeps on giving. We are dealing with several REO/short-sale transactions in Tooele, Grantsville and Stansbury Park, but on this one we've had goofy lenders, listing agents and Title officers (out of State!). The appraiser was great (don't get to say THAT every day!), and required a couple of things repaired, which the bank agreed to.  Lately around the water cooler I've heard Tooele folks ask, when is a tax increase OK? In this politically charged year, most Government entities are doing all they can to avoid a tax increase. They are cutting staff, services, benefits, all to avoid raising our taxes. However, the North Tooele County Fire District is asking for a 20% tax increase! If we can brag about anything, it's that some houses for sale long enough to grow moss were put "under contract" and hopefully will close w/in the next 60 days. Since not much happened during the week of 11/18 thru 11/25/07, I'll keep this real short.

grantsville: Two Months Supply of Tooele New Homes... "NOT" ! - 11/22/07 12:43 AM
The vacant New Homes article in the Tooele Transcript last week, got my attention. It was no surprise to me that over 100 newly constructed single family homes were sitting vacant in Tooele County at the end of September, 2007.( as opposed to only 18 at the end of 2006). 
What did surprise me was the  quote by Eric Allen, director of Metrostudy's Utah/Idaho Region, that 104 unsold New Homes in Tooele County, were   "a little more than a two months supply of New Homes".  In other words, it is being reported that 50 new homes are sold every month in Tooele County.  … (2 comments)
