The inventories in this market are so many and a lot of the buyers are not taking advantage of these opportunities. Our market is flooded with short sales, REO or Bank Owned Properties and re-sales. Buyers with the tax credits available still asking if this is the right time to buy, interest rates the lowest in 40 yrs, good things do not last forever, get off the fence and get your home now, this is the best time to buy your dream home make no mistake about it because buyers have the upper hand especially if you have a credit score of at least 620, you can have your agent negotiate strongly on your behalf when you scout the right home that meets your need.

Bear in mind the saying " what goes up must come down conversely what goes down must come up" be a wise buyer buy something you can afford avoid buying something that puts you above your means. This is my one cent advise for all the buyers in 2010.

 

Buyers before you start to look for a house to buy get pre-qualified  first through a mortgage Banker or through your own bank or your Credit Union.

  • Why get pre-qualified you may ask?  the truth is that it will make your buying process go through with little or no hassle.It will also,show your agent that you are a serious buyer.
  • It will help you find out what price range of home that you are qualified to purchase.
  • It will help you to see if you could buy with little money down or no money down.
  • The Mortgage Representative or Loan Officer will show you based on the price of the home what your monthly payments will look like. They will also answer such questions like how much down payment do i need,how can i save money on my closing costs,or even what kind of mortgage options are available and suitable for you.
  • Ask them if they have special FIRST TIME HOME Buyers PROGRAM.

 

 

 

How Soon Do You Want To Sell Mr. & Mrs. Seller Is My question....?

  • When you Price Your Home 20% above the fair market  that means  only 1% of buyers.
  • When you price it 15% above fair market value that means only10% of buyers.
  • When you price it at 10% fair market value that means 25% of buyers.
  • When you price it at FAIR MARKET VALUE  this where 50% of the buyers are ,this is where prospects that may actually buy your home are. This is the TARGET OF PRICING YOUR HOME TO SELL.
  • When priced 10% below fair market value that means more buyers 75%.
  • When priced 15% below fair market value those investors love this banana you are going to see about 95% buyers.
  • When priced 20% below fair market value all hell will break loose you will see 99% of buyers.
  • It all depends on how MOTIVATED YOU ARE TO SELL MR. & MRS. SELLER.
 

It reminds me of the saying when the going gets tough on the tough gets going:

  1. In tough times like our market trends in a slow market it is the only the professionals who delivers top service value oriented that will succeed .
  2. Real estate profession is not as easy as it seems, it requires hard work, total commitment to your clients putting your clients interest first or ahead your own interest at all times, it is not an 8 a.m to 4 p.m type of work, you have to have the passion for it as well.
  3. It requires being knowledgeable of your market and the inventory in your neighborhood and being able to analyze the houses in the market to know if they are priced right or not.
  4. It also, requires making investments in your self as an agent that is in-terms of education, attending quality tested seminars provides results and helps in your bottom line, invest in tapes and books that teach you the real estate basics that have been tested and we know that works.
  5. Attend free seminars being given by your Local Boards that teaches you how to make it in a slow or down market and take advantage of it for your benefits.
  6. However, the bottom line is any knowledge that you do not apply is ineffective until you start applying them you will never see results.
  7. Ask your self why are other agents still selling houses and listing houses still making money and you are not the answer will show you they are offering more services than you are doing and they are setting themselves apart from their competitors by doing things different than you are doing.
  8. This is just a food for thought i hope you will pick up something that will help you build up your courage to step out of your comfort zone and start doing those activities that you would normally not do in a hot market, like cold calling knocking on doors of FSBOS and looking for that business but you have to preparing self on how you would counter or over come various objections and rejections .

  • Do not forget to take care of your driver and the moving crew members .
