I got a call from a client yesterday and found out that they owe more on their house than it is currently worth in this buyers market in Rogue Valley, and must sell as they are in foreclosure.  For any homeowner that may find themselves in this situation, their is hope, all is not lost.

SOMLS, Southern Oregon Multiple Listing Service, realeased figures for the period from Mar 1 to May 31, 2007 today. 
2,782 homes are currently on the market in Jackson County, up 24% from 2006.  East Medford has 31% more homes on the market as of 6/1/07 compared to 6/1/06.
Median sales price in Jackson County is $260,000 for May of 2007, down from $285,000 in May 2006.  Prices continue to be driven lower due to high volumes of inventory.

We have an accepted offer on a double wide manufactured home in Eagle Point Oregon.  I've talked to many many lenders that said it was not possible, however, we have a local lender, Jefferson State Mortgage with some connections and putting some different 1st time home buyer programs in place, seller paid closing costs and the buyer will now be a proud homeowner of a 1999, 3 bed/2 bath home, all for under $1,100 a month!!!  Please contact me if you'd like info on how we did it.

I showed a home today in West Medford with asbestos siding to a client, he said he'd have to have it resided for him to live in it, no ifs ands or buts.  Two weeks ago, different client, same house, "asbestos siding, no big deal, we used to play in the stuff when I was a kid."  Same house, same asbestos siding.  One offered on the home, the other figured it wasn't worth it due to the amount of repair it would need, especially the siding.

In April 2007, 184 single family homes were sold, compared with 173 in April 2006. The median price for existing homes declined 7.1% to $257,200.  For a three month rolling quarter, median prices declined 4.5% to $262,500.  There are about 2,350 homes on the market right now, up 41 percent from a year ago.
So what do all those numbers mean? Its a great time to buy a home in Jackson County Oregon!!!!

Many people underestimate the importance of curb appeal when selling their home.  When you want to get top dollar for your property, it's important that the exterior be just as appealing as the interior.  Why not put the effort into the little extras that will show people how much you have cared for your home.  Many potential buyers scout around their target areas taking down the numbers of homes for sale that are of interest to them.  If the outside of your home looks tired and uncared for, chances are your real estate agent won't be getting a call from that … (5 comments)
