Who qualifies for a short sale? - 12/28/10 11:39 AM
Majority of the lenders will consider allowing a Short Sale if there has been a change in circumstance after the loan was initially obtained which caused the borrower difficulty to keep up with the mortgage payments.

Here are some of the possible reasons:

1. Loss of income

2. Divorce

3. Job Transfer

4. Medical Bills

5. Mortgage Rate Reset

A Hardship Letter explaining what happened to cause the inability to keep up with payments will be required by the lender. An unsatisfactory reason would be "the market has declined".

The sun is a public good no more. Yes, the sun finally has an owner. Angeles Duran, a woman from Spain's soggy region of Galicia said Friday she had registered the star at a local notary public as being her property.
Duran told the online edition of daily El Mundo that after reading about an American who had claimed ownership of the moon and most planets in our solar system she took the step of making herself the owner of the sun. She knows of the law and backed her claim legally. Anyone else could have done it, but … (1 comments)

Home Sales in Northwest Medford - 12/14/10 12:44 PM

A "normal" sale is one where the seller has equity in their home and is not in a situation where if they don't sell the home will be taken from them by their creditors. Oftentimes after an inspection has been done by a professional inspector, if their are any needed repairs, they can be negotiated with the seller to make the needed repairs. A short sale is often called a "pre-foreclosure" as well, which means that the person selling their home is asking their lender that loaned them the money to "short" the amount that they are owed, or … (0 comments)

Short Sale: Your Escape From Foreclosure - 12/06/10 01:02 PM
If you can no longer cope up with your mortgage payments and your home is now worth less, foreclosure may not be your only option.

A short sale, is the sale of a house for less than what the owner still owes on the mortgage. If the lender agrees to a short sale, the rest of the homeowner's debt typically is forgiven. Lenders sometimes agree to the procedure in order to take a small loss and avoid the lengthy and costly foreclosure process.
