While there are many things you can do to help sell your home in Franklin, TN (staging, pricing it right, make it easy to show, keep it clean, professional pictures, etc.), there are a couple of MAJOR THINGS all homeowners need to do...

Let's Get RealisticBE REALISTIC.

Yep.  I said it.  This economy applies to you.  You aren't going to be able to sell high and buy low.  But, if you are realistic, you will be able to sell relatively quickly (and, by doing so, net more than those who are holding out for a higher price). 

What do I mean?

In the last 2 months I've written 8 contracts (NONE of the Seller's were willing to come down to where they needed to be!)  Were they lowball offers?  From the Seller's prospective, maybe so.  Based on comparables, not really.   ALL but 1 of those homes are still sitting on the shelf.  That one has been withdrawn. 

Each of these seller's were short sighted and not well advised.   Each could be living in their new home and no longer dropping cash into their current one.   As we head into winter (when the market tends to slow), they are now looking at another 4-5 months of payments, carrying costs and showings.  In one case, where the absorption rate showed a 4-8 YEAR supply, they are looking at not selling their home for a very, very long time.  In my opinion, the agents for these sellers failed them.  How?  By not managing their expectations or explaining the "big picture." 

The Big Picture

FOCUS ON THE BIG PICTURE

What is the big picture?

1.  Your first offer is usually your best offer... WORK IT.   Don't assume just because one person wants your house, someone else will.

2.  The longer it sits on the market, the lower the offers will be.  The first question out of many buyer's mouths is "how long has it been on the market?"  The answer to this question is often a big consideration in the price offered.  Many buyer's think "Long time on the market = desperate sellers" (whether it's true or not!)

3.  Consider your Carrying Costs.  Let's assume your mortgage payment is $2000/mo and insurance/taxes/utilities are another $1000/mo.  If your home is on the market for another 6 months, you've just thrown $18,000 into a hole.  Wouldn't it be better to come down $15,000 on price and sink that extra $3000 into your new home?

4.  Work other angles!  Money isn't always the 1st concern of a buyer or seller.  Time, repair concerns, etc are often in the forefront of a buyer/sellers' mind.  For example... If a Buyer wants a 2 week close, do it.  Will it be stressful?  Heck yes!  Will it be worth it in the long run.  You bet!  Don't lose a buyer because it's going to be "too hard" to move quickly.   Another example... buyer wants you to pay for all repairs.  Negotiate what you can.  Pay for the rest.  Why shouldn't you?  You are the one who deferred the maintenance, why should the buyer have to pay for it?

5.  Manage your expectations.  I'm forever coming up against the statement "I could have."  "I could have sold 3 years ago for $700,000"  Coulda, shoulda, woulda... What matters now is now.  "Coulda" money is like a Publisher's Clearinghouse Check.  It's only real if you can cash it in (or if you used that "coulda" like an ATM).  Would you pay more for a house because the seller's COULD have sold it 3 years ago for $xx?  No?  Well, neither will your buyers.   

6.  Profitability.  Focus on the over-all profit, not just the profit/loss you receive from your present home.   Let's assume you are "moving up" in the world.  You want to sell your $200,000 home and buy a $400,000 home.   Unfortunately, in this market, you are having to "take a hit."  Let's assume that "hit" is 10%.  Yikes!  $20,000?!?!?  Yep... just wait.  Remember, we are in a market where many homeowners are underwater by 30, 40 & 50% (not to mention all the foreclosures and short-sales).  So, let's assume you find one of those $400,000 homes which is under by 30% (-$120,000).  When the market turns around, and homes head back up to where they had been, you just made $120,000 in equity (instead of regaining the $20,000 you had previously lost had you stayed in your current home).   Sometimes, selling low and buying low can work to your advantage.

COME BE MY NEIGHBOR!

It's not often a home on less than 5 acres goes up for sale in Leipers Fork.  It's even more rare, when the home goes up for absolute auction... especially on Old Hillsboro Road!

On Saturday, Sept 3 at 10:00, that is exactly what is happening at my neighbors house.  The auction is being provided by Gary Auction.  (You won't often see me link to competing agencies, but I really do want a good turnout for this!  Although, I don't think they need to worry.  I can think of 10 people already interested in this house... and have seen numerous cars pulling in and taking pictures!

Sadly, just a few months ago, we lost my sweet neighbor (who lived well into her 80's).  I say sweet, because I've heard wonderful stories about her.  Unfortunately, we never got to meet her.  She fell and broke her hip just 2 weeks before we moved into our house.  If there's one thing people said about her over and over, it was that she LOVED her garden.  Even in her 80's, you'd see bent over pulling weeds from her garden bed (imagine that garden cutout decoration... only in real life).  You might have even seen her crawling up a ladder to check her gutters.  She about gave her neighbors heart attacks at times.    

It's a cute little brick ranch on 2.5 acres overlooking a 130 acre horse farm (horse farm view... no work!).  While the exterior and interior have been beautifully maintained, it hasn't been updated in decades... 40 years or more?   It's a blank slate.  

The land is 2.5 FLAT acres, already fence in the back (got a horse?) with an absolute GORGEOUS view from the front yard (maybe I'm a bit biased, but I LOVE our view).

Be warned, though, when people ask you where you live... you'll have to say "Estalene's old house."

Maybe I'm fortunate.  I usually tend to be pretty laid back.  Usually.  Sometimes, though, you need a reminder to just relax.  THIS is a great reminder to focus on what's important (and let go of what isn't).

Have you ever gotten up in morning and just had a strange premonition that it as going to be one of those days?   You know it's going to be one of those days when,

  • You see a "Sixty Minutes News Team" waiting in your office
  • Your twin sister forgets your birthday
  • You turn on the news and they are just playing emergency routes out of your city
  • You're following a group of Hell's Angels down the freeway when your horn goes off and remains stuck
  • You wake up to discover that your water bed has broken - then you realize you don't have a waterbed.

Are you all stressed up with no place to go?  If that describes you, you are not alone.  Real estate is not a stress free occupation.  I spoke with an agent recently who is dealing with a great deal of stress.  I've had those days.  I've adopted a system for dealing with those kinds of days.  I learned it in elementary school.  Remember the old "stop, drop and roll" practice when you're on fire?  It works when dealing with bad days too.

STOP - and take a breath.  Let your mind settle down and take a realistic look at your day.  What's really going on?  If it's related to problems with a contract you need to ask yourself, "What can be done?  Is it something I'm responsible for or is it somebody else's responsibility?  Am I making something larger than it needs to be?" 

If it's a personality issue, you can ask some of the same questions.  If someone in your office is hard to work with, what can you do to make the relationship better or more tolerable?  A while back I had a co-worker that was difficult to work with.  I liked her, but we were like oil and water.   I found the best way for us to work together was to have little contact.  When we did, I kept it cordial and pleasant, but I didn't try to extend our time together beyond the task at hand.  I was always complimentary of her and left it there.  It worked. 

DROP - things you don't own and can't change.  The co-worker in the previous example was one I had to drop.  I realized after about a year that we were never going to be good friends.  We could work together, and we could be superficial friends, but that's all it would ever be if we were going to work together.  That was OK.  Coming to that understanding made my life a lot less stressful, and she seemed to fine with that too.

ROLL - stuff off your back.  When I was younger I had a saying I picked up that said, "It's like water off a duck's back."  Meaning, water just rolls off a duck's back.  The same is true of many of the stressful things we tend to hang on to.  If it's not yours, and if you can't change it - then let it roll off.  Don't take ownership of problems that are not yours.   Sometimes it's hard to let things go, but for your sanity you need to do it. 

I can empathize with friends in turmoil.  I can offer advice, or be a periodic shoulder to cry on or even give a little guidance, but I can't be their stress bearer and be healthy myself.   You've got be cautious about being a regular sounding board for those who are only interested in spewing.  They will bring their life issues and drop them right in your living room.  Help where you can, but know your limitations. 

Bad days come and go, but if you learn how to deal with them they can be easier to deal with.  Just remember, stop, drop and roll

I love this analogy!  It really puts into basic common sense why you should never go home shopping without being pre-approved.  Lending qualifications have become so varied over the last couple of years, it just makes sense to make sure you can buy BEFORE you start looking.

grocery shopping image courtesy of flickr user Bruce A StockwellI would feel so foolish if I went into the grocery store, got a shopping cart, and starting looking through the aisles... gathering up food that I like, for buying consideration if I didn't have any money.  

Maybe I had brought a friend along that I was going to ask her if I could borrow some money to buy the groceries AFTER I had picked out what I wanted to buy...but I had not asked her yet if she would lend me any money and nor did I know that IF SHE SAID YES, how much she would lend me.

Let's take this a step further... when I went into the store, I asked for the manager and asked him if he would walk around with me and explain to me the different types of food that he was offering for sale AND I told him that I did not have any money but was sure that my friend would lend me the amount I needed after I had chosen my basket of food.

 Surely he would stop answering questions for the customers that he knew could pay for their food and would walk around with me, who has no money... explaining how the store is laid out and what the best buys were this week.

What do you think?  Likely scenario?

HA!  That's what I thought..  I heard you say, "Inconceivable!"


Yet if you are expecting to home shop, you do not have your own funds to purchase, and you have not gotten at least pre-qualified and even better pre-approved for a loan...

"This is exactly what you are doing on a different level."


Now can you understand why your real estate agent WHO REALLY WANTS TO HELP YOU AND REALLY WANTS YOU TO FIND YOUR PERFECT HOME,  also wants you to get pre-approved for your loan BEFORE you go home hunting?  AND before he/she spends the time home hunting for you and with you?


I thought so... SO GO TALK TO YOUR LENDER AND GET PRE-APPROVED! So you'll know how much you have at your disposal for a new home.

WOW!  This just came from our local Association of Realtors:

Freddie Mac reported on Aug. 18 that the 30-year fixed mortgage rate fell to 4.15 percent for the week from 4.32 percent the prior week, marking the lowest level since 1971.  The 15-year fixed mortgage rate dropped to a new low of 3.36 percent. Joel Naroff of Naroff Economic Advisers says low mortgage rates will not spark a recovery in the housing market, citing the difficulty of qualifying for a mortgage.

One of the things I love about our little town of Leipers Fork is the way it seeps into the heart of everyone who visits.  Many a "tourist" has driven through the countryside, oohing and ahhing at the the rolling pastures of beautiful equestrian estates and decided to stay.  In fact I'm one of them!

And why shouldn't you want to stay?  As my clients can attest, home values are much, much less than many states (especially CA, AZ, FL etc.).  There's no income tax.  And, property taxes are incredibly low (in one case 1/10 of what my client was paying in FL!).

There's been a lot of talk about the "new" Old Theatre.  Completely refurbished and remodeled.  There's something so charming about heading to a historic theatre - like stepping back in time.

On Saturday June 25, 2011 at the Boyd Mill Farm will be hosting their annual Blackberry Jam Festival.

Boyd Mill Farm is home to "u-pick" blackberries. You can also get raspberries, apples or pears when they are in season). Of course, there's jam too! Better yet, no harful chemicals or pesticies are used on the fruit. They are open Monday - Saturday from 7-11 am (based on availability).

I just wanted to share a great article about our Little Leiper's Forkneighborhood.  The Downtown Leiper's Fork Association has done a great job in promoting our little town.  DLFA "strives to ensure Leiper's Fork is a destination that welcomes and connects people from all walks of life." This statement is so true!  When people visit Leipers Fork, it's as though they've come home to Mayberry.  Cliche as it may be.

The Village of Leiper's Fork Launches Their New Brand

FRANKLIN, Tenn., May 18, 2011 /PRNewswire-USNewswire/ -- Today the Downtown Leiper's Fork Association (DLFA), brings to life its new look, as their new brand is unveiled. The DLFA plans to celebrate this momentous occasion by hosting a brand launch party. The event, which will take place at the Country Boy Restaurant basement, 4141 Old Hillsboro Road, Franklin, Tennessee, will be held on Wednesday, May 18, 2011 from 11:00 -11:30 a.m.

The branding is a result of more than a year of research and collaboration between D.S. Tombras Group and a select committee spearheaded by DLFA Director, April Cantrell. The new look of Leiper's Fork conveys a destination where visitors can shake off their worries and not be in a hurry and, as some say, "step into Leiper's Fork Standard Time". The promise that the new branding seeks to convey is that you can "lose yourself in our little village". According to Williamson County Convention and Visitors Bureau Executive Director, Mark Shore, "Leiper's Fork has perhaps the most unique brand promises of any place on earth. It's a place that capture's the heart and inspires the mind in a way that is difficult to convey without a visit to the village. This branding is not simply a new logo, tagline and website, but a way of connecting the mind's eye to the true experience one has with an actual visit."

The new Leiper's Fork brand will not only invite visitors to live like a local for a moment in time, enjoying the authentic and easy lifestyle of the village, but will also feature a new website, www.visitleipersfork.com. The new website officially went live to the public on Monday, May 16, 2011. The website promises to be the premiere information source for anyone interested in planning a trip, group tour or even a community or family event in the Historic Leiper's Fork Village. "We've created an online experience that invites users to sign up for e-newsletters on event happenings in Leiper's Fork and see what the region has to offer. Ultimately we hope to invite and entice more people to visit," said Cantrell, Director of the DLFA. "With a comprehensive calendar of events and listings of local places to stay, eat, shop and play, Leiper's Fork is a unique place where a visitor feels that they are part of the community the moment they step out of their car. Whether it's a 300-year-old antique, a breathtaking bite of fried pie or a moment of quiet enjoying the view, there's a subtle yet powerful "ahh" moment around every turn. Leiper's Fork makes it easy to appreciate the simpler, more genuine things in life."

Leiper's Fork, established in 1801 and located just 7 minutes from Franklin, Tennessee, has become known for their quirky events and preservation efforts of both land and culture. In 1995, a group of visionary community leaders decided to create a plan of action that not only preserved land, but buildings and culture. 1998 brought about its Historic District designation on the National Register of Historic Places and by 1999, 450 acres located at the gateways to Leiper's Fork were the first farms to be protected from development by conservation easements granted to the newly formed Land Trust For Tennessee. From that time, Leiper's Fork has grown from an antique shop and grocery that served hamburgers and sandwiches, to a hip and historic village of art galleries, antique shops, restaurants, a rare bookstore and three small inns.
