Buying a home can be a scary prospect.  When looking for homes, it's not uncommon for families to drive straight to a house then on to the next 5 or 10 on the list.  Different neighborhoods tend to blend together into a blur of confusion.  It can be a stressful process. 
Our lives are hectic enough, how about making the home buying process fun and relaxing at the same time!

It's certainly not fair, but there's a hidden truth to home selling and home buying.  Buyers will judge the location of a home by how your neighbor's yard looks.
While they could be the best neighbors in the world - friendly, helpful and take care of your pets when you're gone - if their front yard is a mess, it can lower the value of your home, AND keep buyers from even looking.

The below blog is so true in Franklin TN as well.  Most homes in Williamson County tend to be 2 story.  If you're able to find a single story, it's a 1970's ranch.  Not only that, but most new homes are practically on top of each other.  I can't tell you how many "seniors" have asked me for an "Adult Community" but with larger lots.  If I could pull together all the builder's in the area, I'd remind them that Baby Boomers are a HUGE market being ignored (and offer a few suggestions).  Any builders out there want to chat?  :o)

I woke up this morning, coffee in hand as I stumbled to the computer to get my morning dose of news.  As I'm browsing through MSNBC, I come across an article that left me dumbfounded.  (Well, not really, I've seen it before, and I'm sure we'll see it again!)

Not many people know I've been to Disneyland close to 100 times.  WHAT?!?!  You heard me!  It helps that I grew up less than an hour from the place, so it was an easy day trip for my parents.  From the time I was 2-35, I probably went anywhere from 2-3 times per year.  In the past 5 years, I've been to some Disney location (land or world) 4 times (and I live 2000 miles away!).  As the parent of a 6 year old, our vacation plans always tend to somehow involve Disney.

If you've trying to sell your house for any amount of time, you've probably heard your agent say "you  need to drop your price" on more than one occasion.   Annoying as it may be, it's even more annoying to not understand why.  You can see that your neighbors are asking more than you.  You know that the guy down the street sold his house for more.  Why do YOU have to drop YOUR price?

October in Franklin.  The air is getting crisp.  The leaves are changing.  And, there's tons of things to do in Historic Franklin - including Pumpkinfest, the Ghosts & Gore Tour and many, many other events throughout Franklin.

As of October 31, 2009, there were:
983 active listings ranging in price from $80,000 - $38,000,000 (down from 1073 listings!); 41 contracts went pending ranging from $119,900 - $1,299,500;  102 closings ranging from $107,500 - $1,644,000 (up from 82 closings!!!) Months Supply of Homes on Market = 10.04 (down from 13!)

September in Franklin.  Gorgeous, desirable area and it's starting to show again!
As of September 30, 2009, there were:
1073 active listings ranging in price from $80,000 - $38,000,000; 113 pending listings ranging from $107,000 - $1,495,000;  82 closings ranging from $157,000 - $1,500,000. Months Supply of Homes on Market = 13.09
It appears, based on the number of pending listings that October will be even better!  Let's get those homes sold!

September in Leipers Fork.  Beautiful weather.  School is in full swing.  Weekends are filled with lots of Harleys and Bicycles riding down Old Hillsboro Road. 
Unfortunately, it appears everyone was too busy enjoying our beautiful September to be seriously searching for houses.   
As of September 30, there were:
70 listings on the market ranging from $164,900 - $6,500,000; 1 pending contract 0 closings  2 listings that went under contract and are in contingency status. On a good note, October appears to be looking up!

I've noticed an interesting "mindset" that has developed among home sellers in Franklin TN.  I'm sure it's a mindset with most home sellers across the country.  It's the concept of having "lost" equity. 
"I've lost so much equity in my home over the last few years, I can't possibly sell it that low!"
Equity in a home only becomes money IF you were to sell your home for a certain price AT THAT TIME.  It's not real money.  You can't take it to the bank and deposit it.  You can't throw it on your bed and roll in it.  You can, however, … (2 comments)

I've always wondered about some of the people from my father's generation (he's 83).  You know - the one's that survivied the depression.  They are frugal.  Heck, they can be downright cheap and are the best penny pinchers on the planet.  It always amazed me - despite having money in the bank (lots of it), they still clipped coupons, go to yard sales, and did what they could to save money and sock it away.
