Hello again everyone.  The Mesquite Real Estate Association of which I am vice President of, met Tuesday with Bryan Dangerfield the Director of Economic Development for the City of Mesquite and Josh Olmsted one of the owners for the Desert Falls International Sports Resort.  As I have told you in previous blogs, Desert Falls is really a huge complex and quite a large undertaking.  Mr. Olmsted, who I believe is very serious about getting this project completed, went into to great detail on what the resort was going to be like. 

There has been a lot of skepticism as to whether or not the DFISR would ever be started let alone completed.  However, according to Olmsted they intend to break ground just after the first of the year and the goal is to be playing on the new softball fields in 2010.  When asked about funding for the company, Olmsted said that the developers are working with a trust and that Phase one of the project is fully funded.  The complex, in case you weren't aware, is of course going to have the different sports facilities but also dining, shopping and housing.  It looks to be a fantastic resort and is being compared to Disney World type resort rather than another sports complex.

Will it ever happen?  Well as you know the developers have put a down payment of $316,000, and I don't think they will want to loose that.  However, we will have to wait and see.  If they break ground after the first of the year I will feel a little better.  It has been delayed as most construction projects do but I can tell your that Mr. Olmsted and others seemed to be very determined to complete the resort and also to make sure that it is engineered correctly from the beginning. Remember folks this is a 500 million dollar project to be built over 5 years.  It's gong to take a while but with the increase of tourist and jobs I believe that it will be a great asset for a town.

Once again I find that we are getting a lot of questions about short sales.  Most of these questions seem to be about time issues i. e. How long does it take to get an answer from the sellers bank?  How long until the deal will be finally done? etc..

The truth lies somewhere between, "I have no idea," and "possibly before the next millennium."  Some agents including myself have teamed up with different "Short Sale Processors"  who seem to have better luck in getting the deal closed.  Not necessarily faster, just in getting them approved.   The main reason for this is their efficiency with the paperwork.  Clients don't usually know this but the banks all require certain forms in an order that they want the file in.   The problem is that all banks have different forms from each other and the order and how they get them delivered is a mystery for the ages!  So the short sale processors usually have all of the main banks and some of the smaller ones figured out and their list grows daily thus making it easier and less time consuming for the agent and the banks. 

There is unfortunately a bank out there who can take over nine months to get an approval and then are shocked when the buyer's appraisal comes in a lot lower than the original price.  If that happens to you, most likely you will have to re-submit the new appraisal to the sellers lender and even possibly start the negotiation process over again.  Wow!  No one really knows how long these deals will take including the lenders.  The investors sometimes take quite a while when you make it to that stage.  It's really a shame that we can't clear these properties sooner, it would be better for all involved.

Why do a short sale then?  Well, lenders say it's better on your credit report than a foreclosure but I have heard that they will still count against you just as much as a foreclosure so not sure how accurate that information is...  The true fact is that if you intend to do a short sale, you better contact an attorney to find out what the consequences are in your state.  The laws are different in each state and the sale could be the best thing or the worst thing for you.  Whatever you decided to do have patience when you are buying or selling a short sale, as I wrote in one of my earlier blogs.  "The only thing short about a short sale, is the money."

This is an update to two previous blogs that I posted about the Desert Falls International Sports Resort here in Mesquite, Nevada.  It has been confirmed by the Mesquite Economic Development Director Bryan Dangerfield that the Desert Falls International Sports Resort, LLC has indeed delivered the 5% down payment to the City of Mesquite by August 26th as they were required to do per the agreement between the city and the Desert Falls organization.  The down payment of approximately $316,000.00 to purchase the 864 acres of land was actually delivered a day early to the city.  

Ground breaking will probably not start until the somewhere around the new year, however, it is still unclear whether or not construction can start until the land is completely paid for or not.  If so, the Desert Falls organization will need to come up with another 10 million dollars, approximately.  Desert Falls is scheduled to have Phase One of the project completed by November, 2011 at a cost of 100 million dollars. 

The total cost of the resort will be around 500 million dollars when completed.  Stay tuned and I will keep you up to date on the project as soon as the updates come in.  Remember you can click on the links above to take you to the City of Mesquite's website and the Desert Falls information posted by the city.

Here in beautiful Mesquite, Nevada there is a fairly new Mexican food restaurant called Los Cazadores.  They are located right in the heart of our town on Mesquite Blvd.  For me they're the best in town.  I have dined at all of the other Mexican restaurants and this one is definitely the best.  I say this for a couple of reason.  First they make their Chips and Salsa fresh everyday and the chips are not too greasy and the salsa is just right, not too hot or too mild.  The portions you get are large and I mean large, with the average lunch price about $7.00 and dinner a little more. The service is very nice and can seem a little slow during the lunch hour, but that's because they are making your food as soon as the order is placed.

As you may know , the food from Mexico is regional.  Meaning where the cooks/owners or managers come from is usually the style and/or taste of the food.  At one of the other larger Mexican restaurants here in Mesquite the owners come from central Mexico.  The food there is good but I prefer the dishes from the Northern states of Mexico, such as Chihuahua or Durango.   OK, to be truthful my wife is from Durango, Mexico which is of course one of the reasons I prefer that style of food.  However, I must add that no one cooks Mexican cuisine as good as my wife ( I may be prejudice here, but at least I've covered myself).  My point?  Well it's simple, in case your spouse or significant other is not Mexican or a very good cook, you should really try Los Cazadores, I think you will be pleasantly surprised.

This is an update to a blog/article I posted in March about the Desert Falls Sports Complex proposed for Mesquite.  After meeting with certain people here in Mesquite that are in the know, I am more confident about the complex coming here.  Let me say that I have always felt that it would be a great deal for Mesquite, I was just not real sure if it was going to happen.  Although I'm still a little skeptical, I believe that the chances of our town getting a top notch sports complex, not to mention revenue from visitors and athletes, is much better than I originally thought.  Obviously this complex will provide jobs both during the construction phase and after, which will be a very nice boost to our economy. 

There are those who say that "it will never happen", or "we don't need any growth in Mesquite", I personally choose to be more positive about this project, I understand that they the developers, are well funded and there are other complexes similar around the country.  It should be said that the project has been delayed, however, I don't believe in this economy that should be a shock to anyone.  Of course delays happen all the time with construction projects during the best of times, so no big news there. Those whom I have spoken with expect the delay of the first phase to be about a year, but there are certain deadlines that the developers must meet very soon.  If they don't then we will be following this project very closely and I will keep you advised of its status.  As always please feel free to contact me if you have any questions.
