Link property websites to your website

If you have single property websites for listings you should feature them on your website. Take a look at www.markrogo.com and click on listings to see that each listing is featured by address and links right to the property website.

You'll also see how the Rogo's have added a voice message to their website directing visitors to see the property websites.

Adding audio to your website gives it a personality and helps keep visitors on your site. Audio is another free feature that is included with all eProspecting websites.

Does Your Website Freature Client Testimonials?

In this market, testimonials from past clients play an important role in building confidence of future clients.

Most of us have received notes after a closing from clients praising our skills and professionalism. Add those notes to your website. Suggestion: keep them short. Every note you've ever received has one or two great lines. Add them to your site. Include the clients name to add credibility.

It's a good idea to call the client to let them know you would like to add their comments to your website. They will definitely say yes. It's also a good way to touch base with your clients.

That's my tip for the day.

Consistent Marketing

The single most important key to effective marketing is consistency. Unfortunately most agents are inconsistent marketers.

Do something to constantly stay in front of prospects and customers. Buy a bus bench which people see everyday. Sign up for an email marketing program like eProspecting which automatically sends email messages a couple of time a month for years.

Whatever you do you must be consistent. Coca Cola knows they must advertise every single day to keep their market share. Like us they never know when a consumer will take an action, but they do know they need to top of mind all the time.

One thing we know about our clients is what we don't know. We rarely know when a client will make that next decision to buy or sell a piece of real estate.

Tip for the day is to br consistent in whatever you do.

Marketing on the Internet

I've been running eProspecting, formerly Pullan Communications, since 1996, and believe it or not, we're actually real estate agents. We understand both the tech side and business side of real estate.

I started this company because I needed help using the Internet, and I couldn't find anyone in the web business who understood my special needs as an agent.

And while there are a lot of things I don't know, one thing I'm 99.9% sure of is that you need the same help I did back then. Today more than ever!

Almost every agent I've ever met tells me they do a less than good job of marketing themselves. To me, the reason is simple. It's hard work, and it's expensive.

And that's why we're here. We're here to make marketing your real estate services simple, effective, and very affordable. If you know how to use it effectively, the Internet makes this possible.

The Internet has radically changed our business

The Internet has radically changed our business since the days when I sold my first house. Back then, a real estate agent was more like a doctor or a lawyer. Once a client walked into your office, if you played your cards right, they were pretty much yours for life.

Today, that's all changed. As you very well know, information about homes for sale is available everywhere on the web. Listings come and go every day. To be in the game, you need a solid presence out there on the internet, one that's updated on a daily basis and displays your listings. One that generates traffic for you.

It's become vitally important for us as real estate agents to keep up with the rapid changes in the way properties are marketed online, or we'll simply be left behind.

But the big problem you and I face is that we don't have the time or the knowledge to maintain a website every day, especially one with listings on it. And believe me, you need listings on your site, current ones. Just having your name and phone number online won't do. Your prospects are interested first and foremost in homes. If they find one they like on your site, chances are very high they'll call you.

We're working to create the best websites and email marketing tools for real estate agents today

That's where my team comes into the picture. They're the technical experts working behind the scenes to create the best websites and email marketing tools for real estate agents today. Ones that update your MLS listings automatically, notify your prospects by email of your new listings automatically, and send out automated campaigns to them.

I'm proud to say that we have managed to pull together the largest range of features for the lowest prices available on the Internet today for real estate agents.

And we haven't stopped there. We're constantly upgrading our applications to keep up with latest advances and trends in using the Internet for real estate marketing. As a company, we understand both the tech side and business side of real estate. Being an agent myself, I make sure that every feature we add is relevant to one thing - your bottom line.

We have a great support team waiting for you

A lot of our customers tell me that we have one of the best support teams they've ever dealt with. I've personally made sure of that. I know you're a real estate agent, and that your time is better spent with your clients.

I know that as an agent, you need to be on the phone and face to face with your clients to move properties. Your website and email campaigns should take care of themselves. I guess that's our philosophy at eProspecting - but it's not something I needed to make up.

Our automated eProspecting Websites and our EMC Plus Email Marketing System employ the best technology available on the web for real estate agents so that you can focus on what you do best. They'll help you to close more deals and grow and maintain your prospect base.

Feel free to give me or my team a call if you have any questions about our products and services. We'd be more than happy to help you.

If you'd like to speak to me personally, you can reach me on my direct line at 310-945-2025. Otherwise, call us toll free at 866-578-5526 and one of my sales team will help you out. Thanks for listening.

New Agent Marketing

Agents entering this market have two significant challenges. The first being competition and the second is money.

There are currently more than 1.3 million REALTORS nationwide compared to 700,000 ten years ago. Competition is fierce. Now coming into the business with all this competition makes it difficult to get you foot in the business.

Most agents getting into real estate generally have little money to market themselves. So how do you best get started in this crazy market?

First get a website. Make sure it is fully automated so you don't have to worry about it everyday. There are many vendors, like eProspecting, who build and host great sites with all the bells and whistles. Try not to pay a set up fee and keep you monthly bill as low as possible. We charge $49.95 a month with no long-term contracts. Month to month.

The set yourself up with an automated email marketing program like our Email Marketing Center (EMC). EMC is a fully automated program that contains 21 pre-written campaigns and newsletters that sends your clients personalized emails once or twice a month for up to 10 years.

It is a very simple tool to keep you in front of clients and prospects all the time. One thing we know about real estate is what we don't know. We never know when a client will make the decision to buy or sell a home. What we do know is that we need to be top of mind so that whenever they make the decision we are there for them. Email keeps your name and photo on their computer a couple of times a month so it guarantees that they will see you.

Nothing in the real estate business will ever replace personal contact. Knocking on doors is the number one way to meet new people. By the way, when you're at their door be sure to get their email address and then put them on a campaign.

Email Marketing Center also allows you to send out up to 1000 holiday eCards or property flyers with just a couple clicks of the mouse.

The EMC was designed to be easy enough for even REALTORS to use.
Agents: Stop dripping and start predicting rebuttal

Bernice Ross at Inman.com suggests that agents stop using drip email and switch to using "predictive marketing." She defined email drip as "a process in which e-mails are automatically sent to contacts or prospects on a scheduled basis."

That's the point of drip email. It is automated and does schedule mail to be sent automatically to your contacts on a regular basis. Agents need to be consistent in their marketing which most readily admit they are not. Email drip is an easy and inexpensive way to stay in front of your clients and prospects on a very regular basis.

Our drip product called eProspecting (www.eprospecting.com) utilizes 21 unique, pre-written email campaigns that send message once or twice a month to clients computers for up to 10 years. It takes less than 30 seconds to place a contact on a campaign. More than 10,000 agents, including hundreds of brokers, use eProspecting to market themselves and to recruit agents.

Sending out 1000 Just Listed postcards costs around $500. Sending out 1000 just listed emails costs a fraction of that. These are tough times. Money is short and agents need to employ proven tools like drip email to reach out to as many clients and prospects on a regular basis.

I invented eProspecting because as a small business person I needed an easy and effective way to stay in front of my clients on a regular basis. When I talk to a prospective client I get their email address, login to my online account and place them on an email campaign. I can now forget about them knowing them are receiving my emails automatically.

John Veytia with Keller Williams sums up his experience with eProspecting, "My clients have called and thanked me for the information I am sending them using eProspecting. I just set them up once and then you take over and keep in touch for me."

Most real estate agents, old and new, have been told for years that personal marketing needs to be consistent. You need to be visible to your clients all the time because no one can predict when they will decide to move. The one thing we do know about our clients is what we don't know.

In addition to placing clients on long term campaigns, eProspecting sends automated holiday eCards and eFlyers with a couple clicks of a mouse to an entire database in seconds. Imagine sending out 1000 personalized Holiday Cards in one minute to every contact for only pennies a day.

Drip email is not the magic pill to a successful real estate business, but it should certainly be included in a mix of everything an agent does to build their business. Remember the key to marketing is consistency.
