Home Staging on the Rise - 02/29/08 03:54 PM
Hello Everyone,
Spokane Home staging is a key to selling your home and is on the rise nationwide. Why the big move to staging? Shows on HGTV have been running for a long time and we have been staging Spokane homes to sell for even longer. Why does it matter more now?
Our Spokane Real Estate market has been low on inventory for quite a few years now and now that it's finally building back up, so is the competition. The other fact is, that around the nation people have been spoiled by the 'anything goes' pricing over the last 3-4 years. Now … (4 comments)

Spokane South Hill Real Estate - 02/29/08 03:29 PM
Hello Everyone,
Spokane South Hill Real Estate is going strong. Still one of the most sought after neighborhoods in Spokane Washington. South hill has a history of tree lined streets, small boutiques, Great Schools and a real neighborhood feeling.
I have been selling South Hill Real Estate for a long time and have always loved the charm of the area. We bought ourselves on the South Hill and love our home. With close access to the freeway and shopping all over town it's no wonder people have always flocked to the South Hill.
When it comes time to buy or sell on … (3 comments)

Spokane Home Values - 02/29/08 03:14 PM
Hello Everyone,
Spokane Home Values are leveling a bit and this is actually good for the Spokane economy. First time home buyers were squeezed out when prices went too high over the last two years. Mainly because wages in Spokane did not support it.
We have a new service called our Yearly Spokane Home Value Service. It's free and what it is, is a yearly report on your Spokane Home Value. Every home owner should know what is happening in their neighborhood at least once a year and it's always good to have an idea what your home would be worth.

How Up to Date Should your Spokane Realtor Be? - 02/29/08 03:01 PM
Hello Everyone,
I just wanted to touch on a topic that is so important in this fast paced Real Estate Market. Technology is always changing and this means Realtors have to change to support these changes. Most people are going online to shop and they want the best information and they want it fast.
When it comes to understanding the internet and the internet consumers, there are not a lot of real estate agents in Spokane who are really up to date on things. You can see this in basic 'get your information' template websites that make up a large part of … (3 comments)

Is it Hard or Easy to Sell the Nicest Home on the Block - 02/19/08 09:27 PM
Hello Everyone,
With all the help of shows on HGTV that promote home remodeling and fixing up, you would think that all of this upgrading would mean your home is ready to sell when it comes time. It will probably fly off the market right? Not Always.
Any Realtor with experience will tell you, It's actually hard to sell the nicest home in the neighborhood. Seems backwards, but what happens is that say you live in a neighborhood where home values are 150,000 on average. Your home with all of those upgrades can go too far. Your home may actually be worth … (4 comments)

How to know why Your Home is not Selling - 02/19/08 07:13 PM
Hello Everyone,
Many people have experienced a home sitting on the market that is not selling. I will outline a basic tool for understanding what is going on and why. This does not take into account your market or location the home is in. But can give you a great way to see what is happening.

1. Your getting no traffic. This is usually one of three things. Price is not even in the right range, condition is poor, or your home is not being marketed better than your competition.
2. Getting a little traffic but no offers. Price is a little to … (6 comments)

Is Your House a Litterbox to Potential Buyers? - 02/19/08 01:44 AM
Hello Everyone,
I just want to address and issue real quick for home Sellers who have pets. Let me preface this by saying I love animals. But when selling a home not everyone does. Pet smell is a real turn off for potential buyers. Even if they have animals, the smell of other peoples animals is different than their own and it can be offensive.
If you don't have pets you can really smell them when you walk in the door and many people may turn around and walk out. While your home is on the market keep the cat box … (6 comments)

How Important is Price when Selling Your Home in Spokane - 02/18/08 11:49 PM
Hello Everyone,
Click play to listen to this blog

Let's take a moment and address this issue. Price is the smallest word with the biggest impact on your sale. Selling a a Home in Spokane Washington is not the same as selling a home in other cities. In some ways it is, but in some ways it isn't. What I mean is that Spokane is very price oriented.
There are 2 reasons this is true.
1. Our market values are smaller than many cities of our size. The lower the values, the more every thousand counts. Say you have a 300,000 home … (3 comments)

Spokane Home Owner Tips for the Melting Snow - 02/12/08 03:50 PM
Hello Everyone,
Click play to listen to this blog

Now that the worst of the snow storms are gone in Spokane we can get back to normal movement and enjoy our community. That being said there are things we can do when the snow is melting.
  1. Clean up the Walkways. Rain turns to ice real quick so get some salt on the walkways and the stairs.
2. Clean rain gutters. There may be debris in the gutters that needs to be cleaned out. Some are sagging due to the weight of snow. Wait for a good day and get up there and … (3 comments)

Spokane Real Estate Agents - What's the difference? - 02/12/08 01:49 PM
Hello Everyone,
There are a lot of choices when it comes to picking a Real Estate Agent in Spokane. There are agents from big companies, small companies, agents you have heard of and no name agents, New agents and old agents. The funny thing is there is a lot of misinformation on what is really important in hiring an agent. Here are 3 simple things to look for.
 1. Is your agent an expert in Real Estate. If you just take the time to meet with the agent, it will reveal this better than anything else. If you can't or don't want … (2 comments)

Whether you're looking at flipping homes or buying Spokane Rentals , you can find many oppurtunities here.

That being said. With all of the new investors in Spokane , there are a lot of mistakes being made. We have tools and information that can help Investors get the most out of every transaction. The biggest mistake … (2 comments)

Home Improvement projects in the Winter - 02/07/08 12:43 PM
 Hello Everyone,
Winter time is a great time to catch up on projects you have left behind over the last year. Everyone will be outside in the summer working on the yard and interior projects can be too much. Take the time in the Winter to catch up on some small projects and you'll have more time in the summer to be out enjoying yourself instead of looking at the 'honey do' list.
This is also a great idea for people thinking of selling in the spring. Wiping projects off the list now means less stress and work in the spring. Be proactive … (5 comments)

Spokane For Sale by Owner - Hot or Not? - 02/07/08 12:27 PM
Hello Everyone,
With all of the news out there about the housing market and changes in the economy, what is the shape of the For Sale by Owner Market in Spokane. I have been working with FSBO's (For Sale By Owners) in Spokane for years and have a intimate knowledge of how it's going out there. I watch the numbers and talk with the people trying to sell the homes by themselves.
The numbers for people trying to sell their homes themselves is up over last year but the number homes getting sold by owner is actually down. This trend follows the fact … (2 comments)

Huge Money in Investing in Spokane Washington - 02/07/08 12:10 PM
Hello Everyone,
I want to just talk on a subject that I get calls on all of the time. People call asking me to find them the 40% under market value homes or foreclosures in Spokane. I want to set the bar for would be investors as the trend in Spokane is people wanting to invest in Spokane Real Estate.
Real Estate nationwide is a great investment, but in Spokane our home values are still low for a city our size. Even though the market shot up 18% a few years ago we are still priced great for people who want to … (3 comments)

The Value of a Professional - Winning the Amazing Race - 02/06/08 03:49 PM
Hello Everyone,
I just want to take a moment and talk about what may seem obvious but yet is so vital in many ways. I'm talking about the difference between a professional in their field and just a person in their field. We have all had experiences we can remember when we knew we picked the wrong thing. Whether it's the wrong product for the job, the wrong line at the store, or the wrong person to help us.
I love the example we see in the show the amazing race. People race around the world for a million bucks … (4 comments)

The most common mistake buyers make in Spokane - 02/05/08 11:41 AM
Hello Everyone,
Many people are taking advantage of the lower rates right now, and there is one big mistake you will want to avoid that many buyers make. The mistake is thinking that 'just looking' isn't actual looking.

What I mean is that most people start to pick up magazines (which are out of date and usually don't have all of the information you need), and they figure they will wander into some open houses and maybe search online. They still figure they are 'just looking' and aren't serious yet. The one thing the dont do is establish a relationship with a real … (0 comments)

Get prepared now to sell your home in spring - 02/01/08 11:19 AM
Hello Everyone,
I just wanted to give home sellers a heads up for this Spring selling season. Many people say I'm going to wait until spring to put the home on the market. This usually turns into about June. The best strategy for home sellers now is to start the process now. What does this mean?
There are many things you can do before then to get your home ready, The best things to do is get a free consultation from a Realtor. This gives you time to pick the right Realtor and they can give you an idea what the home … (1 comments)
