If full time proffessionals with a marketing plan are getting out of th business, then guess what, the little sign in th front yard and flyers is not going to get the job done. Now it isn't a matter of whether you should hire an agent... It's how do Ipick the right agent so the home actually sells. It was on Hannity's America and it was about how some people are burying a little statue of St. Joseph in the front yard of homes they are trying to sell because some lady happened to put one in the yard when she listed it and it sold. It seems from the story she was trying to sell it herself and it wasn't selling, then when she listed it and buried the statue it got an offer.&lt;/p&gt;

You can actually go out and buy now a little St. Joseph home selling kit.&lt;/p&gt;
&lt;p&gt;The main problems I have with this story is that number one, i&lt;strong&gt;f the agent thinks that anything will help including burying a little idol in the yard then they make themselves and Realtors look stupid because idols don't sell homes, marketing and the MLS sells homes&lt;/strong&gt;. It made her sound like she didn't have a clue how to sell a home so maybe burying a little statue would sell it. It's sad they didn't have a knowledgable Realtor say something inteligent like the markets are down in double digits in some areas and their are more homes fro sale so before your try idols, how about pricing the home right, or staging the home, or any bit of expert advice other than yeah anything might help.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;To me this just showed that many people in our profession don't really know how to get their clients home sold&lt;/strong&gt;. The professionals can still sell homes because they aren't counting on gimmicks to sell their homes in this tough market, they are doing better marketing and giving their clients better advice.&lt;/p&gt;

&lt;p&gt;So why do you care? well, &lt;strong&gt;the NAR is positioning themselves to own this word and it's use and that is counterproductive to real estate agents&lt;/strong&gt;. When the public believes it to be a title of your profession you should be able to use the term as you see fit. With everything going online and with blogging how can the NAR stop all the people from using the term to reference them and their membership.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I hope Realtors will join together and ask for this term which describes our profession to be given back to the people.&lt;/strong&gt; That would be like someone trying to trademark the word attorney or doctor. Please feel free to reblog this or blog about this. The cases have failed int he past but technology and public perception have changed and we deserve the right to use the term Realtor if that is what the public views us as.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The agents who can still get homes sold in this market do not need to discount&lt;/strong&gt;. They have a commodity that is rare and worth more money. They should charge extra. People didn't believe me 6 months ago, but are starting to wake up and realize things have changed and they either need to adapt of give up on selling their home.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My approach has gotten a little more straight to the point with people because they need to wake up and stop wasting time with things that are unlikely to work&lt;/strong&gt;. The smell of winter is here but the best agents will still help you get your home sold, but pay them, and pay them well because they are more and more rare in a market of unsold homes.&lt;/p&gt;

Americans should be outraged at this massive robbery of the American taxpayers.&lt;/p&gt;

Will people even know if off a whim the 700 billion was really needed. In this market that is changing you need to know if they are going to get the job done. Many agents sound good when you talk to them but don't deliver on their promises. Ask for a clause to be written in the listing contract that lets you out any time in writing if you are not satisfied. if they won't do it, keep looking. Good agents shouldn't be worried about an easy out clause. Again the key is not getting yourself into trouble in the first place.&lt;/p&gt;

When the market is great and their is less inventory as it was for the last 3 years then for sale by owners have a chance at selling about an 18% chance that is. But when the market has a lot of inventory and the market is slow this is the worst market for trying to sell for sale by owner. &lt;strong&gt;As a matter of fact just hiring a Realtor is not enough in this market, you have to hire the best marketing Realtors just to get your homes sold&lt;/strong&gt;.&lt;/p&gt;
&lt;p&gt;Result, Spokane for sale by owners need to look at the simple facts and stop wasting time. &lt;strong&gt;The days of saving a few bucks on commission are over and if you want to sell your home you need to find an agent that makes your home stand out&lt;/strong&gt;. If you are going to bail someone out why not the people who you took tax dollars from. see if they give 3 billion dollars to the banks why not give 10,000 the average behind payments in foreclosure to about 300,000 people the amount of homes in foreclosure and that 3 billion would go to the banks but through the people and allow them to keep their homes.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;The people need to cry out and not allow this government to give their money straight to the pockets of big business without helping the actual people.&lt;/strong&gt; These companies need to go out of business because they made dumb decisions and if you bail them out they will do it again after taking everyones money and profits.&lt;/p&gt;</description>

Home Buyers go looking, you give them lists of homes, but they want to drive around and go to other websites, most of which are advertising sold homes and outdated information. &lt;strong&gt;Then you get the call, we found a (FSBO) For sale by owner and we put an offer on it.&lt;/strong&gt;&lt;/p&gt;

It's not just if they are being dishonest, they also might not know and can make mistakes that cost you time and money. That's just the buyer side, there are many reasons for sellers to reconsider Selling FSBO also. The liability is much larger and the time, marketing, negotiating, and coordinating take a full time professional.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;I could write pages of reasons that should cause you to pause when seeing that little red sign&lt;/strong&gt;. The fact is that even well intentioned sellers can cause you a lot of harm by not knowing what they are doing. Rarely and I mean rarely is a For sale by owner a better deal than what is on the market in the MLS. But just like the people selling For sale by owner, they wander down that road unprepared and undereducated at how it really works and when things go bad, like they do many times, no one tells their story. The neighbors don't talk about Bob who went FSBO and got sued, or Jill who went FSBO and ended up selling for less than a Realtor could have got her, but she saved that commission, too bad she got 9% less for the home. Sorry to burst the bubble but I have worked with FSBOs for seven years and it isn't all it's worked up to be. Buyer beware when looking at For Sale By Owners. There are countless pitfalls in real estate transactions and buying a For Sale By Owner is like running the obstacle couse blindfolded.&lt;/p&gt;

Many For Sale By Owners have used up their good selling time and will now hand over thir listing to an agent after the buyers have came and went. Others will switch Realtors after wasting 6 months. Why did they spend so much time with someone who wasn't getting it sold? It would be like buying your Turkey in May and leaving it in the freezer until November.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Stop signing contracts with long time commitments or even better write in a special clause saying you can cancel the agreement any time in writing if not satisfied&lt;/strong&gt;. When the agent wants the listing just tell them up front you want to write in a cancellation clause. I offer it because we do a great job so I am not worried. But if an agent doesn't want to offer you something that keeps them honest and is in your best interest, then keep looking.&lt;/p&gt;
&lt;p&gt;Bottom line is that things change and selling a home is time sensitive. You have your life to get back to and the seasons affect the amount of buyers looking. You need to be flexible and know when something isn't working. &lt;strong&gt;Avoid the mistake of being stuck and get a contract that favors you&lt;/strong&gt;. If you are&amp;nbsp;a for sale by owner then get off the fence and give it to a Realtor so they can get it sold before people get in holiday mode. There is still time to get your home sold but you need an agent with a great marketing plan.
