Price It Right - 06/30/11 11:53 AM
Unless you've been living under a rock, had your head in the sand or been cryogenically frozen for the last decade, you know that the real estate market has taken a huge hit. I'm not sure if we're at the "bottom" of this "crisis", but I do think we're near the bottom. The only way to know you hit bottom, is when you start going back up. That hasn't happened here, so I think we're still scooting around the bottom.I meet people every day wanting to know how the market is doing. Some want to take advantage of the lowest prices possible, and some … (5 comments)

Ever wonder if your client works for NAR - 06/30/11 08:26 AM

I am often asked for my opinion on certain neighborhoods, whether I think they're "good" or "bad" or "safe".  I do have an opinion, but I am not allowed to share it with you.  To give my opinion would be considered steering and is a violation of the Fair Housing Act.
I am reblogging this post from Cindy in Indy because she shares a valuable link where you can pull crime stats from different areas and use this information to make an informed decision about an area you're considering.
Check it out!

Just Wire Us $1,600 and We'll Send You the Keys! - 06/29/11 06:38 PM

This is a reblog, originally posted by Andy Leung.  We had the same thing here in Central Ohio.  A lady called to get more info about one of our listings, she had found an ad on Craigslist for homes for rent and inquired, they gave her several addresses and she drove by - saw our sign and called us.  The house is a bank owned house, for sale - NOT for rent!
Be careful on Craigslist!!

Retinoblastoma - Eye Cancer in Babies & Children - Do you know how to spot it? - 06/28/11 02:54 PM
If you've never heard of Retinoblastoma, please visit this facebook page that explains everything much better than I could:
http://www.facebook.com/#!/pages/Retinoblastoma-Awareness/137564446263237?sk=info
Look at the photos on this page and then pay attention to the photos of children in your life and spread the word to others. These tumors show up in photos as a white reflection where you might normally see red-eye. In children with one healthy eye, the photo might show one red-eye and one white reflection. If caught early, the eye(s) can be saved. If ignored, the cancer can spread. Get the word out!

These properties have been chosen for the "Good Neighbor Next Door Program"where Law Enforcement, pre-K thru 12th grade teachers, firefighters and EMT's can purchase the house for HALF OFF the list price. Are you eligible? If so, you will have just 5 days to submit your interest in purchasing the home. Garden Pond Enjoyment - 06/26/11 01:38 PM

This is our little garden pond.  It was my husband's idea, although his dream is to have a big pond.  I don't know if we'll ever manage to have a big pond, so for now, this is his "baby".  We dug the pond last summer and it's been a work in progress ever since.  We wanted some fish, but we knew from our past experience with aquariums that new fish usually don't live.  So we got the cheapest fish at the pet store, feeders.  They were barely moving, I got a lot since I figured they would all die.  It … (13 comments)

Blueberry Muffin Recipe ~ or Raspberry Muffin Recipe, this time of year - 06/24/11 07:08 AM
This recipe is great with either Blueberries or Raspberries, but my family loves the Raspberry Muffins because I don't make them often, and you can't find Raspberry Muffins just anywhere.2 TBSP Real Butter2/3 C. Granulated Sugar2 Eggs1/2 C. Milk1/8 tsp. Salt1-1/2 C. Flour1 tsp. baking powder1 C. (or more) Blueberries or RaspberriesCream together the butter, sugar and eggs.  Add the milk.  In a separate bowl, combine the dry ingredients and then add to the wet mixture, stir it well and THEN add the fruit and FOLD it in.  I like to overfill my muffins (almost to the top of the pan … (4 comments)

It's Raspberry Time in Central Ohio! - 06/24/11 06:44 AM

We live in the country, North of Granville Ohio and have a lot of RASPBERRIES on our property! My son and I have been watching them for the past couple of weeks, it's amazing how fast they grow and ripen. We've noticed that they're usually ready right around my daughter's birthday, which is tomorrow. We also have a lot of poison ivy, so it's a good idea to wear long pants and a long sleeve shirt when picking. Normally it's really hot, but the weather is actually on the cool side for late June, so that won't be a problem. One of our … (0 comments)

Unlocking the secrets of your home — A baker's dozen ways to use a home inspection report - 06/23/11 03:29 PM
Here's a great blog by Russel Ray about ways you can use your home inspection report.  Home inspections are so important.  Sometimes a buyer might just need to know what kind of work they're getting into and a home inspection does work as a to do list.
Other times, a buyer might find out that a major problem exists and they wouldn't have known without the home inspection.  This allows the buyer to possibly renegotiate with the seller or even back out of the deal if they choose.
I even had buyers who purchased a foreclosure property and got a home warranty, the … (0 comments)

SHOW ME THE CAR FAX! - 06/21/11 08:09 AM
When buying a used car, it's reassuring to get a copy of the "CARFAX", which is a History Report that checks for past accidents, mileage accuracy, whether it was a rental, if it has ever been severely damaged and more.  If you've ever bought a "LEMON", you know how important it is to have all of the information available.Don't you wish you could just say "Show me the HouseFax"? Well, you can't. You could rely on the what current owners are disclosing in their Residential Property Disclosures. I like to believe people are naturally honest, but the truth is - sometimes they're not. … (7 comments)

A Calming Experience...Watching a Fish Tank - 06/20/11 05:37 AM
Suggested as a feature worthy and rebloggable read by Russel Ray, I took a look and agreed.  This must be why our dentist has a huge aquarium in their waiting room.  I do enjoy watching fish and someday hope to have an indoor aquarium again. For now, my husband and I have a small garden pond with some goldfish.  We actually bought the cheapest fish, feeders, last summer.  They were near death when I brought them home, we figured they would all die.  If you've never had a new aquarium/same with a new pond like ours, you have to get the right … (3 comments)

This Left Us Speechless This Sunday, But Motivated For Monday! - 06/20/11 05:28 AM

Motivated for a new Monday.  As Russel Ray suggested, I took at look at this great blog from Al and Peggy Cunningham.
I don't always watch every video people suggest, sometimes I'd never get anything else done.  If you're like me, just watch this one, it's short and will surely put a smile on your face.

Cats do the funniest things - 06/17/11 10:06 AM
I'm sure my cats aren't the only ones who do some funny things.  This is Mia, she's about 2 years old and was born a barn cat.  She loves to sit like this, with her front half resting on the rungs of the chairs.  Have you ever seen a cat do this?
I could probably take a picture of her every day like this.

How your friendly neighborhood real estate agent gets paid - 06/16/11 07:42 AM

Coral Gundlach said it best, so rather than trying to recreate the wheel, I'm re-blogging.
I know that everyone I come into contact with, will not purchase or sell a home through me.  Sometimes houses don't sell and buyers change their plans.  But when a buyer chooses to proceed in the purchase of a home without me, after I've spent a lot of time helping them, it's not only unfair to cheat me out of being compensated for the work I've done - it hurts.  I enjoy getting to know people and most of my past clients are now my friends.
I love my … (6 comments)

How did you get so honest? - 06/11/11 04:44 PM
Last night I had a showing appointment with a couple I've been working with since last fall. Before they met with me, they had been REALTOR® hopping. But he is very into scouring the internet for all the best information (his favorite is Zillow) and came across my website. I explained that they didn't need to call different agents, I can show them any house and find out anything they want to know. They liked me and have been loyal clients ever since. They are very specific about what they want and had mostly been looking at distressed properties, bank owned foreclosures … (59 comments)

My fur baby, Genevieve - 06/09/11 11:21 AM
Seems to be a pet theme going today and I wanted to share one of my fur babies.Genevieve is our Siberian Husky, she is of the "wooly" variety, some of her hair is 5-6" long. My husband and I really loved the look of a Husky and decided to get one. We were originally planning to breed her, but I did the research on what it would take to do it right and decided we couldn't afford to do it right. My daughter and I also did the math and figured out potentially how many unplanned dogs we could be adding … (16 comments)

What you need to know about buying a foreclosed home - 06/07/11 09:09 AM
Buying a foreclosed Licking County home? What you need to know. You never know to expect when walking into a bank owned house for the first time. I've seen homes that were obviously loved and a buyer could move right in, although that is not usually the case. In my 10 years as a REALTOR®, I would say I've seen it all, but I doubt it. It not unusual to be greeted by offensive smells when first entering a foreclosure, where you could close your eyes and imagine you've just walked into the animal shelter. I've encountered missing (should have been) permanent … (5 comments)
