It would be really cool if I could say that I've always had an interest in houses and wanted to be a real estate agent when I grew up - but truthfully, it never crossed my mind. When I was a little girl, I wanted to be a Teacher, a Movie Star or a Singer.My ideas of a future career varied as I got older. When I got into my pre-teen years, I thought perhaps I could be a Veterinarian. Unless you've been living under a rock, had your head in the sand or been cryogenically frozen for the last decade, you know that the real estate market has taken a huge hit. I'm not sure if we're at the "bottom" of this "crisis", but I do think we're near the bottom. The only way to know you hit bottom, is when you start going back up. That hasn't happened here, so I think we're still scooting around the bottom.I meet people every day wanting to know how the market is doing. Here's a great blog by Russel Ray about ways you can use your home inspection report. Home inspections are so important. Sometimes a buyer might just need to know what kind of work they're getting into and a home inspection does work as a to do list. Other times, a buyer might find out that a major problem exists and they wouldn't have known without the home inspection. This allows the buyer to possibly renegotiate with the seller or even back out of the deal if they choose. Buying a home in Licking County? Yes, you really should strongly consider a home inspection! I have investors who don't have inspections, but they buy a lot of homes, they know what to check and expect to make some major repairs.If you're getting an FHA loan, your lender is very likely going to require termite/wood destroying insect inspection and a gas line inspection. If the property has a well and/or septic system, they will likely require these be inspected too. Licking County Plat Maps ~ Newark, Granville, Heath, Buckeye Lake Ohio Licking County Plat Maps are easily accessed online. You could go to the Engineer's Website to access Tax Maps, but you'll end up with something like this, which is all of Licking County. From here, you would have to zoom in a little at a time and hope you can find the right plat.The simplest way to find a specific plat map, is to start out at The Official Site of Licking County, Ohio, hover over the Administrative tab and a menu will appear, choose Auditor. I had an idea for a blog about Buyer Representation, but when I saw this one originally posted by Peggy Chirico, it says just about everything I wanted to cover. Peggy is in Connecticut, but it sounds like the laws are very similar to here in Ohio. Many people don't realize that they don't have to call the name on the sign. I've met buyers who only call the listing agents, they think they'll get a better deal. If you're ever in Licking County, make sure to take the opportunity to visit The Dawes Arboretum. It's located on St. Rt. 13 on the edge of Heath, just 4 miles North of I-70 and Buckeye Lake, 6 miles South of Newark.On a nice day, I love to go to Dawes. You can take a walk on a path, drive your car on the driving trail, pack a picnic, walk your dog, or just become one with your internal tree hugger self. Exactly 10 years ago today, I became a licensed Real Estate Agent!When I got my license, I was clueless about the amount of work required to make this a successful career. I had made a quick decision to "just do it", signed up for the classes and did it. I really thought it would make me rich, boy was I delusional! Not only were the classes expensive, once I got my license I had to pay to join NAR, OAR, The Licking County Board, The Columbus Board, had to buy business cards, get my picture taken, pay office dues and when (12 comments)
Lorrie Semler originally blogged this featured post. I always ask if someone is already represented by an agent, if they are, they need to contact their agent. If their agent is out of town or busy, they need to ask their agent what to do about that. The answer should never be to use another agent to show you a property, unless that agent has some type of arrangement with your agent. To say that a real estate agent is just "in it for the money", may sound bad. But, aren't we all in our jobs, for the money? I prefer to spend (1 comments)

I had an investor buyer a few months ago who purchased a house using me as his buyer's agent. He purchased 2 or 3 others, through 2 or 3 other agents. I've realized that he's not committed to me, so I'm not committed to him. If I see a good deal, I have a few other loyal investors I will notify first. Only if they're not interested, might I call the other guy. As a buyer, you might feel powerful and think you hold all the cards. Some have a loan pre-approval in hand, some have the ability to pay cash and some have decided to wait until they find a house to get pre-approved.It's a good idea to get pre-approved for a couple of reasons. It doesn't really matter whether it's a weekday or the weekend, a work day can appear suddenly. We real estate agents might think we're going to have a day off, but when a client asks to see a house for sale, I'm sure I'm not the only one who will give up what I thought was going to be a day off.I returned phone calls and then went up to Utica to show a couple of houses, we looked at a HUD home and a bank owned listing. Last Saturday I participated in the annual Women Build Week with Habitat for Humanity in Newark Ohio.My Realtor friend Maxine Becker-Crabill was already involved and got me interested. Also joining us was Leona Manogg (we call her Lee) from Ambassador Title Agency. In the photo to the left, it's Maxine, me and Lee.Our job was putting up vinyl siding along with the other volunteers. We arrived at 9:00am and donned tool belts. Some of us would be using hammers and nails and the others would be measuring and cutting. I was hammering and Lee was measuring and cutting. I used to love my Blackberry, I was an addict for sure. Blackberry could do no wrong, well except for the ball sticking. So, when I was eligible for an upgrade I had no doubts about getting a new Blackberry. They fixed the ball problem, so it should be perfect now!Within the first day of having my new Blackberry, I was having problems with it not sending text messages through. We live in the country and it's not unusual to see bugs in our house. Sometimes we even bring them in on our firewood. Spiders are quite common, I've even heard that no matter where you are, you're never more than a foot or two away from a spider. I usually spray them with hairspray and flush them down the toilet.Whenever a fly gets in the house, we try to get them before the cats do but it's not always possible. Did you know that if your cat eats flies, they can get tapeworms from them? True story, although not the (3 comments)

Rainy days can be so gloomy, and they often make me want to sleep! Here in Licking County (Ohio), we had entirely too much rain in April, the news reports that we had just 6 dry days! My mother in law said there are ducks living in the "pond" at her church. I've seen quite a few pop up ponds around here lately, and it's easy to complain about too much rain.My sister in law in Mich. posted on Facebook the other day that it was "Free Water Day". What a wonderful attitude to have about a rainy day! Why not (0 comments)
