There's been alot of "Hoopla" lately over foreclosures since the market has been flooded with them.  
What exactly is a foreclosure?
A foreclosure is a legal means by which a lender seeks the collateral of a borrower who has defaulted on their mortgage payments.  
Default occurs when a borrower fails to meet the repayment terms of his/her loan contract. A more relatable way to describe it would be repossession of someone's home or property.

Given the current real estate market, REOs aka foreclosures are plentiful in your area.  
If you are looking to find a property below market value or to get more sq ft for your money, purchasing a REO property is your best bet.  You will definitely need an agent who is knowledgeable and works with REO properties.

The City of Tyler's Parks & Recreation Dept will hosts its 6th annual Holiday in the Park and Bazaar on Dec. 9 & 1oth.
Activities will begin Fri, Dec. 9th at 4 pm and will commence at 8 pm.  Participants will have the opportunity to ride ponies, bungee jump, climb a rock wall, tubing and more.  A performance showcasing Artistic Dance Concepts will start at 7 pm.
Did I mention that there will be over 85,000 lbs of snow?

Yes, This is a song title but it is what comes to mind when I am dealing with asset managers . . . . 
As a REO agent, we LOVE the fact that we get listings but HATE the fact that the asset managers have no clue nor listen to our opinion on value & conditon.  
 

 
They often get away with paying the listing agent much less (for doing all of the work) and expect a referral fee.  They even have the nerves to offer the selling agent a lower commission.
