Last year I wrote a Louisville Kentucky Real Estate Review of 2008 focused primarily on home values. This year, I thought I'd do something a little more fun. I took some time to look through all the big stories of 2009, with an eye on Louisville real estate to see which ones have had the biggest impact. Below you'll see my conclusions. Saratoga Woods is another great neighborhood in the southern portion of Louisville's East End. Just down the road from Stone Lakes, Saratoga Woods has a similar feel with lots of rolling hills and a good variety of homes at just a bit lower price point. This neighborhood began in the early 1990s and quickly built out the subdivision. In some respects it's like the Polo Fields with the hills and age of homes but closer in towards Jeffersontown. If you're looking for a home in the $275k-$325k range, be sure to check out any homes for sale in Saratoga Woods.

Owl Creek is an established and prestigeous neighborhood in the heart of Louisville's East End. This subdivision, located off Dorsey Ln. in Middletown was started about 20 years ago and contains some wonderful, large homes in a scenic setting. With home values from the upper $200's to almost $400k, there are some great values in this subdivision. My thanks to a reader who thoughtfully sent this in. The Wall St. Journal does certain things very well. One of them is their "handy-dandy" charts. The other is their in-depth analysis. This time with Shrinking Prices, Rising Delinquencies, they only batted .500. This was due in large part to the chart not working properly. That's OK, we'll forgive them because this piece wasn't hidden behind a subscriber log-in. So how did we do? Landis Lakes, just south of Lake Forest off Shelbyville Road, is a gorgeous neighborhood with some remarkable homes. The price range for homes in this neighborhood start in the low $400's and move up to the high $600's. These are large homes, averaging around 3,400 square feet on generally 1/3-acre lots. Being located just outside of the Gene Snyder Expressway, Landis Lakes is close to a great deal of new development, both commercial and residential. Woodmont is another up-scale, east end neighborhood that got its start at the beginning of the new millenium. Off Old Henry Road, Woodmont is close to expressways but still feels like it's in a private setting away from commercial clutter. Across the street from Fox Run and near Lake Forest, this neighborhood has newer homes from the mid $300s up to the $500s sitting on 1/3 to 1/2 acre lots on average. With a club house/pool and the gently rolling hills, Woodmont might be just what you're looking for.

Like Springhurst, Lake Forest is considered one of Louisvill'e premiere neighborhoods. The subdivision began in the early 1980s and hasn't stopped growing, with new developments like Lake Forest Highlands and other sections adding on to the original neighborhood. It's located off Shelbyville Road, just outside the Gene Snyder Freeway in Middletown and with new shopping opening recently directly across the street, Lake Forest continues to impress.

There's a great deal of development in and around Springhurst and Prospect here in Louisville. One neighborhood is Wolf Pen Springs, where new, custom homes are being built from the mid $500k. Right off Chamberlain Lane, directly across from Norton Commons, Wolf Pen Springs is close to everything in Louisville's far east end.

Large brick two-stories are the norm here in Wolf Pen Springs. There are a good number of lots still available if you would like to build your own custom home in this neighborhood.

Lyndon is a great neighborhood in the center of Louisville's east end surrounded by St. Matthews on the west, Hurstbourne to the south and Anchorage to the east. There's a broad range of home types from very small homes built during the 1950s all the way up to 3,000 sq. ft. new construction homes currently listed in the low $300s. Lyndon is also well-known around the city for their Lyndon Recreation Association, which runs several high quality, sports programs for kids and adults.

Ten Broeck is a gem of a community nestled in a very scenic part of Louisville off Highway 22. It's a very small area with only a handful of properties, each one distinctive. Lots are very large and private, providing some of the city's most beautiful settings.

There aren't many homes in the entire city with a more beautiful setting than the property you see here in Ten Broeck. This grand brick two-story is situated just perfectly to take advantage of a small creek and slight rise of a hillside.

Jeffersontown, or J-Town as the locals call it, is one the largest cities within the Louisville Metro Area. Located in the southeast portion of Jefferson County, J-Town is home to more than 26,000 citizens. Jeffersontown contains everything a person could want with housing options than span the gamut. It's also home to some of Louisville's most popular restaurants, shopping and entertainment.

J-Town is home to some beautiful terrain and while there is a certain uniformity to certain subdivisions, throughout Jeffersontown you'll be able to find almost all manner of housing options.

Douglass Hills is one of Louisville's larger true subdivisions. It's located in the area knowns as Middletown, just east of Hurstbourne . Homes are generally fairly consistent and most were built in the 1970s.
There are a good mix of ranch and two-story homes. Ranches are typically in the 1700-1800 sq. ft. range.
 
Homes in Douglass Hills are generally great values, especially when you consider the proximity of the subdivision to shopping and other attractions.

In the heart of Louisville resides St. Matthews. For the past 50 years, St. Matthews has been home to some of the city's best shopping with both Mall St. Matthews and Oxmoor Mall. When a Louisvillian hears St. Matthews, they generally think shopping.
Generally speaking, homes in St. Matthews are well-kept and are in high demand.

The Woods of St. Thomas is a neighborhood that began development in the mid 1980s near the intersection Highways 42 and 22 in a beautiful part of Louisville's East End. This higher end subdivision is in a very convenient location near expressways, the Holiday Manor shopping center and other neighborhoods—Old Brownsboro Place and Thornhill.

The Woods of St. Thomas includes an estate section with even larger lots and homes.

Hurstbourne is thought to be far bigger than the single subdivision that bears its name. It's a more like a large area that bounds Hurstbourne Parkway that includes housing, shopping and entertainment. Similar to Plainview, that's located nearby, Hurstbourne is a prestigious part of Louisville with a great reputation.

A few homes, like this one, are quite large and back up to a beautiful golf course. Hurstbourne Country Club is a private club but in the heart of Louisville's desirable East End.

Northfield is an established neighborhood in the East End of Louisville, Kentucky. It is situated just outside the Watterson Expressway on Highway 42, also known as Brownsboro Road.

Northfield is a medium-sized neighborhood in a wonderful location. The subdivision began development during the 1960s. There are large number of ranch homes in this neighborhood with lots about 1/4 acre on average.

Prospect, like Anchorage, is one of the premiere neighborhoods in the city of Louisville. Located on the city's east side near Highway 42. Prospect is largely made up of established neighborhoods. Many dating back to the turn of the century when Prospect was considered out in the country.
Because of the Prospect, new developments are highly sought after. Wolf Pen Woods is one of these new subdivisions that started building in the early 1990s.
There are several new developments currently underway in the heart of Prospect.
