      <title>Rowlett's Waterview Community Has The Christmas Spirit -- How About You?</title>
      <description>&lt;p&gt;My husband is a bit of a Scrooge, therefore he does not put up exterior christmas lights anymore.&amp;nbsp; But some of our neighbors really go all out.&amp;nbsp; The spirit starts to get contagious on Thanksgiving weekend and is now in full swing here in Waterview.&amp;nbsp; Here is a pic of&amp;nbsp;the common area in our neighborhood&amp;nbsp;just down the street from our house.&amp;nbsp; This is very simple but still very nice.&lt;/p&gt;

&lt;p&gt;During this time of rising unemployment, it is becoming more difficult for teenagers to find summer jobs.&amp;nbsp; In fact, the latest unemployment statistic for teenagers is a staggering 25.7%.&lt;/p&gt;
&lt;p&gt;When our oldest was teenager, he did not work outside of our home.&amp;nbsp; He had two part time summer jobs;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;1) He was an administrative assistant for my real estate business.&amp;nbsp;&amp;nbsp;The admin job kept&amp;nbsp;him in pocket money for pizza and movies&amp;nbsp;&lt;/p&gt;
&lt;p&gt;2)&amp;nbsp;He searched and applied for strategic scholarships for college.&amp;nbsp;&amp;nbsp;Overall he applied for dozens of scholarships.&amp;nbsp; Which meant fillling out lots of application forms and writing plenty essays.&amp;nbsp; When the summer after his high school junior year was over, he had two scholarships.&amp;nbsp;&amp;nbsp; One that paid 50% of his tuition for&amp;nbsp;the private university he now&amp;nbsp;attends.&amp;nbsp;&amp;nbsp; He also was awarded a&amp;nbsp;$3000 one time scholarship from a&amp;nbsp;fortune 100 corporation.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I believe the main attributes that contributed to his success were:&lt;/p&gt;
&lt;p&gt;1) &lt;strong&gt;Being organized:&lt;/strong&gt; Knowing when the deadlines for each scholarship, understanding&amp;nbsp;and collecting all materials&amp;nbsp;needed for each scholarship in advance.&amp;nbsp; For example, if the application required a letter of reference.&amp;nbsp; Select a person to write the reference and request the letter weeks before you actually need to submit it.&amp;nbsp;Use technology to your advantage: when writing essays, use a word processor and save them in a common folder.&amp;nbsp; You will find that many of the applications require common information, if you conveniently store it electronically you can reuse info thru simple "cut and paste".&lt;/p&gt;
&lt;p&gt;2) &lt;strong&gt;Use Resources Effectively:&lt;/strong&gt;&amp;nbsp; Scour websites like &lt;a href="http://www.scholarships.com"&gt;www.scholarships.com&lt;/a&gt; and &lt;a href="http://www.fastweb.com"&gt;www.fastweb.com&lt;/a&gt;&amp;nbsp;for potential scholarships.&amp;nbsp;&amp;nbsp; If you do not have the highest SAT/ACT scores or the strongest GPA do not apply for the high dollar scholarships.&amp;nbsp; The best and the brightest usually win the Microsoft and ATT scholarships. Try applying for the less competitive&amp;nbsp;$500 to $5000 scholarships.&amp;nbsp; If you win several smaller scholarships you could cover all or most of your expenses.&lt;/p&gt;
&lt;p&gt;3) &lt;strong&gt;Be Positive and Persistent:&lt;/strong&gt;&amp;nbsp; Scholarship selection commitees receive hundreds/thousands of applications.&amp;nbsp; You&amp;nbsp;will receive many rejection letters, don't take it personally when you get knocked down.&amp;nbsp; Brush yourself off and find more scholarships to apply for.&amp;nbsp; Someone will eventually&amp;nbsp;may say "YES"&lt;/p&gt;
&lt;p&gt;When your teenager gets frustrated about not finding a summer job, tell them the story about our son.&amp;nbsp; His summer efforts yielded more money than "flipping burgers" ever could have.&lt;/p&gt;

&lt;p&gt;Fourth of July celebrations are great for people but the loud noises and bright lights that accompany fireworks can be frightening to your pets.&amp;nbsp; Below are a few rules I saw in a newsletter from my Veterinarian that I believe are both helpful and practical.&lt;/p&gt;
&lt;p&gt;1) If&amp;nbsp;you go to fireworks display, leave your pet at home where he will be safe and comfortable&lt;/p&gt;
&lt;p&gt;2) If&amp;nbsp;you must take your pet with you to fireworks, do not leave him in the car. A car with partially open window does not provide enough circulating fresh air .&lt;/p&gt;
&lt;p&gt;3) Don't leave your pet outside.&amp;nbsp; However, if you can&amp;nbsp;not bring them inside, cover there house or kennel with a blanket to reduce the bright light and loud noise that will annoy your pet.&amp;nbsp; Also, keep the windows and blinds closed&lt;/p&gt;
&lt;p&gt;4) Some pets become destructive when frightened.&amp;nbsp; Remove any items in the area your pet might destroy or hurt themselves on.&lt;/p&gt;
&lt;p&gt;5) Turn on a TV or radio at a normal level to distract your pet and keep them company.&amp;nbsp; This should help them to relax.&lt;/p&gt;

      <description>&lt;p&gt;This subject has a special meaning to me right now.&amp;nbsp; I just watched the family of a friend/co-worker mourn the lost of their 24 year old son due to an accidental drowning on Memorial Day weekend.&amp;nbsp; I wonder if a little extra training could have saved his life?&amp;nbsp;&amp;nbsp;Perhaps those of us surviving should take every precaution&amp;nbsp;we&amp;nbsp;are aware of&amp;nbsp;to perserve&amp;nbsp;life.&amp;nbsp; Please take boater safety seriously.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While the summer is just beginning, let's start off our leisure time&amp;nbsp;being smart, safe,&amp;nbsp;and&amp;nbsp;prepared.&amp;nbsp;&amp;nbsp; The U.S. Coast Guard is offering a boater safety class for ages 13&amp;nbsp;and older.&amp;nbsp; Come learn what to do in case of a boater emergency.&amp;nbsp; The class will be from 9 am tp 5 pm, July 24th&amp;nbsp;at&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;According to the associated press, homebuyers may get another 3 month extention (until September 30, 2010) to process their loans.&amp;nbsp; This extention, if granted, will only allow people that already have a qualifying signed contract by the April 30th deadline.&amp;nbsp; This will permit the huge group of people (over 180K) that did not get their financing in place by June 30th to finalize their lending.&amp;nbsp; Many homebuyers could not get loans processed by June 30th because of backlog with lenders; this was&amp;nbsp;not their&amp;nbsp;fault. &amp;nbsp;Do you think Senator Harry Reid of Nevada wih be successful in get the amendment passed? Stay tuned maybe more details will be available later this week.&lt;/p&gt;

      <description>&lt;p&gt;Today has been a great but hectic day.&amp;nbsp;&amp;nbsp; It is mid afternoon, April 30th, and the last day to execute contracts eligible for home buyer tax credit.&amp;nbsp; I am juggling multiple clients and I am beginning to question if one of my bigger deals can be completed in time.&amp;nbsp;&amp;nbsp; My&amp;nbsp;seller is technically challenged and does not have access to a fax machine.&amp;nbsp; In the past, I have to print offers&amp;nbsp;and meet her after business hours for signatures.&amp;nbsp; It does not look like all parties can reach agreeable terms and get all signatures&amp;nbsp;in place before the end of the day.&amp;nbsp; Then in comes &lt;a href="http://www.AgreeWorks.com" title="AgreeWorks.com" target="_blank"&gt;http://www.AgreeWorks.com&lt;/a&gt; a method for reviewing and signing a contract online.&amp;nbsp; The process was simple:&lt;/p&gt;
&lt;p&gt;Step 1) Received the offer from buyer agent by email, opened the link, reviewed it&lt;/p&gt;
&lt;p&gt;Step 2) Contacted my seller by phone, emailed link to&amp;nbsp;her for review and digital signature&lt;/p&gt;
&lt;p&gt;Step 3) Minutes later, I refresh my AgreeWorks link and it shows all seller initials/signatures are in place&lt;/p&gt;
&lt;p&gt;Step 4) I signed it, refreshed link&amp;nbsp;and PRESTO! we have an executed contract that the buyers has access to immediately.&lt;/p&gt;
&lt;p&gt;The whole process took less than 1 hour and most of that time was waiting for my seller to get home from work to access her computer.&amp;nbsp; No faxing, No printing, No driving and No face to face meetings are necessary.&amp;nbsp; Everything was done virtually online.&amp;nbsp; All at a very reasonable monthly fee.&amp;nbsp;&amp;nbsp; I LOVE IT!&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;The Numbers Of Rehabbing &amp;amp; Renting&lt;br&gt;&lt;/strong&gt;Right off the bat when you are looking for a home to Rehab &amp;amp; Rent vs Flip you can find a house that sells for 6% - 8% more and still make money!&amp;nbsp; Now, that may not sound like a lot but have you tried to buy houses at the prices needed to flip?&amp;nbsp; It's inside that last 10% where people make and lose money.&amp;nbsp; And it's also inside that last 10% where sellers seldom go.&lt;/p&gt;
&lt;p&gt;The 6% - 8% savings comes from you not having to sell the property when you are done rehabbing.&amp;nbsp; You save the real estate agent's costs and the closing costs.&amp;nbsp; And before you tell me "I can sell it myself" you had better pay attention to what market we are in.&lt;/p&gt;
&lt;p&gt;And think about this, rehabbing to a rental standard is much different than rehabbing to a resale standard.&amp;nbsp; If I know I'm going to rent this investment property I'm far more likely to downgrade the carpet a little, downgrade the paint a little, downgrade several things...a little.&amp;nbsp; I don't want to go cheap.&amp;nbsp; I do want it inhabitable, desirable and functional.&amp;nbsp; I just don't need it to "Wow!" a prospective buyer.&amp;nbsp; Therefore, cost savings here that I can spend later when it's time to sell...when I have even more equity in the house.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Negotiating The Purchase&amp;nbsp; Of An Investment Property&lt;br&gt;&lt;/strong&gt;It doesn't take a genius to know that most people don't wish to give their homes away.&amp;nbsp; You can negotiate them down based on cost of improvements necessary, equity they may have in the home and a whole host of other factors.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;But too many "flippers" bought homes that were priced too high.&amp;nbsp; Flippers get frustrated working with me because I won't let them buy homes they are going to lose money on.&lt;/p&gt;
&lt;p&gt;"But if I can make $8,000-$10,000 on this I'll be fine."&lt;/p&gt;
&lt;p&gt;Ah, have you ever flipped a house?&amp;nbsp; How about more than one?&amp;nbsp; You can go through your "profit" of $8,000-$10,000 in extra, unexpected repairs and price reductions in a heart beat.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In flipping you need to buy a house&amp;nbsp;as follows:&amp;nbsp;ARV - Quick Sales Discount (5%-10%) - Cost of Repair - Holding Cost - Sales Costs - Expected profit (15% - 20%) = Purchase Cost.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When you are rehabbing a house and then holding it as an investment property for rental purposes you can add back into your purchase price the Quick Sales Discount (or at least some of it) and the Sales Costs.&amp;nbsp; This will immediately include a whole lot of homes you didn't necessarily have access to before.&lt;/p&gt;

      <title>Home Owner Associations (HOA) - Do We Really Need Them?</title>
      <description>&lt;p&gt;When my husband &amp;amp; I bought&amp;nbsp;our first house in a starter community,&amp;nbsp;he did not want to be in a community with an HOA.&amp;nbsp;&amp;nbsp;He did not need anyone&amp;nbsp;telling&amp;nbsp;us what could/couldn't&amp;nbsp;be done&amp;nbsp;on&amp;nbsp;our own property.&amp;nbsp; After some shopping,&amp;nbsp;we found a great little community of starter homes with NO association.&amp;nbsp;&amp;nbsp;We signed a contract and started construction on&amp;nbsp;our house. Several months pass and&amp;nbsp;we happily moved into our brand new home.&lt;/p&gt;
&lt;p&gt;We&amp;nbsp;were one of the first houses, in the first phase of construction, in this community.&amp;nbsp; As more homes were built and&amp;nbsp;our neighbors started to outfit their houses with their personal taste,&amp;nbsp;we&amp;nbsp;made several interesting observations.&amp;nbsp;&amp;nbsp;Neighbor#1 was an amateur radio enthuist; he installed an antenna farm in his back yard.&amp;nbsp; Several of the antennaes towered substantially higher than the house.&amp;nbsp; Neighbor#2&amp;nbsp;was a shade tree mechanic, he would buy any "piece of junk" car and park it on the street in front of his house because his other junk cars completely filled his driveway.&amp;nbsp; Neighbor#3&amp;nbsp;painted the house exterior both brick and trim canary yellow.&amp;nbsp; Thereafter, when friends or family would visit us, they would comment "I did not know you lived near the UGLY yellow house".&lt;/p&gt;
&lt;p&gt;After a few years of this, we realized&amp;nbsp;my husband&amp;nbsp;was so wrapped up in preserving&amp;nbsp;our own rights, that we completely forgot about everyone elses rights.&amp;nbsp;&amp;nbsp; Rights that preserved&amp;nbsp;their freedom to do "their own thing" too.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Finally, we purchased a step up home and "kissed the starter community goodbye".&amp;nbsp; While shopping the second time, we only looked at houses with home owner associations.&amp;nbsp; Now, everytime one of my new neighbors complain that HOA harrassed them about their grass&amp;nbsp;being too tall or their fence needing minor repair, I simply smile, laugh to myself, and remember&amp;nbsp;the craziness of my non-HOA starter community experience.&lt;/p&gt;

      <title>Would You Like to Stop Renting and Become a Homeowner?  Now May be the Right Time!</title>
      <description>&lt;p&gt;I've been catching up&amp;nbsp;on reading some of my favorite sites.&amp;nbsp; I&amp;nbsp;stumbled across&amp;nbsp;several great articles on the FreddieMac website on Renting vs Buying a home.&amp;nbsp; I know this is not a new subject;&amp;nbsp; however, there seems to be a somewhat&amp;nbsp;different&amp;nbsp;twist to&amp;nbsp;this&amp;nbsp;theme related to timing.&amp;nbsp; I believe the Rent vs Buy subject is extremely relevant right now based on my recent experiences with clients.&amp;nbsp; Several buyers that I have been working with&amp;nbsp;(especially first time buyers) have had great successes with house shopping and getting their fair offers being accepted.&amp;nbsp; A great house at a great price.&amp;nbsp; These are same buyers that a few weeks ago believed they could never become homeowners&amp;nbsp;due to their credit or financial circumstances.&amp;nbsp; The first time home buyer tax credit is making the american dream more affordable than ever before.&amp;nbsp; This turned out to be the RIGHT time for them.&lt;/p&gt;
&lt;p&gt;The inventory of houses "for sale" right now is huge and many starter homes I have been showing are nearly "move-in" ready.&amp;nbsp;&amp;nbsp;These are&amp;nbsp;houses that have been&amp;nbsp;well maintained but need a cosmetic&amp;nbsp; makeover;&amp;nbsp;they are the idea purchase.&amp;nbsp; My buyers got the&amp;nbsp;floor&amp;nbsp;plan&amp;nbsp;with the&amp;nbsp;features they wanted.&amp;nbsp; They&amp;nbsp;easily solved the makeover problem (paint/flooring/lighting) by subcontracting the the floors and doing the paint and light fixtures themselves; they&amp;nbsp;inserted the colors/materials that suit their taste, and their home&amp;nbsp;looks "like new" without a huge additional expense.&lt;/p&gt;

      <description>&lt;p&gt;In the time where rental house tentants are being scammed out of their security deposits and 1st month rent.&amp;nbsp; Is their a safe way to put up deposit money with a 3rd party;&amp;nbsp; Both Landlord and Tentant interest are protected by the trusted 3rd party until&amp;nbsp;applicant screening is complete and lease paperwork is signed.&amp;nbsp;&amp;nbsp; Once process is complete keys and money changes hands.&amp;nbsp; The 3rd party would serve a role similar to a title company until underwriting and funding is complete in a home sales transaction.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The 3rd party would ideally be a online company and provide ecommerce for convenience.&amp;nbsp; Does anything like this already exist?&lt;/p&gt;
