real estate: New Standardized Good Faith Estimate Effective January 1 2010 - 12/09/09 09:47 AM

For the longest time, there was no standardization in good faith estimates presented by Lenders when a loan application is made by a borrower. No standarization here means some lenders disclose a variety of information on the previous GFE while others do not disclose at all. In efforts to facilitate a better shopping experience for the consumers, HUD requires all lenders use the new standardized format for Good Faith Estimates effective January 1 2010.

real estate: First Time Home Buyers Rebound the Market - 12/08/09 04:20 PM
Great First Time Home Buyers Market Info:

I was very surprised to see the statistics that the number of first-time home buyers rose to 47 percent of all home sales from 41 percent of transactions in last year's study, and was the highest on record dating back to 1981.  Moving from the previous high of 44% set in 1991.With these first time home buyers they also ended up buying houses in the median price range of 156,000 down 10,000 from the year previous.  Most of those first timers financed their home with FHA financing which seems to be the norm … (4 comments)

real estate: Dispelling the Myth -- Why Real Estate Agents Aren't (Exactly) Used Car Salesmen - 12/06/09 03:13 PM
Great Blog from Carla Muss-Jacobs, ABR, CEBA, e-PRO, Realtor:

Who hasn't heard that age old putdown:  Real Estate Agents are akin to Used Car Salespeople?
Well, today . . . I heard something that may DISPEL that myth.
I had been consulting with buyers for about an hour when I was told:
We wish we had an agent representing us when we bought our car! Apparently, they got hosed!
Hmmm . . . got me thinking.
Car salespeople can work AGAINST you to get the dealership THEIR price.  They go into the "back room" to talk to the manager to see if … (3 comments)

real estate: Near the Year To Be, A Reflection On the Year That Was - 12/03/09 02:22 PM
An amazing blog from Paul Slaybaugh, Scottsdale AZ Real Estate (Realty Executives):

By any measure, 2009 has been an ogre.  A lineal Shrek, if you will.  We probably all would have given it a miss had we heeded the decree of the Chinese calendar that it was to be the Year of the Killer Tomato.  Given the chance to hit reset on the impending culmination of 365 vexing days, however, I would not take it.  There are strengthening vitamins and minerals to be had in the juices of the very tomatoes at my feet that have pelted my face and … (0 comments)

real estate: Preparing to Buy a Home - 12/01/09 02:58 PM
Great reblog from Ki Gray - Austin Real Estate:

Are you preparing to buy a home for the first time? Or have you closed on a number of homes in the past and are preparing to buy your next home? Regardless, you'll want to keep in mind the steps necessary to successfully navigate the preparations for buying that next home.

Initially, you'll want to determine your income, debts and savings and decide what you can afford. Instead of doing all the calculations and attempting to make the determinations yourself, you may want to decide on a reputable lender and … (2 comments)

real estate: The Administration's Foreclosure Program - In Need of Major Changes - 11/30/09 05:01 PM

With foreclosures still occurring in record numbers, the administration has announced that it will be making some changes to its "Home Affordable Modification Program."
The original $75 billion Treasury program was put into effect to help potential foreclosure victims by enticing the banks to create loan modification programs for those who needed them.  Under the plan, lenders who agreed to lower payments for troubled borrowers were to be paid $1,000 initially for each loan.  That was to be followed by $1,000 annually for up to three years.
It was all part of the government's $700 billion financial bailout  aimed at providing … (2 comments)

real estate: Control Home Building Costs - Here Are Some Tips & Tricks - 11/24/09 04:06 PM
Great reblog, enjoy:

Home building costs can often be a challenge to control when you've got so many variables in the building or remodeling project. You can avoid overages or, at least, keep them at a minimum if you are armed with some valuable advice.

When planning your build, pad your budget with a 15 percent Contingency Fund. This fund will enable you to pay for overages you have no control over, like unknowns behind walls and ceilings and problems found once excavation commences.

You may not be able to avoid all of them, but you can … (3 comments)
