bathroom: My Sacramento Bathroom Floor is Sinking, Can It Be Fixed? - 05/12/14 10:14 PM
My Sacramento Bathroom Floor is Sinking,
Can It Be Fixed?

As I walked on the bathroom floor in Sacramento, I knew that the floor had been wet for a long time and was going to fail soon. You don’t have to be a general contractor to know that this is a floor that needed to be repaired soon. Floors need to be solid and firm, this one was not.

Judging by the installation of the tiles, the previous repair was not done by a professional contractor. The floor tiles were just put down to cover up the problems below. … (14 comments)

bathroom: Can I switch a two prong to a three prong GFCI outlet in the bathroom? - 11/12/13 10:15 PM

Can I switch my two prong outlet to a three prong GFCI outlet in the bathroom?

I don’t know if you have ever been in a home that did not have a three prong outlet, but it can be frustrating. So many devices that we use today come with three prongs and an adjustment will need to be made to plug in the cord. One of those adjustments can be a three prong to two prong adaptor. The danger with using one of these items is that there is a false sense of protection. That third prong is a … (16 comments)

bathroom: Contractor Bathroom Demolition in Rancho Cordova for Do-It-Yourselfer - 11/07/13 05:05 PM

Contractor Bathroom Demolition
in Rancho Cordova for the Do-It-Yourselfer
As described in an earlier post, we got a chance to start our bathroom demolition for the do-it-yourselfer in Rancho Cordova. The owner will be doing the finish work and it is our job to get the room ready. This can be an adventure, since the building is 30-40 years old and has had a few others working on it in the past.
The bathroom is outdated though not all the original materials, the client wanted to change it all to something more modern. The plumbing was galvanized pipe that will … (12 comments)

I’m Kind of Excited about Helping the Do-It-Yourselfer Today in Rancho Cordova, CA

This do-it-yourself project that I will be helping with is a bathroom remodel in Rancho Cordova; the owners will be doing the finish work. It is my job to get in and demolish everything, salvage some of the things to be reused, clear out all the dry rot found and rebuild for the owner.
This has been scheduled this way from the beginning, both the contractor and homeowner will be involved. The owners have experience in doing the tile work, flooring, painting and such … (10 comments)

Interesting Demolition, Counter With No Cabinets.

While looking at a home with extensive water damage yesterday, I came across this in the bathroom area. The cabinets were demolished without removing the counters or putting in any supports. So the first thing that came to mind was this – what if the counter fails. If the counter fails, there is a chance of the plumbing leaking again.

bathroom: Should I replace or refinish my bathtub? - 11/30/12 02:09 AM

Should I replace or refinish my bathtub?

Bathtubs do not last forever; they get scratched, chipped, rust and even discolor with age. If you are experiencing these sorts of conditions with your bathtub you have a few choices. The cost will be a factor, but each situation will be unique.
If your tub has a couple of knicks and chips, there are products that can be found in the hardware store that you can apply to hide the blemish a bit. You can purchase these repair kits for porcelain, plastic and fiberglass bathtubs. It’s not the perfect solution, but … (86 comments)

bathroom: Get the place ready to rent! But I Can’t Find the Source of the Leak. - 10/25/12 10:29 PM

We need to get the place ready to rent,
But I Can’t Find the Source of the Leak.

I got a call to repair a leak in a bathroom ceiling above the tub, the unit had already been rented and the new tenants will be moving in, five days from now. It shouldn’t be a problem, as long as we can find the source of the water. It was clear that the job needed to be done right away, so we got started.
The sheetrock was very wet, even pooling, but the water was not streaming down like … (8 comments)

Sacramento General Contractor Helps with Signs of Water Leak – Part 2

We got a better understanding in the first post about the Signs of Water Leak of how and why water can get trapped between the drywall and paint in the ceiling under a water leak. There are other signs of water leaks that are similar to the first. Let’s look at the next one.
Water will travel in the seams of the drywall.
If we look at “B” in the photo, we can see straight raised line. In this Sacramento bathroom, there is a drywall seam below … (8 comments)

Sacramento General Contractor Shows Signs of Water Leak Inside Walls and Ceiling

Are you concerned about signs of water leaks inside your walls and ceiling? There are some signs of water leaking that can be detected before the problem gets serious. While any plumbing leak is not desirable, those that are hidden can cause the most damage if not found early.
The leaks we will be discussing can be seen before any water is found in the room. In the picture shown, there are three areas that have been found in Sacramento bathroom which had a plumbing leak … (4 comments)

My inexpensive bathroom renovation in Sacramento was destroyed!

I posted about an inexpensive renovation of a bathroom in Sacramento in December. Updating your current bathroom does not have to cost a lot, and it can be done quickly too. Having these improvements done to your home doesn’t guarantee that it will last forever.

Here is an example.
After completing the inexpensive bathroom, the homeowner has had nothing but good things to say about it. He is telling his friends and neighbors and I may be getting new jobs from the referrals. He called me recently to tell me … (20 comments)

bathroom: So you think your bathroom exhaust fan is working correctly? - 06/02/12 12:57 PM

Just because your bathroom exhaust fan is running,
Doesn’t mean it is working properly.

I was working on an exhaust fan in a bathroom today, it was filthy, noisy, and it didn’t seem to be moving the air through the vent. I decided to open it up and change the motor, and clean up the housing. After opening the cover and removing the fan motor, I noticed the back draft damper was stuck solid in the closed position.
(The photo is taken from inside the original fan.)

No air was flowing through the bathroom exhaust vent!

bathroom: Anatomy of a simple vinyl floor repair - 03/05/12 10:56 PM
Anatomy of a simple vinyl floor repair

A common area of dry rot and water damage in the home is the bathroom floor. This sort of damage may seem to be a costly endeavor, but it may be quite simple for someone with experience in floor repair. Let’s look at what is involved in replacing a floor in the bathroom.

Before any tearing up of the flooring, the room needs to be taken apart a little bit. The toilet has to be removed and set aside until the flooring is complete. I prefer to drop it in … (10 comments)

Blocked Air Flow in Bathroom Ventilation, It Led to An Even Bigger Problem.

It is important that the air in the bathroom flows through the ventilation fan. Bathrooms without a window are required to have an exhaust fan in our local area. If the exhaust fan isn’t working properly, the moisture can not be removed correctly and mold and mildew can result.

I was called to find out about an ongoing moisture issue in an apartment bathroom. The mildew on the walls was a persistent problem for the tenant. Walking into the bathroom and turning on the … (8 comments)

Low Cost Bathroom Renovation in Sacramento - Update

In a recent post, Don't Just Sit There - You Need To Do Something About This Bathroom, I shared that some properties need to be renovated, repaired, or improved. These improvements can be done at a reasonable cost. The value of the property can increase by doing some minor changes or complete renovations.

Our project involved a complete bathroom renovation; everything was removed from the bathroom for this relatively inexpensive project. As stated in the original post, shower, toilet, vanity, sink, flooring, everything is going to be replaced. Walls sprayed … (12 comments)

Don't Just Sit There - You Need To Do Something About This Bathroom.

There is a growing group of homeowners that are in a situation where they need to make some repairs or improvements to their property because it is time for a change in their living conditions. The property cannot justify spending too much on a high end improvement, but could greatly benefit from a low cost, simple bathroom renovation.

I looked at a bathroom last week that is run down, dirty, and in disrepair. They need to make some changes, the bathroom is a mess.

No this isn’t a closet – Photo Time

I think that there was an occasion that I hung something up in the bathroom. I’ve seen a couple of hangers in bathrooms before and never really question it. But today I saw an unbelievable number of hangers hanging from a shower rod. I can’t imagine this many hangers carrying cloths on a shower rod for very long.

Your bathroom smells funny!

Ever wonder what the source of that foul odor is in your bathroom? When guests could over do you steer them away from the bathroom that gets used most. “Don’t use that bathroom, use the guest bathroom”. I’m not talking about the odors that can be resolved with a match or air freshener. There is a bigger more troublesome odor that you may need to address. That odor is the result of poor ventilation.

Moisture in your bathroom can be causing the room to have a musty odor. Think about the bathroom … (69 comments)
