So You're Not A Slumlord

Quick repairs on rental property in Sacramento happen for us on a regular basis. Usually it is in the form of repair that the on-site maintenance staff is not qualified to do or they do not have the time to quickly make a repair. So we get a call.
Getting to the job site to see the problem fast is important, it shows to we can get on this right away. We like to get the estimate back to them and put the ball back in their court. If they want this done, all they need … (9 comments)

contractor: Can We Use The Existing Curb As A Foundation For My Shed? - 11/29/15 08:47 AM

Can We Use The Existing Curb
As A Foundation For My Shed?

It would be great to use an existing curb for a foundation for a new shed but it is not likely to be suggested. There are many reasons why the existing curb is not a good idea for the foundation.

It is not deep enough? There is no rebar in it. It may not be level. There are no bolts in the curb. The curb may not match your needs in the shed.
Can I use the existing curb for a foundation for my shed? Probably not a … (7 comments)

Who Needs That Electrical Box
In The Ceiling?

While we may not always understand why some things are required when building a home, we can't just change things without doing them right. The homeowners asked me to replace their track lighting in the living room and I was happy to do so. I assumed that things would have been wired correctly up to the light. I was wrong.

There were two light fixtures that had been filled with expanding foam instead of an electrical box that is required. Since the fixture mounded to the ceiling along the track, the missing electrical … (11 comments)

Cracked Tub Drain Leak Found in Folsom

It took a contractor to find this tricky leak in Folsom. Others were trying to repair all sorts of likely sources of the leaking water. Plumbers putty, tightening of the drain, and checking the overflow proved to be useless. Sometimes finding the leak is just hard to find.
After all the other ideas were exhausted, I had a chance to take a look. I opened the ceiling below to get a look up close, I could see that water had been leaking for some time. It was hard to see the crack, but I … (6 comments)

contractor: New Laminate Counters In Cameron Park Apartment - 10/21/15 11:08 PM
New Laminate Counters In
Cameron Park Apartment

Installing new laminate counters in Sacramento and El Dorado County is not a new service for Tromler Construction, we install these counters in apartments and homes regularly. When working with an apartment community, at some point management may decide to change styles of materials being used. This change can have an impact on the look of the unit.
This week, one of the apartment communities that I work with made a minor change in the color and texture of their kitchen counters. They switched from an plain almond laminate to a darker granite-like laminate. … (7 comments)

contractor: Can You Get Matching Siding in Sacramento? - 10/08/15 12:03 AM
Can You Get Matching
Siding in Sacramento?

One of the concerns with doing any home repair or improvement in Sacramento is finding matching building materials. A bad match will only make the new work look out of place. So it is not uncommon for a contractor to be asked if matching materials are available to match the existing surfaces.
I was asked to look at a repair done just months ago be another contractor, the client did not like the choice of siding used. I do not blame them, it looked awful! Granted the repairs were done 20 feet high on … (7 comments)

contractor: Exterior Door Is Warped - 08/08/15 12:09 AM

Exterior Door Is Warped

A lot can be said about the value of hiring an experienced local contractor in Sacramento. Being able to trust that the right thing is being done and the repair or replacement of that exterior door is being done right means a lot to a homeowner. Choosing someone lesser qualified may lead to problems down the road.
Looking at this photo from above, we can see several problems with this door repair that was made a few months ago. The door became warped rather quickly and from a normal view the problem was not clear. We can see from … (15 comments)

Structural Dry Rot Needs Additional Attention

Contractors repairing dry rot in Sacramento get to see a variety of wood damage. While no wood rot damage is good, some areas do require a bit more attention than others. One of these areas is the structural framing of the building.

Surface fungus damage, fence post rot, and decay to outbuildings all require attention but when damage is found to the framing of the home we need some outside expertise. I like to have a set of structural engineered drawings for direction on the repairs. This can go a long way in protecting both me and … (19 comments)

contractor: Hairline Crack Found In ABS Drain Pipe - 08/05/15 11:37 PM

Hairline Crack Found In ABS Drain Pipe

Those hairline cracks in the plastic drain lines can be tough to see at times. They tend to only leak while the water is running and quit after a short period of time. However, over time, the damage can be pretty extensive and costly. So it is important to correct the leak when found.
ABS drain pipes have been known to produce these thin cracks after a few years, often this is due to stress on the pipe. During installation the pipes get forced into connection, though glued, that stress remains in the drain pipe. We … (10 comments)

"I Can See Why It Is Leaking”

It is clear that you have a problem with your gutters, it's falling off the building. You may be thinking, let's just nail it back on. That may be the answer but I would bet that it is more than some missing nails.
If you are experiencing something like this maybe you need to have a qualified general contractor climb up and check this for you. I'm pretty sure he will tell you this

The gutter is clogged
The weight is pulling the gutter away from the roof
The wood holding the nails are rotted

Is That Three Year Old Estimate Still Good?

Funny how some of the estimates that the contractor can churn out can sit on a counter or drawer for years like it is some sort of locked in price to be played whenever ready. Forget that a lot of time and energy may have gone into the production of that estimate and the request was urgent at the time. Many may even believe that the bottom line is still good, is it?
So, how long is that estimate good for?
I know I put a 30 day limit on all my estimates, there are too … (10 comments)

Adding Some Under The Cabinet Lighting

As a part of a kitchen remodel in Cameron Park, a contractor may be asked to do a small portion of a owner/contractor remodel. I had the opportunity to add some under the cabinet lighting in a kitchen in Cameron Park. This was one of the final touches as the project came to an end. The owners were thrilled with the way the kitchen turned out.

You Would Think It Were An
Emergency Home Repair in Sacramento

The meaning of Emergency Home Repair in Sacramento may be a little different that I thought it meant. There are some things like flooding water, smoking electrical wires, and cars driven into a building that need attention right away. These items has a sense of urgency that make it a priority.
The safety of the occupants, further damage to the building, protection from harm can all come into play with emergency repairs in the homes in Sacramento. It can happen in your personal residence and in an apartment community. We were called … (5 comments)

"We Had Another Contractor Do The Work”

As a contractor in El Dorado County, I get an opportunity to look at and bid on many jobs but I do not get them all. The reason vary as to why I lose some of the projects but it is a competitive market. Good, healthy competition is good for everyone.
I bid on a deck project in an apartment community that needed several wood decks repaired or replaced. I hadn't heard from the manager but was looking at another job in the neighborhood. I took the liberty of driving through to see if the work … (7 comments)

Wildlife Traffic In The Foothills Of
El Dorado County

While leaving a job site yesterday at the end of the day, we ran into some traffic right there on the property. It seems that the local geese have the right of way and aren't afraid to exercise that right. They did move over shortly after the photo.
Tromler Construction was there to install new skylights in Grizzly Flats, CA. Other than the wildlife, traffic was pretty thin up at that elevation.

Look In The Bathroom, You Can't Miss It!

One of the things that I enjoy about being a contractor who works in apartment communities is that there is always new things that pop up. It is not uncommon for a manager to ask me if I have time to look at something else while I am on site. I always say yes, if I can.
While installing a new entry door to one unit, the staff seemed a little desperate to have me look at a problem with the drywall in an occupied unit. While the description of what is wrong often doesn't … (22 comments)

Yes, We Can Replace That Concrete Slab.
We'll Get That Tree Root Out Too!

Tree root damage to concrete in Sacramento has got to be at the top of the list of causes of cracking concrete. It is not the only reason but it happens often. This is usually due to trees and landscaping planted too close to the concrete slab. Think about that before planting!
As you can see we will be dealing with a rather large tree root in a Sacramento community. Once the root and tree are removed, the new concrete slab should have a long and useful life.

contractor: Can we take that wall out? - 05/26/15 10:31 PM

Can we take that wall out?

Okay, to be quite honest, this question comes in many forms. The simplest and most common is “Can we take that wall out?” You would be surprised how often walls are not wanted. There is certainly a shift to a more open floor plan here in the Sacramento Area, probably your area too.

I guess the answer to the question is always “Yes, that wall can be taken out!”, however some are much more difficult to do. The real question is whether or not the wall is a “load-bearing” wall. In other words, is the wall an … (28 comments)
