I had to pull off some mirrors in a few apartments lately, you’d be surprised what I’ve seen. Several of the mirrors had large holes cut into the wall, perhaps for plumbing repairs. This one was a real mystery to me. There was some mold growth on the wall, no moisture was detected in the wall.
We did clean up the mess before returning the mirror back though.

I work in many different apartment communities in Sacramento and Placer County. While I am a general contractor, my primary focus is on water related damages; dry rot, plumbing leaks, cracked drains and similar moisture problems. Nothing is more important than finding and correcting the source of the moisture problem. Jay has done an excellent job of illustrating the problem in his post. Just patching the visible problem is not enough, the problem will not fix itself.

If you have a tenant who thinks that they have mold due to a leak, check into it. The fear of living in a moldy environment will drive tenants to be vocal about any water issues that they may have inside their unit. Bringing in a third party contractor may quickly resolve any concerns.
