You Rotten Piece Of Siding

Just when I thought I had a handle on the dry rot in the siding of this Antelope, CA home, another section of siding looks rotted. Of course that can happen in areas where there is moisture that gets behind the trim boards and just sits in between the two wooden materials. Over time the wood will decay, it just does.
So if the entire home is lacking proper protection of this sort of thing happening, you can expect that more will be revealed later on. The alternative would be to take … (26 comments)

rot: That “Musty” Smell Could Have Been Your First Clue - 09/18/13 11:14 PM

That “Musty” Smell Could Have Been Your First Clue

In Sacramento, a common spot for water to leak and create rot is under the kitchen sink; we see this in many apartments and homes. The trouble is that many store a lot of things under the sink and getting a good visual look is impossible without emptying the contents of the cabinet.
So how could I possibly know that there was a slow leak under the sink? One of the first clues should be the smell; moist wood will begin to have a “musty” smell to it. Don’t ignore … (51 comments)

rot: I Think The Framing Of Your Wood Deck Is Rotted. - 06/29/13 11:57 PM

I Think The Framing Of Your Wood Deck Is Rotted.

As I walked across the redwood deck in Fair Oaks, I couldn’t help but notice that the deck boards were flexing and loose. My initial view of the deck didn’t reveal any moisture of dry rot damage to the surface of the decking. With a little bit of poking around it was obvious that there was a hidden problem.
The deck framing was rotted.
Poking between the wood deck planks, I could feel the soft framing members, this is not good. The nails were no longer holding the 20 … (4 comments)

rot: Water can be destructive by nature. - 06/12/13 03:41 PM

We can see that water can play a big part in the erosion of soil, changing the way that things look over time. The Grand Canyon is a great example of this. Water has carved a huge canyon through that region.

Water can also change building materials too. When moisture gets to unprotected surfaces, over time, can change the building material. Fungus can grow, molds can develop, and dry rot can happen. There are ways to help reduce the damages that water can do. Contacting a qualified contractor may be the first step in getting help with water damage … (10 comments)

rot: That spring in your step may be a rotting deck. - 04/29/13 01:58 PM

That spring in your step may be a rotting deck.

Have you ever walked across a wood deck that was springy or bouncy? That may not be your youthful step; it may be the early signs of a rotted wooden deck. Something to consider checking before someone gets hurt.

A structurally sound wood deck should not have a bounce to it, it should be solid. A bouncy deck may indicate deck boards that have rotted and in need of repair. As the wood rots the board gets thinner in strength. Imagine the bottom half of the board rotting, … (10 comments)

rot: Be sure to check behind those bushes. - 11/02/12 06:36 PM

Be sure to check behind those bushes.

It is important to regularly inspect your home or investment property for the early signs of dry rot. Dry rot tends to begin in damp, dirty, dark, and hidden places; often times this is behind landscape shrubbery.

Look for Dry Rot in the usual places:

Damp – Without moisture wood rot would not happen. Water from the rains or irrigation against the building can lead to rot over time. Be sure to correct the spray pattern of the sprinklers, add groundcover or rocks to break up the splatter, and grade … (7 comments)

Perfect Example of Treating the Dry Rot Symptom,
Not Solving the Dry Rot Problem

Dry Rot damage in Sacramento is much like any other city, dry rot and water damages happens in all sorts of places and causes all sorts of damages. We can probably all agree that correcting the problem is important and should be done. Left untreated, the rot will continue to get worse, and will cost more to fix in the future. It is critical that the source of the dry rot and water damage problem be corrected.
What caused my dry rot problem?

rot: Is Dry Rot Damage Repair Covered Under My Homeowners’ Insurance? - 08/06/12 10:51 PM

Will my dry rot damage repair be covered under my homeowners’ insurance policy?

In Sacramento, we see dry rot repairs that can be very costly to bring back to its original integrity. It doesn’t mean that, as general contractors, we overcharge to do these dry rot repairs, it just take some time to get to and repair the rotted wood. Not all of the repairs are surface trim boards that we do can be easily reached. The repair calls that we get usually are inside walls, floors roofs and other hidden areas.
Many homeowners choose to ignore areas … (13 comments)

You See Lumpy Siding, a Dry Rot Contractor Sees Dry Rot

As a Sacramento General Contractor who repairs dry rot damaged wood, I can see signs of dry rot early. It really isn’t a magical formula, I see a lot of rotted wood in a lot of places. One of the best starting places for detecting wood rot is in the distortion of the surface of the material.

We have all seen wood siding and know what a good piece of siding looks like. If there are lumps or waves in the surface, something is going on there. … (30 comments)

rot: Your lightweight concrete deck has dry rot? Is this possible? - 05/21/12 10:08 PM
Your lightweight concrete deck has dry rot? Is this possible?

Lightweight concrete deck is a common feature in many apartment communities throughout California. The typical construction of a second story includes standard wood framing with a layer of plywood over the top, creating a slightly sloped flat surface. The edges are flashed to produce metal perimeter that will be filled with lightweight concrete. This area will be hot mopped with tar and paper to water-proof the wood surface below.

So how does the wood rot?
A number of things can happen over time; the lumber can twist, the posts … (16 comments)

rot: Puddles Aren't Always On The Ground - Somebody Needs Be Looking! - 04/26/12 11:17 PM

Flat roofs need to be inspected.
If you have a building with a flat roof, someone needs to be checking for puddles. A flat roof can be a maintenance nightmare at times. Unlike a normal roof that is pitched, the design is difficult for water to run out and into the downspouts. Add leaves, twigs, and debris, and you will have some special roofing issues.

Look for signs of poor roof drainage.
Many apartment communities are faced with this very situation. Some complexes have 15-25 buildings in which you cannot see the roof from the ground. Many do not … (10 comments)

If you have a wood deck, there are some common areas where you can detect early signs of wood rot. One of those places is the end of the deck board. Usually this can be as simple as looking at the boards.
Here is an example.

rot: When the weather starts to warm up, all sorts of things start to grow. - 03/26/12 08:23 AM

When the weather starts to warm up, all sorts of things start to grow.

Here in Sacramento, we have had a low rainfall total this year. The rains that we did get will be enough to get things growing when the weather starts to warm up. This is a good time to check the exterior of the property for signs of fungus growth.

After the rains have saturated the wood, we can begin to see signs of fungus “sprouting out” rather quickly. From a distance it may appear to be a piece of dirt or an … (10 comments)

rot: I can spot rotting wood a mile away. - 03/07/12 04:59 PM

I can spot rotting wood a mile away.

Maybe that’s an exaggeration but I don’t have to poke at the wood to know that there is a dry rot problem. Being a contractor has put me in front of wood damaged by water and soil in thousands of situations. I don’t always need to get up close to see that there is a problem.

Today I had an opportunity to look at some exterior siding and trim damage. Much of the rotted wood members were up on the second story walls, I could get an accurate estimate … (74 comments)

The whole fence needs to be replaced, but..

There it is, a fence line that probably should be torn out and redone from the ground up. But there is no money in the budget right now. Maybe you can get by with a quick fix. The fence may be rotted but it is still hanging in there. Can we get through another year with just replacing a few fence posts?
I guess its better than doing nothing!

rot: I can see that you have a problem. - 01/26/12 08:11 PM

I can see that you have a problem.

Water can damage siding and you may not recognize it until it spreads and becomes visible. The damage can come in a variety of situations, whenever water and building materials meet, problems can occur. Take this photo for example.

From the ground we could see that there is a problem. The problem was in the second story siding, the picture was taken on the stairs leading up to this unit. As you can see, if you know what to look for, there is a moisture condition that needs to … (59 comments)
