2008 Popular Real Estate Phrases - 12/30/08 06:47 AM
Some of these phrases have been heard in the past, however, it just seems as though they have been talked about a lot more during 2008.
As this year comes to an end, allow me to some up the ones I've heard most:
From Buyers:
"Maybe it's Not Meant to Be"    "I don't want a deal, I want a steal" "I only want to buy a foreclosure"     From Sellers:
"I'm not going to give it away" "Rather than reduce, tell buyers to make an offer" "We're going to take the house off the market and put it back on in the spring" "I'm not going … (21 comments)

Motivational Monday - Resolutions - 12/29/08 06:54 AM
A few weeks ago I started posting quotes on Monday mornings, to help us get our week started in the right direction.
I also started a group: Motivational Monday, please consider joining!
It can contain motivational or inspirational quotes, photos, stories, etc....
Forget the resolutions. Forget control and discipline...too much work.  Instead try experimenting.  Go in search of something to fall in love with...something about yourself, your career, your spouse.
Author:  Dale Dauten

By the way:  Did you know that 99% of people making resolutions forget about them by February?  Why not focus on your intentions, rather than resolutions...

January 2009 - Homes In Jersey - Final Issue - 12/28/08 09:48 PM
Unfortunately, the January 2009 issue of Homes In Jersey magazine will be the Last Issue that this publisher will be producing.
Since many agents are cutting back on their magazine advertising, I guess that this news shouldn't surprise us.
I've been running a monthly ad in this publication for years due to its wide distribution, quality and costs.
Here is my ad in their final issue, on newstands this week.

Speechless Sunday - Bambi & Thumper do exist! - 12/28/08 07:14 AM
Speechless Sunday  - Bambi and Thumper do exist!
Photos taken by Tanja Askani of Nindorf, Germany
These photos were recently brought to my attention via e-mail, thought I would share them with Active Rain Community.
Their message is silent but very powerful!

Perhaps we can all take a lesson from these gentle animals.
Enjoy!

Active Rain - Cutest Pet Contest - Here is YooHoo! - 12/27/08 11:33 AM
I read Mirela Monte's post of the  Cutest Pet Contest  which was started by Peter Olsen's thoughts of having a  Cutest Dog Contest
Not quite sure of the rules, but here is my entry, of which I also added to Mirela and Peter's posts.
Introducing YooHoo

Anyone who knows me, knows that I rescue dogs and cats and find them permanent homes.
YooHoo, (named because of her obvious chocolate coloring) with 4 siblings, were rescued in Staten Island, where their mother was put down due to the over-crowded shelters.  We heard of what happened to the mother and that the litter … (18 comments)

MY Real Estate PET-PEEVE - 12/23/08 09:58 AM
LOCKBOXES, or should I say, the lack of using one!
THE PET-PEEVE:  If I can name one thing that bugs me the most when it comes to real estate, it's a vacant property not having a lockbox.
Last week, our friend Charles McDonald of Charlottesville, VA posted, Where's the Key, which got me going on this subject.
THE EXPLANATION:  Allow me to first introduce, THE LOCKBOX
Essentially, a lockbox is a "safe" for the property's key.
Supra type Lockboxes

Motivational Monday - 12/22/08 07:05 AM
Motivational Monday
Three weeks ago I started posting quotes on Monday mornings, to help us get our week started in the right direction.
I also started a group, Motivational Monday, please consider joining!

This week's quote is from football's Hall of Fame quarterback: Fran Tarkenton
Success, in my view, is the willingness to strive for something you really want. The person not reaching the top is no less a success than the one who achieved it, if they both sweated blood, sweat and tears and overcame obstacles and fears. The failure to be perfect does not mean you're not a success.

December - Homes In Jersey Ad - 12/21/08 11:01 AM

This is my ad in the December, 2008 Homes In Jersey Magazine.
I was fortunately that it was placed on the inside back cover, it's premier spot for an ad.
I converted the pdf file into a jpeg, in order to load it here...
It looks like it lost a lot of clarity.
If anyone has a suggestion for loading a pdf, please let me know...Thank you!

Speechless Sunday Swans - 12/21/08 07:46 AM
Speechless Sunday Swans

Whenever I think of a speechless photo to post here on Sundays, I think of animals.  They don't speak, but their photos have so much to say on their own.
Obviously, this photo was taken in late Spring here, when the Swans give birth to their babies.
As the swan parents would swim over to see me for food, the babies would ride on Mama Swan's back for safety.
This is from my backyard here in Forked River, NJ....Enjoy!

Barnegat Lighthouse Event 1/1/09 - Long Beach Island, NJ - 12/19/08 08:39 AM

BARNEGAT LIGHTHOUSE - RE-LIGHTING EVENT - JANUARY 1, 2009
Maybe it's because I was born and raised here in New Jersey, (or maybe I'm not partial at all), I think the Barnegat Lighthouse is one of the most beautiful lighthouses!

We call it "OLD BARNEY", located at Barnegat Lighthouse State Park in Barnegat Light, NJ.  The most northern tip of Long Beach Island and right at the Barnegat Inlet which channels the Barnegat Bay to the Atlantic Ocean.
On January 1, 2009, at approximately 4:30pm, the 150th anniversary of its opening, the Barnegat Lighthouse will reactivate its beacon for the … (8 comments)

A "Holiday Acceptance" Story - I find homes for people AND animals! - 12/15/08 11:40 PM
During this Holiday Acceptance contest, I would like to take this opportunity to tell the Active Rain community about rescuing.
Not only do I sell real estate but I rescue dogs and cats and find them permanent homes.
I knew very early in life, how important animals were to me.
During this holiday season, I would like to m share the following story...it's not only about my dedication to helping homeless pets, but in addition the acceptance and selflessness of one rescued dog, her name was Misty.
I received a call from a woman; that there were four little puppies in … (31 comments)

I got NOTICED on ACTIVE RAIN!! - 12/14/08 07:41 AM
I just had an appointment yesterday  to view a home for a possible listing in town.
When I received the call the other day, I did my regular screening to prepare for my appointment.  During the initial conversation I asked; how they happen to get my name and number.
The caller told me that a friend knew my work and recommended them to contact me since they were considering selling their summer home.
To me, that's one of the best compliments I can get, word of mouth!  Awesome!
As I met with the homeowners and gave them my presentation, I mentioned … (44 comments)

Speechless Sunday - 12/14/08 12:01 AM
 Speechless Sunday
I posted this photo on Speechless Sunday because this photo is worth a thousand words to me...
This little baby's name was Marina.  She was only 6 years old when she passed...
I use to take her to the office with me and she would sometimes accompany me when I showed homes to buyers that I knew really well.
I referred to her as "my real estate partner".  She would stay in passenger seat of my truck and watch me show homes.
From the first day I rescued her, she was stuck to my hip and would never leave my side.

DECEMBER is 3D Month! National Drunk and Drugged Driving Prevention Month - 12/11/08 03:54 PM
DECEMBER is 3D Month -  National Drunk and Drugged Driving Prevention Month

As of 1981, every President of the United States has demonstrated his commitment to increase public awareness and prevention by proclaiming December to be National Drunk and Drugged Driving prevention month..
I'm sure we all know someone who has been affected by a Drunk or Drugged driver.
As we are on the roads this season driving to and from Holiday parties, keep the following in mind:
Every day, 36 people in the United States die, and approximately 700 more are injured, in motor vehicle crashes that involve … (2 comments)

A Simple "THANK-YOU" Means More Than You Think - 12/11/08 09:29 AM
Let's face it; times are tough right now.  We're in a service-oriented industry that is very competitive.
As much as we would love to send elaborate gifts this time of year, to show our appreciation to our clients and customers, bigger or expensive is not always better!
With this economy, we've all had to tighten our budgets...
Probably the most effective (and the least expensive) way to show your appreciation is a simple thank-you.
Whether it's in the form of:
a hand-written card computer generated card e-mail e-card phone call or in its most original and best form... "in person" Think … (19 comments)

Don’t Give Up. . .Don’t Ever Give Up! – A tribute to Jimmy V - 12/10/08 12:31 PM
As the second annual Jimmy V Week just concluded yesterday with the Jimmy V Classic, it got me thinking about Jim Valvano's famous speech from 1993.
His speech is truly inspirational.   I'm sure you can relate his words into your daily life and career.

He is remembered for :
Winning the 1983 NCAA Basketball Tournament as the head coach at North Carolina State University ESPN Sports Commentator His March 4, 1993 ESPY Awards speech, (when Jim Valvano was awarded the inaugural Arthur Ashe Courage and Humanitarian Award),  given shortly before he died.
Here is a little information; the foundation … (2 comments)

Wordless Wednesday - ST. JOHN USVI - Part 2 - Enjoy! - 12/10/08 06:43 AM

This photo was shot with a little pocket digital camera while we were in St. John USVI this past April.  Looks like a black and white photo with a 35mm camera, but really it's not.  My friends and I were sitting at the water side bar, having a great time at dinner and watching the sun go down.  It was just beautiful...thought I would share this.

Do YOU see the BIG PICTURE? - 12/09/08 10:13 AM
Do YOU see the BIG PICTURE?  (and I'm not talking about the photo pictured here...)

As I go through agent blogs, I read about some grumblings when it comes to referrals...
Agents stating that they would rather skip a referral; that their time is better spent going after new business since it would be worth 100%, rather than working a referral for 75% of their pay.
Allow me to share my thoughts with you...
We all get buyers calling or e-mailing us from signs, advertising, brochures, realtor.com, websites, etc...
We work with the hopes of getting them to commit to us … (6 comments)

Motivational Monday - 12/08/08 07:18 AM

 Motivational Monday - week 2
Last Monday, I posted the suggestion/possibility of making Monday's Motivational Monday!  Probably has been thought of before, since I see a few motivation blogs, which is great for us all.
Here is my contribution for this week....
QUOTE:
Positive thoughts (joy, happiness, fulfillment, achievement, worthiness) have positive results (enthusiasm, calm, well-being, ease, energy, love).
Negative thoughts(judgement, unworthiness, mistrust, resentment, fear) produce negative results (tension, anxiety, alienation, anger, fatigue).

Speechless Sunday - 12/07/08 07:47 PM
Or is it Sleepy Sunday?

Enjoy,

Just a little note about this baby.  Her name is Zena, about two years ago we rescued her as a little shepherd pup, about to be put down in the Carolinas.  A local rescue scooped her up and brought her to our home (of which we also rescue dogs & cats and find them permanent homes).
This baby however, was rescued to be part of OUR permanent family...

Wordless Wednesday - ST. JOHN USVI - Enjoy! - 12/03/08 01:57 PM

This is beautiful Trunk Bay in St. John US Virgin Islands.
This photo was taken by me (with my little pocket camera) while in St. John, this past May. Didn't bring my 35MM on this trip, too clunky.
I hadn't been on a vacation since 1988.  My husband and friends encouraged me to take a week off (for a change).
So glad I did, what a beautiful place, I highly recommend going there!

TENANTS NEED TO BEWARE - 12/02/08 03:16 PM
I received a call yesterday regarding one of my available rental listings in town.
As I screened the caller and asked the typical questions, I determined that they are currently in a rental property.
Then they advised me that they are being evicted.
Immediately my guard went up.  I asked, "what's going on"?
They went on to explain that they have been there since July, have paid their rent every month, on a timely basis.  In fact, they also just paid their December rent and that their landlord has their month and a half security deposit...
OK...then why are you being … (77 comments)

WORLD AIDS DAY - December 1, 2008 - 12/01/08 01:36 PM
Just in case you didn't know....today, December 1, 2008 is World AIDS Day.

Today is the 20th anniversary of this campaign, established to raise awareness, educate people, and motivate the world to continue to fight the disease.
It's a sensitive, yet scary subject.
But just remember, this disease impacts all of us, in one way or another.  Afterall, it may even affect a client's family member or friend.
The following is per the Atlanta Journal-Constitution:  Despite the education and awareness, the numbers are still staggering.  According to the CDC, in 2007, the estimated number of persons living with HIV worldwide was … (3 comments)
