      <title>Short Sales - An Attorney's Perspective</title>
      <description>&lt;p&gt;In today's real estate market, there isn't a straight answer for most situations.&amp;nbsp; Not only are you learning along the way during a real estate short sale, but so are the real estate agents, bankers and sellers.&amp;nbsp; Here is an important checklist of issues buyers and sellers need to consider when purchasing or listing a short sale property.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Short Sale Listings:&lt;/p&gt;
&lt;p&gt;Setting a good and comparable listing price for a short sale is quite important to attract the right buyers and bring an offer quickly to the lender. Choosing an expert real estate professional that has dealt with short sales can be quite beneficial.&lt;/p&gt;
&lt;p&gt;The buyer must put together all the information requested by the lender that is required for short sale consideration:&lt;/p&gt;
&lt;p&gt;1) A hardship letter that honestly describes how the situation was entered - the more details the better and include any supporting evidence of the hardship to further prove to the bank.&lt;/p&gt;
&lt;p&gt;2) Include the last few months of pay stubs.&lt;/p&gt;
&lt;p&gt;3) Include the last few months of bank statements, last 2 years of tax returns, and last 2 years of W-2 statements.&lt;/p&gt;
&lt;p&gt;4) Also, complete a financial statement showing the detailed incomes and expenses.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The Listing Agent:&lt;/p&gt;
&lt;p&gt;1) Must provide a CMA to support the listing sale price&lt;/p&gt;
&lt;p&gt;2) Must keep track of all the activities related to the transaction to be on top of all the parties involved. They also must stay in good communication with sellers and the lenders.&lt;/p&gt;
&lt;p&gt;3) It is also helpful to have a list of items that detract from the properties value, along with verifiable proof.&amp;nbsp; Take pictures of any repairs to the house, any houses on the street that may be a drag to housing prices, and provide rough estimates of what it may cost to make the property otherwise 100% sellable.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The Title Company:&lt;/p&gt;
&lt;p&gt;1) Needs to estimate the closing related expenses such as any tax liens, judgments, commissions, lien search fee and more.&lt;/p&gt;
&lt;p&gt;2) Preliminary HUD&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Buying a Short Sale:&lt;/p&gt;
&lt;p&gt;A short sale may appear like a regular transaction but the&amp;nbsp;short sale timeline&amp;nbsp;is quite an obstacle for many involved. It definitely requires a lot of follow up and consistent communication. Once the seller and buyer are delivered written approval by the bank or lender on the short sale, things can move very quickly.&lt;/p&gt;

&lt;p&gt;3. Use plastic tubs to store smaller items.&lt;/p&gt;
&lt;p&gt;4. Set up shelves for items to be placed on or hung from.&lt;/p&gt;
&lt;p&gt;5.&amp;nbsp;Look to your ceiling for extra storage space.&lt;/p&gt;
&lt;p&gt;6. Use walls with pegboards.&lt;/p&gt;
&lt;p&gt;7. Use masking tape and permanent markers to identify.&lt;/p&gt;
&lt;p&gt;8. Recycle storage items.&lt;/p&gt;
&lt;p&gt;9. Use a milk crate to store items.&lt;/p&gt;
&lt;p&gt;10.&amp;nbsp;Use a rod rack or caddy to store fishing rods.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&quot;Harry S. Dent accurately foresaw the recession of 1990-1991, the expansion of the mid-nineties, and the boom of 1998-2000. Now, in &lt;em&gt;The Great Depression Ahead&lt;/em&gt;, he predicts that our economy is on course towards a major depression, not unlike the one that struck Japan a decade ago. The slowdown, he says, will continue for at least a decade.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;The Great Depression Ahead&lt;/em&gt; offers much more than just doom and gloom. Dent suggests practical steps that investors can take today to inoculate themselves against tomorrow's worst and to position themselves to take advantage of changing conditions. Property owners, he says, should either sell immediately or prepare to hedge-perhaps by drawing equity out of a home and investing it in zero-coupon treasuries.&lt;/p&gt;

      <description>&lt;p&gt;Obama is quickly finding out two things as he looks for ways to make the White House more environmentally friendly.&lt;/p&gt;
&lt;p&gt;1. It's already been done.&lt;/p&gt;
&lt;p&gt;2. It needs to be done again.&lt;/p&gt;
&lt;p&gt;In 1993, Bill Clinton started &quot;greening&quot; the White House and saved $1.4 million in the first six years.&amp;nbsp; He took projects on such as lighting, heating and air, insulation, and water sprinklers.&amp;nbsp; During George Bush's two terms, three solar panels were installed including one that heats the pool and showers.&amp;nbsp; Bush also started an office paper recycling program.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Before he took office, Barack Obama wanted to start an initiative that would show American's that it isn't that hard to go green.&amp;nbsp; He said, he already did it in his own house, so why not take it to a grander scale that is in the public's eye, so that they too can be more cautious about their energy use.&lt;/p&gt;
&lt;p&gt;The first-family is starting off on the right foot.&amp;nbsp; Michelle Obama broke ground on an organic herb and vegetable garden.&amp;nbsp; The Obamas installed an environmentally friendly wooden swing set for the girls.&amp;nbsp; Although the full plan has not been created, the Obamas are taking small steps in the right direction to get it started.&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;</description>

      <description>&lt;p&gt;Every year in the US, 1/3 of people over 65 falls.&amp;nbsp; Falling is also the leading cause of injury deaths among older adults according to the CDC.&amp;nbsp; What for most is a simple misstep, can turn into a life altering injury or death for the elderly.&amp;nbsp; With older folks having been hit hard in their retirement by the economy, many are choosing to not sell their homes in our market, but instead make them safer.&lt;/p&gt;
&lt;p&gt;The most dangerous room for seniors to fall in is the bathroom.&amp;nbsp; Manuevering between the bathtub, toilet and shower can be difficult for older individuals, especially on wet surfaces and late night trips to the bathroom.&amp;nbsp; One important step that may shock you, is to remove rugs, even if they have been there for years.&amp;nbsp; Trade your old rugs in for newer slip-resistant ones and make sure the flooring in your bathroom is uniform.&lt;/p&gt;
&lt;p&gt;Some more tips to make your home safe for seniors include:&lt;/p&gt;
&lt;p&gt;-Make sure wall-to-wall carpeting is secure and flat without wrinkles or raised areas.&lt;/p&gt;
&lt;p&gt;-Fix and update poor lighting and add nightlights for trips to the bathroom.&lt;/p&gt;
&lt;p&gt;-Place nonskid adhesive strips in the bathtub or shower floor, or a plastic shower chair to help get in and out.&lt;/p&gt;

      <description>&lt;p&gt;During the colder months, we all spend more time indoors and the quality of the air inside becomes more important.&amp;nbsp; There are many things that can pollute the air including combustion sources such as oil, gas, wood and tobacco, building materials such as insulation and damp carpet, household cleaners, furniture and carpet.&amp;nbsp; Excessive moisture and high temperatures can cause mold issues while carbon monoxide from gas stoves, dryers, and furnaces can cause illness or death if not vented properly.&lt;/p&gt;
&lt;p&gt;Many problems started in the 1970s and 1980s as builders increased the amount of insulation to reduce energy costs, but didn't balance that with the ventilation system.&amp;nbsp; Indoor air became trapped and couldn't be exchanged with fresh outdoor air.&amp;nbsp; Studies show that indoor air is five times more polluted than outdoor air.&lt;/p&gt;
&lt;p&gt;To improve your indoor air, you must filter it to remove the small particles in the air, adjust temperatures to create a comfortable environment, and have a stable humidity level that is neither to wet or dry.&amp;nbsp; Heat dries out indoor air and if there isn't new moisture created to level it out, drywall nails and screws may pop and it can cause dry skin.&lt;/p&gt;

      <description>&lt;p&gt;Did anyone see the South Carolina vs Florida basketball game last night?&amp;nbsp; With 4.7 seconds left, Zam Fredricks missed a foul shot putting us 1 point shy of a tie.&amp;nbsp; The foul was rebounded by Florida's Chandler Parson's who then got a chance at a foul shot with 3.3 seconds left, but failed to make it.&amp;nbsp; Carolina's Mike Holmes got the rebound, threw a flawless pass down court to Fredricks, who made a successful layup as the buzzer sounded!&lt;/p&gt;
&lt;p&gt;GAMECOCKS 70&lt;/p&gt;
&lt;p&gt;FLORIDA 69&lt;/p&gt;
&lt;p&gt;This victory doesn't hardly make up for the incredible embarrasment USC encountered facing Florida in football this year, but it sure felt good.&lt;/p&gt;
&lt;p&gt;I've become very impressed with Darrin Horn's turnaround of the Gamecock defense and have even seen some improvement in the player's focus.&amp;nbsp; He has also inspired the fanbase to become enthusiastic during games, and the student section, now coined the &quot;Garnet Army&quot; and dressed in garnet and black camo, create an atmosphere that Gamecock basketball hasn't seen in years!&amp;nbsp; Hopefully this turnaround will continue with&amp;nbsp;the new coach and we'll have many winning seasons to come.&amp;nbsp; Who knows, maybe we'll even top the SEC.&lt;/p&gt;</description>

&lt;p&gt;&lt;strong&gt;Don't price based on an &quot;I need&quot; basis:&lt;/strong&gt;&amp;nbsp; Many sellers are tempted to price their home on what they &quot;need&quot; to make in the transaction.&amp;nbsp; Home shoppers aren't concerned with your financial needs and often won't even view a property that is overpriced.&amp;nbsp; Review the current market with your real estate agent.&amp;nbsp; Pull the most recent comparable sales and remember, the market determines the price.&lt;/p&gt;

      <title>Columbia, SC is Getting Cold - Prepping Your Plumbing</title>
      <description>&lt;p&gt;&lt;strong&gt;Down here in South Carolina, we are not used to the cold weather we are about to experience.&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;Here are some tips on how to prepare your pipes for some FREEZING weather!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Outside plumbing&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;Caulk around pipes where they enter the house&lt;/strong&gt; .&amp;nbsp;Close all foundation vents. (Open foundation vents are probably the greatest cause of frozen or split water lines.) Cut wood or styrofoam blocks to fit vent openings, then slide them into the vents. (Styrofoam is available at hardware stores or from insulation suppliers.) Open the vents again in the spring to prevent dry rot. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Protect outside pipes and faucets.&lt;/strong&gt; In some homes, the outside faucet has a separate shut-off in the basement. If you have a separate valve for outside faucets, shut if off. Then go outside and turn on all the faucets to drain water in the lines. Leave the outside faucets on while you go back and check your outside shut-off valve for a small brass plug or cap on the valve. Turn this plug far enough that water drains from the valve. Then, tighten the plug back and turn off all the outside faucets. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Wrap outside faucets or hose bibs.&lt;/strong&gt; Do this if you don't have a separate valve to turn off outside faucets. (Also remember to disconnect garden hoses.) Use newspaper or rags covered with plastic, fiberglass or molded foam insulating covers to wrap the faucet. (Molded foam insulating covers are available at plumbing and hardware stores.) &lt;/li&gt;
&lt;li&gt;Drain in-ground sprinkler systems. Check manufacturer's instructions for the best way to do this. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Inside plumbing&lt;/strong&gt;&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;Insulate pipes in unheated areas&lt;/strong&gt; such as the crawl space, attic, garage or basement. Use insulating tape or molded pipe sleeve and wrap it over the entire length of exposed pipe. Cover all valves, pipe-fittings, etc. with insulating tape or fiberglass. (Check your hardware store for supplies.) &lt;/li&gt;
&lt;li&gt;Shut off and drain your water system if you are leaving home for several days. (Turn off the water heater before draining the system.) Leaving your furnace on a low setting while you're gone helps, but may not prevent freezing. Turn off the main shut-off valve, then go through the house and turn on all faucets, sinks, tubs, showers, etc., and flush the toilets. Go back to the valve and remove the plug so that it can drain completely. Follow-up by re-tightening the valve and turning off the open faucets. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Open cupboard doors in the kitchen and bathrooms.&lt;/strong&gt; Water lines supplying the kitchen or bathrooms are frequently located in outside walls. Any air leaks in siding or insulation can cause these pipes to freeze. Leaving the cupboard doors open when the temperature is below freezing allows pipes behind the cupboards to get more heat. &lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Let the water run if the temperature dips below freezing.&lt;/strong&gt; (A stream slightly smaller than a pencil width should be sufficient.) Faucets farthest from the street should be the ones left running. Using cold water will save on your gas or electric bill. &lt;/li&gt;

&lt;p&gt;When it came time for my husband, Sonny, and I to retire after living in Chicago and Atlanta for the &lt;br /&gt;past fifteen years we always knew we would come home to Columbia. We also knew we wanted to build in order to get what we wanted in a home and The Courtyards At Salem Place presented us with just that opportunity.&lt;/p&gt;
&lt;p&gt;We took one of the standard plans that the builder offered and customized it to meet our needs. One of the first things we did was to extend the garage by 3 ft and the great room by 7 ft. We added additional windows and instead of them being 5 ft tall we made them 6 ft tall plus took out a wall between the kitchen eating area and great room in order to open it up more. We chose to have a gas tankless hot water heater and a gas surface unit for cooking. We decided on stained cabinets in the kitchen and customized them with a corner turntable in what was a lost space and had many pull out drawers installed; some were deep drawers, for better storage. We also have a custom tile backsplash and a composite sink.&lt;/p&gt;
&lt;p&gt;Our master bedroom suite has a very large walk-in closet with pocket doors and in the bath area&lt;br /&gt;we did an extra large custom tile shower with a sitting bench. We have a lot of built-ins and one of our favorite is the custom designed dry bar in the great room. It has a built-in refrigerator and wine&lt;br /&gt;rack plus extensive storage and display areas. Upstairs in our bonus room we have two built-in bookcases plus a long built-in area that has file drawers and storage space.&lt;/p&gt;
&lt;p&gt;In our backyard we have installed a beautiful water feature, expanded our patio and installed pavers and a sitting wall. We are in the process of landscaping it and will soon have the perfect spot to&lt;br /&gt;relax and entertain.&lt;/p&gt;
&lt;p&gt;The Courtyards At Salem Place is an all brick community that is located in a very quiet and enjoyable area near Lake Murray. We are close to shopping and are very fortunate to have wonderful neighbors. We are looking forward to spending many, many happy years here.&lt;/p&gt;

Whereas workers in some industries are being laid off by the thousands, in others the watchword is &quot;hired,&quot; not &quot;fired,&quot; as new employees are being promised high paying jobs. Of course, many of the jobs have their downsides, but the financial incentives can be great.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Accounting:&lt;/strong&gt; Nationwide, college accounting programs are booming, filled to capacity, growing and taking on more faculty. &quot;As it turns out, accounting is rather resilient in good and bad times,&quot; said Steve Limberg, director of the master's of accounting program at the University of Texas. &quot;In good times, people want to know how to manage their prosperity. In bad, they want to know how to mange their cost saving.&quot; At some schools, the job placement rates for accountants before graduation now range between 95 percent and 100 percent.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Nursing:&lt;/strong&gt; &quot;You're going to get a job, a good job with almost guaranteed lifelong job security,&quot; said Karen Miller, senior vice chancellor and dean of the University of Kansas School of Nursing. Higher fuel costs, and decreased consumer spending, have cut into the growth of the business within the last year. But in the last four years, BNSF Railway alone brought on more than 15,000 new employees, and it plans to bring on 2,000 more this year. Getting a railroad job is not simple. It's dangerous work. As such, employers place a premium on steady, safety-conscious employees. Many apply.       <title>Tax Tips to Close out 2008</title>
      <description>&lt;p&gt;Before December 31st arrives take advantage of some year end financial housekeeping, here are some opportunities that will pay rich dividends.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;1. Get rid of your losers. If you have duds&amp;nbsp;in your stock portfolio you may want get rid of them now, says Patrick Rogan a CPA and an associate accounting professor at Consumnes River College in Sacramento California.&amp;nbsp; If they are not good companies , you may as well take the capital gains loss in 2008, if they are good companies&amp;nbsp;like GE you may want hold and ride them out until good times reemerge.&amp;nbsp; Please note however the maximum you can take in net capitol gains losses per year is $3,000 dollars.&amp;nbsp; To figure out if you should sell some poor performing stocks, total your capital gains for the year, then subtract any losses. If the total is less than $3,000 consider selling some additional low performing investments to reach that limit.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;2. Roll the Dice.&amp;nbsp; If you are betting tax rates will go up, and with Senor&amp;nbsp;Obama in charge that is a very good wager, collect then any year end bonuses or client payments now.&amp;nbsp; This way the extra income will be taxed at this years rate.&amp;nbsp; If you are George Soros and are counting on tax rates getting reduced, defer that late year income after Jan 1.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;3. Jump start your payments.&amp;nbsp;&amp;nbsp; Speed up payments on bills that are tax deductible. For example pay the second half of your property taxes (due April 10)&amp;nbsp; with your January mortgage payment, plus your fourth quarter estimated state income tax payment (due Jan 15th if self employed).&amp;nbsp; Next month's college tuition bill can&amp;nbsp;also be deducted.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;4.       <title>Columbia, SC - The Hub of the Alternative Energy Industry?</title>
      <description>&lt;p&gt;This just in from the Greater Columbia Chamber of Commerce:&lt;/p&gt;
&lt;p&gt;As odd as that may seem, South Carolina is stacking up very well in this new emerging industry.&amp;nbsp; Of the several different types of alternative energy, solar energy is receiving a good ole South Carolina welcome.&amp;nbsp; Due to the versatility, reliability, and the availability of tax credits, solar energy is no longer the &quot;feel good&quot; environmental alternative, but a fiscally responsible choice for all homeowners, businessowners, government agencies, manufacturing andc ommercial sectors of our local economy.&lt;/p&gt;
&lt;p&gt;Traditionally, populous states like California, Colorado, New Jersey, and Florida have led the nation in solar energy installations.&amp;nbsp; This is in part due to the high utility cost that customers must face in tho;sestates.&amp;nbsp; South Carolina has been spared from this trend because our utility rates are among the lowest in the United States.&amp;nbsp; But that is changing and customers don't have to look far to realize the effects of these higher utility rates.&amp;nbsp; Because South Carolina has no real fossil fuel producing or refining capabilities, our utilities must import&amp;nbsp;these resources.&amp;nbsp; Approximately, 95% of our oil, coal and natural gas all must be imported from other states or nations to satisfy our basic need to heat homes, power manufacturing plants, and keep our infrastructure operations.&amp;nbsp; Our lack of energy independence, not only&amp;nbsp;on a national level, but a state level must be addressed.&lt;/p&gt;
&lt;p&gt;Why not utilize one of our most rudimentary resources-the sun?&amp;nbsp; I don't have to try too hard to convince many of you that Columbia, South Carolina is &quot;Famously Hot&quot; for one reason; the gracious amount of sunshine this town receives is one resource that we can use to shift our energy dependence to energy independence.&amp;nbsp; By installing a solar energy system on your home, office building or manufacturingplant you are insulating yourself tom the inevitable rise of utility costs.&amp;nbsp; Instead of quarterly and even&amp;nbsp;monthly rate increases from the utilities, a solar energy system produces electricity, or heat, but keeps the price you pay constant for the life of the system, now rated to last up to 40 years.&amp;nbsp; Oh, did I mention that solar energy systems have no moving parts and are maintenance free?&lt;/p&gt;
&lt;p&gt;Well, solar energy systems are to expensive.&lt;/p&gt;
&lt;p&gt;Well, not really.&amp;nbsp; Tax credits, property values, and net metering programs make the cost of any solar energy system very reasonable.&amp;nbsp; Currently, in the State of South Carolina, your business can take a 25% tax credit for the total installation of a solar energy system up to $3,500.&amp;nbsp; Add an additional 30% from Uncle Sam, with no maximum credit amount.&amp;nbsp; Non-profit organizations can take advantage of a special loan program offered by the South Carolina Energy Office.&amp;nbsp; The Energy Office administers a program called ConserFund, which lends 100% of the cost of a solar energy system between $25,000 and $100,000 at a low interest rate, this program applies to municipal governments as well.&lt;/p&gt;</description>
