I've been affiliated with the real estate industry indirectly for a number of years. I've been actively licensed and working as a Realtor for over a year and I consider myself to be pretty up to date on things, at least I try to be. However, I learned something that I didn't know today and when asking around about 50% of my fellow associates were not aware either about what I had just discovered! Being in a military town as we are, we have ALOT ALOT ALOT of transferee's as sellers. They have no choice but to go where they are

Just wanted to see how many agents out there are actively participating in the BPO/REO market? We are in a small town and there seems to be much $$ to be made doing the BPO's here especially with the foreclosure rate on the rise.......it's taken quite some time to get my feet in the door at some of the big companies who assign alot of the BPO's but it seems to be well worth as they are starting to roll in and the effort is paying off. If you're not doing BPO's now, it might be a good idea to think about

Home Warranty's a tool to get the listing! - 09/23/07 06:52 AM
I dont know about everywhere else but home warranty's are very popular here! We are in small town USA here with just over 40,000 people in our county and 300 realtors! Of course as is everywhere our market is flooded with inventory. In these lean times I have found that I have won 3 listings over other local agencies by offering to pay for the home warranty at the closing rather than the seller. What that does is make the seller's home more attractive to the buyer and also gives the seller a sense of commitment on a deeper level from me.

Waning Mortgage Market - 09/22/07 01:30 PM
Good afternoon! I dont know about other areas, but being a military town we were a market driven by alot of 100% financing mortgages until recently. As you well know, alot of companies have pulled out of the subprime market as the foreclosure rate climbs. It sure is getting harder and harder to get good qualified buyers that aren't going to have 'suprises' at the final hour before closing! Has anyone had much experience with the downpayment assistance programs? Have they helped close any deals for anyone since the mortgage crunch started running rampid? Have a great weekend!

Is there anyone out there that would like to share some inexpensive but effective marketing efforts with me? Our market is lagging like the rest of the country but I know there are many of you out there making the most of this market. I enjoy it very much when more experienced agents aren't afraid to help the newbies like myself.
