Talk about going the extra mile...............it's all about customer satisfaction - 10/30/07 05:44 PM
In a previous post I wrote about a lender that was requiring interior paint and carpet as a condition of a loan on an almost 800 credit score client. You'll have to go back and read that post to appreciate this post.
After switching lenders and going with our in house lender, WATSON MORTGAGE, for the most part we were smooth sailing. The buyers were still doing the external repairs on the home to avoid any further moisture damage until last Friday when it came to a screeching halt. Apparently the evening prior someone broke into the home (Lord knows why someone … (1 comments)

Point2Agent IS having router issues.......... - 10/26/07 01:32 PM
If your site on Point2Agent goes through a router located in the Chicago area (and there's really no way to know this for sure) your site will be down. They have a router down in that area and they are working on it now but it could take up to 24 hours to correct it. Their customer support center is very pleasant and helpful....kinda surprising since my site is free! I was very impressed. … (1 comments)

Point2Agent/NLS Affected by Wildfires...........?? - 10/26/07 11:56 AM
I remember seeing that Point2Agent is being affected by the Wildfires in CA. I am not certain where they are located but I can only surmise that they are in fact somewhere in the path of these fires and the sites have gone down now. They were operational yesterday but I know I cannot access my site and the main page for them is not coming up either.
I hope they are all safe and that their families are safe. I will wait for my site to be resurrected when it is safe for them to operate again.

Kingsland, GA to double in size with Annexation - 10/26/07 11:51 AM
Annexation to double the size of Kingsland
By Ashley Smith
Kingsland Mayor Kenneth Smith announced Friday that the city will soon more than double in size and become the seventh largest city in Georgia after 15,000 acres of land, to be used for residential, industrial and commercial purposes, is annexed into the city. The land, which is located west of Interstate 95, near Highway 17 and Highway 40, was purchased by Charlotte, N.C., based company Crescent Resources LLC, the parent company of Jacksonville-based developer LandMar. The city is currently working with the developer to annex the property, change its zoning classification and … (4 comments)

I've been hearing alot about this HR900 but unfortunately until now hadn't paid much attention (duh, hello need to wake up right?) and it seems that this is something that definitely needs attention! You can find out more about the HR900 bill in the Georgia Assembly by googling it but I've also provided a link here to some information and feedback....... decide for yourself, is it good or is it bad?

Build your own REO/BPO Business........Now's the time!! - 10/24/07 09:22 AM
Folks I know the RE market is tough right now, I know first hand how tough it is. If you've read any of my blog posts you'll see that I've encountered some pretty crazy things in the past few months. That being said, we are all reading and hearing the foreclosure statistics and the ARM loan adjustments on those crazy loans written in 2005 are coming due now and will keep coming due over the next couple of years. That being said, the REO/BPO business is booming! I live in a small town, less than 14,000 SF homes and I'm managing … (29 comments)

Transaction Fees.........How do you deal with them and explain them? - 10/20/07 06:22 PM
Our brokerage recently began charging a transaction fee and no other agency in town currently charges one. Of course they've been collecting transaction fees all over the country for years but it's new to us here in small town USA and alot of times we as the agents end up by paying it because the client could go to another agency and not pay the transaction fee. At that point it becomes a small price to pay to keep the customer. I know there are MANY of you out there collecting them. What I'd like to know is how you explain … (12 comments)

Carpet and INTERIOR Paint a condition to close a loan!!!! Not on my watch!! - 10/20/07 08:19 AM
This one takes the cake! I have a guy purchasing a home, excellent credit and plenty of equity going into the transaction because the seller needs to dump the house and get out from under it. It needs some work, well it needs lots of work (especially deodorizing, yuck!!) but it's a great opportunity for this young kid to have his own first home that he and his father are more than willing to work on. WELL, we KNOW it needs a few siding boards replaced and some fascia work which the buyers are more than happy to do and were … (7 comments)

Try selling a house to a dead guy........it ain't easy but it is possible!! - 10/20/07 07:35 AM
Ever had a buyer so excited about a house that they can't stand the fact that it's gonna be 30 or more days before it's theirs? So excited even in this market they want to offer the most they can to ensure THEY get the house? Well I had those buyers. We looked at the house, their parents looked at the house, they measured, photographed and had all their furniture placed in their minds. Then they head to the bank. They have no outstanding credit card debt, have one car payment and both have great jobs...HE is active military and according to … (13 comments)

Point2Agent website..........SEO - 10/20/07 07:22 AM
Anyone out there who's using the free site and has optimized themselves free in the search engines, can you please share the information on how you did so? I've read and read the SEO pages but I'm not an HTML whiz (yet) and I'm trying to make sure when someone searches for real estate in my area that I at least come up on the first page and I've been unable to do so. Any input on how I can do this would be greatly appreciated!!

Where were questiona on massave development? Article from local paper 10/19/07 Camden County , GA - 10/19/07 01:12 PM
Where were questions on massive development?
Newly minted County Manager Steve Howard made some welcome changes Tuesday night to the county commission's agenda.Unfortunately, the commission - and its style of management - remained the same. In a shocking move, the board unanimously approved six planning and zoning items en masse, including a request by Lampadoshia, LLC, to rezone 10,779 acres off Dover Bluff Road from agricultural-forestry (AF) to a planned development (PD) of more than 14,000 single-family homes.
The agenda memorandum for the request also states that the development will feature 2.2 million square feet of neighborhood as well as commercial … (0 comments)

Young kid looking for his first home to move out of his parents' house. Nice kid, nice family. Found a 1600SF fixer upper which is what he said he really wanted....made an offer, we're at binding agreement and he's picking the house apart!!! "As Is" what does it really mean? - 10/14/07 09:00 AM
How many of us have buyers or sellers with an AS IS property either for sale or in their sites to purchase. Representing the seller, when you list a house AS IS, how do you get them to understand that while you're listing the house AS IS, the buyer still has the right under the inspection period or due diligence period to come back and ask for repairs although the seller is never obligated to repair anything but runs the likely risk of losing the sale in this market. Or how do you make the buyer understand that a distressed property is … (6 comments)

Appraisers..........do they determine our market? - 10/11/07 09:23 PM
I am not an appraiser and I don't know one personally. However, I have a theory on how appraisals should work going forward. It just seems to me it's convoluted and I could be wrong but I just don't understand their whole process. It seems that somehow homes without pools a block from a home similar in size and feautre with an inground pool could be anywhere close in value. I think an appraiser should not be given the listing or contract price and should have to come up with an appraisal all on their own. I think when given a … (4 comments)

Time to get back to business........ - 10/11/07 08:51 PM
I am around alot of agents regularly. I've not been a licensed agent that long but I've been on the behind the scenes of this business for many years. I've seen ups and downs and highs and lows. One thing remains the same. You get what you give. Two years ago, agents were in bidding wars on houses and the inventory was limited. Agents were busier than busy and it just seemed to flow in the door without effort. Well I'm here to tell you that it doesn't happen that way today! Our inventory is at an all time high, our sellers haven't … (0 comments)

REO Listings - when is it too much? - 10/10/07 06:16 AM
I received a request to do an REO listing yesterday that I had to decline. I had recently done the BPO on the unit which is a duplex. It has been for sale 3 times in the past 18 months. Each time it was listed differently with a different price and sold really low in July 2007 and now is obviously being or has been foreclosed on already! Having said that, when I did the BPO the place needs painting and alot of lawn/landscape maintenance. It is overbuilt for the neighborhood and everything surrounding it is much older than it is. … (8 comments)

Short sales.........how do they work? - 10/09/07 11:32 AM
I'm hearing the term Short Sale an awful lot lately! I have just begun to learn about this and don't know much about the process. I did find something about widgets but I have been unable to figure out how to get them on the Activerain pages. If there's anyone out there willing to help me, I'd greatly appreciate a little assistance in setting up my main page on here. I did however figure out how to link to my MLS website and am waiting for the points to be awarded for that....thanks in advance for helping!

Free websites/advertising - 10/04/07 07:17 AM
Morning! Does anyone know of sites that allow free advertising or give free websites whereby an agent could get more exposure? Our MLS provider gives agents a free website but I dont know how I can get it out to the search engines so that people can find me without typing in the direct address yet I am not making enough $$$$ to afford a website of my own! If you have any low budget ideas for advertising and exposure, I would love to hear them!
Thanks!

Mortgage Fraud - I am scared to death!! - 10/03/07 05:50 PM
If you're in GA, you've probably been bombarded with information about mortgage fraud and if you haven't, you'd better start soaking up as much information as you can! It's real, it's here, it's now. There is a special residential mortgage fraud prosecuting team out there looking for mortgage fraud in GA and they're finding it EVERY single day. Agents are unknowingly committing mortgage fraud and being prosecuted as if they were the fraudster!! We are so vulnerable to mortgage fraud and can't do much to stop it. When someone lies, mistates or misrepresents or omits something on a loan application that … (4 comments)

Financing woes.....how can I get the loan to closing? - 10/01/07 06:50 PM
In our rapidly plumeting mortgage market it is getting harder and harder to find qualified buyers. In this trying financial crunch time it is so crucially important to counsel your buyers on their credit. Agents often get caught up in the moment when they're writing an offer on a property and they neglect to make the most vital of statements to the transaction 'DON'T GO OPEN ANY CREDIT ACCOUNTS ANYWHERE FOR ANYTHING'! I have seen it time and again where the agents are killing themselves to make the deal work, and working harder than they have had to in years to … (1 comments)
