Yahoo Plans Data Center in La Vista - 01/29/09 07:47 PM
While the economy is causing Microsoft to temporarily put the brakes on construction of a data center in West Des Moines, Yahoo is proceeding with its plans for a data center in the Omaha area.  It will build a data center at 109th and Giles Road in La Vista in the building that used to be Tender Heart Treasures.  Yahoo also has plans to build a data center in Council Bluffs.
The project halted by Microsoft was a $600 million venture.  The poor economy has resulted in many competitors delaying expansion projects.

Free Wireless Service coming to Omaha's Eppley Airport - 01/28/09 10:44 AM
In April Omaha's Eppley Airport will offer visitors and travelers free wireless Internet service.  Currently there is a charge of $3.95 to access the system.  The service will be available on the upper level terminal, the lounge area and near the shopping area.  While many people currently use wireless Internet cards, many feel that the free service is better and faster than using Internet cards.
The free service will be supported or paid for by the on screen advertisements that will appear when users log on.  Currently the service is available free in the Kansas City and Sioux City airports.  Des … (1 comments)

After starting the business in his garage fifteen years ago, Van Deeb sold Deeb Realty on Friday, January 23, 2009.  The new owner is Andy Alloway whose tenure with the company began in 2000.  He worked in administration and most recently as the general manager. 
Based on his own experience in starting the company out of his garage, Deeb is a big proponent of starting something from nothing. Last night at the annual Alliance Real Estate company party at Stir, David Matney and Rob Luhrs awarded me the Agent of the Year Award for the fourth straight year. Despite the down market, in 2008 I sold 43 listings and my team as a whole did 57 transactions.
I'd like to thank my clients for their business and for continuing to refer people they know to me. Client referrals are truly the life blood of my business.
Now that I'm done patting myself on the back, it's time to get back to work.

Omaha Elementary School Television Production - 01/23/09 02:21 PM
The Ashland Park-Robbins Elementary School is giving its students a valuable experience in the television industry.   A few years ago after putting a television in every classroom, the school set up its own production studio, KAPR.  KAPR stands for Kids of Ashland Park.
The students broadcast their own daily school news to every classroom. The news consists of the weather forecast, school lunch menu, visiting teachers, special activities, and recently included Mark Gangloff, an Olympic swimmer who was visiting the school.   Students work in groups of four both behind the scenes and in front of the camera.  They do everything from … (0 comments)

Avoid Foreclosure with a Short Sale - 01/17/09 01:36 PM
The poor economy and falling housing prices have created an environment where many homeowners are facing the real possibility of losing their homes to foreclosure. As the economy has worsened people's savings have dwindled and many have lost their jobs causing them to fall behind on their mortgage payments. Add to that the fact that because home values have dropped, they now owe more on their mortgage than their house is worth.

New Papillion Tattoo Parlor Causes Concern - 01/17/09 01:08 PM
Amid mixed feelings, Dr. Jack's officially opened a new tattoo parlor in downtown Papillion on January 14, 2009.   Mayor Blinn was present for the ribbon cutting ceremony.  Many Papillion residents objected to the idea of a tattoo shop in Papillion fearing it will mar the city's clean-cut, small town image and will be a negative attraction for the local youth.   The objectors noted that the store is located just a few blocks from the junior high.  At today's ceremony some people expressed the opinion that in a year the big flurry of concern will be forgotten.

Henry Doorly Zoo's Director Steps Down - 01/15/09 05:58 PM
Dr. Lee Simmons will step down as the director of Omaha's Henry Doorly Zoo in March, 2009 after thirty-eight years with the zoo.  His name is synonymous with Omaha's world class zoo. In his thirty-eight years with the zoo he has built it up from a small town zoo to one that everyone in Omaha is tremendously proud of. It is known worldwide for the additions of the Leid Jungle, the Desert Dome, and the Scott Aquarium. 
Dr. Simmons contribution to Omaha has been tremendous.  Our sincere thank you and very best wishes.

That's right, I had dinner with Brad Andersohn and you didn't. Brad is in town to teach Omaha Realtors everything there is to know about blogging, social media, and SEO (Brad Andersohn Seminar in Omaha). My broker, David Matney, organized the seminar and invited several agents, one of which was me, to have dinner with Brad at Gorat's steakhouse in Omaha, NE.

The Biggest Thing to Hit Omaha Real Estate EVER! - 01/14/09 02:20 PM
In a tough market like this one it takes creativity to aggressively market and sell homes. Part of aggressively marketing a home is promoting it to other agents. Many agents market to other agents by offering a selling incentive. They do this by having the sellers pay, for example, a $500 bonus to the selling agent. Not only is this expensive for the seller but it doesn't generate a lot of excitement.

Nebraska Investment Finance Authority (NIFA) is hosting a conference on affordable housing January 27th and 28th at the Omaha Marriott.
The goal of the conference is to bring together new financial and technologies to help develop affordable housing in Nebraska. New Ice Rink in Sarpy County? - 01/13/09 03:11 PM
Sarpy County is already expanding it's vision for the proposed ballpark that is being negotiated.  It is looking at the possibility of an ice rink next to the ballpark. The thinking is that an ice rink could entice the Omaha Lancers hockey team to join them and also allow youth hockey and figure-skating groups to utilize the facility. Currently the demand is great for the hockey and figure-skating clubs. There is also tremendous demand for public ice time that cannot be adequately accommodated by the current ice rinks.  There are no ice rinks in the south western metropolitan area.

911 Rescue Saves Omaha Man's Life - 01/10/09 06:05 PM
The 911 Rescue units in Omaha do a valuable, often life-saving service for the community without expecting thanks.  It is their job.  Yet, it makes their day when a recipient sends a thank-you or stops by to give words of gratitude for their service.  Such was the situation for Ken Hayden, Sr. who called 911 on January 5, 2009 while experiencing a heart attack.  His situation required CPR and paddle shock as his heart went into ventricular fibrillation which meant his heart was not pumping any blood.

Streamlining Help for Domestic Violence Victims in Omaha - 01/07/09 11:51 AM
Local social service agencies, law enforcement, Legal Aid, Victim Assistance advocates, and counselors from Heartland Family Services and Catholic Charities are working together to simplify the process of getting help for victims of domestic violence in Omaha.  In the past, each agency worked with victims as separate entities which often resulted in delays, confusion, and wasted time. The agencies will all have representatives located at one facility called the Family Justice Center and will provide most of the services and help that victims and their dependents need at a time that is troubling enough when fleeing from an abusive situation.

Proposed Changes to Nebraska Electoral College - 01/05/09 11:07 AM
Following the presidential election there was talk of changing Nebraska's electoral system due to one electoral vote going to Barack Obama.  He was the first Democrat to win an electoral vote in Nebraska since 1964.  Besides Maine, Nebraska is the only other state that awards votes based on who wins each of the three congressional districts and the statewide vote.  
Nebraska is a strong Republican state and has tried unsuccessfully to change the electoral college system nine times, wanting all electoral votes to go to the winner of the popular vote. The Omaha World-Herald recently surveyed the state senators prior to the … (0 comments)

Lower Mortgage Rates Do Little to Improve Real Estate Market - 01/04/09 10:27 AM
Under normal conditions this would be the ideal time to buy a home as the mortgage rate has dropped to the lowest level in 30 years.  The government is trying to help the poor housing market by dropping the rate to 5.10 percent.  How this will affect home sales remains to be seen as the economy remains poor, unemployment continues to rise, and more businesses are going "out of business".  These conditions impact ability to buy homes. Omaha Real Estate Market – December, 2008 - 01/03/09 07:50 PM
It's 2009 but before we start looking forward to the new year and what it has in store for the Omaha real estate market, we need to look back at how 2008 ended.
In comparison to November, 2008 (Omaha Real Estate Market - November, 2008) the supply of homes has not changed much. We have a 13.20 months supply of homes to sell as opposed to the 12.68 months supply we had at the end of November. December is the slowest month for the real estate market. Hopefully things will only improve from here.

Recently there has been an ad on TV advising the public of the 2-1-1 resource phone number.  It is a number that connects people with resources and valuable services in their local community.  United Way is responsible for getting the number started and by working with local communities to tract their services.  As of November, 2008, 2-1-1 is available in most of the United States capable of being accessed by over 75% of the population.  The three digit number is the same throughout the country.  A person in Lincoln can dial 2-1-1 and access the community resources in Lincoln while a … (0 comments)

There are so many differences in houses from city to city, from the styles, sizes, and layouts. I thought it would be interesting to see what typical houses across the country look like.
Here is a picture of the average starter home in Omaha, NE. It is a three bedroom, two bath split entry that I currently have for sale. We just lowered the priced to $120,000. The address is 17725 Lillian St.

2009 has begun it is time to lay out a plan for the year.
First a look back to see what I can learn from 2008. In 2008 I sold 56 homes, primarily in Omaha and Bellevue. The average market time for homes that I sold was 44 days and the average home sold for 98.69% of the asking price. As for the source of my business, I found that 51% of my listings were either with a past client or with people that were referred to me by a past client.
