Heartland Therapeutic Riding Academy - 03/31/09 10:45 AM
A story printed in our local newspaper, the Omaha World Herald, on March 24th reminds one of the Horse Whisperer.   The Heartland Therapeutic Riding Academy is a place where children and adults with disabilities often learn to shed a fear or handicap that coincides with their condition.  Recently, a 12 -year old boy who has never reached out to touch the family dog, reached out to touch the horse he had ridden at the Academy.
Heartland Equine Therapeutic academy is a nonprofit organization that was started in 1989.  It now has 13 therapy horses, 13 certified instructors, and over 90 students.  … (2 comments)

The Show Must Go On at the Bellevue Little Theater - 03/28/09 08:46 AM
For Gloria Jensen the show must go on irregardless of the obstacles.  After a recent performance of "The All-Night Strut" at the Bellevue Little Theater, she slipped and fell while taking a final bow.  That fall resulted in two broken arms.  Her husband took her to the ER for a temporary set.  She then returned for the Saturday and Sunday performances before having surgery on the radius bones in both arms last Monday.  With casts on both arms, she will continue her singing part in the play for the remaining two weekends.  Bravo!!

Slower Economy means Fewer Blood Drives - 03/27/09 09:46 AM
The Red Cross is not having as many blood drives as when the economy is good.  Because of the poor economy, people are choosing to either not have elective surgery or are postponing it.  As a result, Nebraska is one of twelve states in which the Red Cross is delaying or postponing blood drives.  Normally there are about 5,000 blood drives in the Midwest during March and April.  This year about 100 are being rescheduled.  Because blood does not keep indefinitely, the Red Cross does not overstock.

Property Valuations in Omaha are Behind the Times - 03/27/09 09:41 AM
The Douglas and Sarpy County Assessors must be feeling somewhat like yoyos.  It has taken a few years for both counties to get the assessed values for homes in Omaha and the surrounding areas up to the actual market value.  Now with the economic downturn, about forty percent of the homes in both counties have valuations higher than the market value.  This is due in part to the fact that the taxable value is figured using home sales that are one to two years old.  With the dramatic decline in values, it will take assessors time to correct this difference.  In the … (1 comments)

Nebraska POW Memorial Planned - 03/25/09 01:58 PM
If plans develop as envisioned by Dennis Pavlik, there will be a memorial honoring former POWs of Nebraska.  His plans took the first step forward in January when he borrowed $10,000.  The monument will be of black granite having a bronze copy of the medal given to ex-POWs.  There will also be an American eagle shown with barbed wire and bayonet points around it.  According to Pavlik,  the monument will honor Nebraska's service people who were unfortunate to have been prisoners of war.
The monument will be in Memorial Park near the park's war memorial and rose garden.  When completed, the … (0 comments)

The Barn in Gretna Helps Special-Needs Children - 03/24/09 10:54 AM
Special-needs children have a play barn which is located outside of Gretna.  It is a much needed safe, fun environment for children with special needs such as Autism, Cerebral Palsy, Developmental Disabilities, Spinal Cord and Brain Injuries, to name a few.  The creator and owner of the Barn is Christine Monestreo who is a graduate of Creighton University.  Her background in occupational therapy lends itself to such an undertaking.
The Barn meets the needs of children to play and socialize but also to continue to develop the sensory and motor skills they work on in therapy.  The children can play on … (1 comments)

Omaha Real Estate Horror Story: The Backstabbing Buyer's Agent - 03/21/09 02:15 PM
Here's another tale from the real estate crypt.
Back in 2005 it was a hot seller's market and homes in Omaha were selling quickly. At the time I had a home that had been listed for about a week when I had an agent submit an offer on it - obviously that's not the scary part of this story.
The offer was about $6,000 lower than the asking price. Then the agent that wrote the offer spoke the words that sent a chill down my spine, "My clients wanted to start at this price but they told me that they would … (0 comments)

Omaha College Students Learn by Experiencing Homelessness - 03/21/09 09:07 AM
Some Creighton University students have had an unconventional spring break.   They did not go to Padre Island, Palm Springs, or some other beach resort.  Like approximately 250 other Creighton students who have spent the week doing volunteer work, seven Creighton students have also done volunteer work of a sort.   These students have walked in the footsteps of the homeless. They have experienced the sights, sounds, and boredom of the homeless. Their nights have been spent at the Siena-Francis House sleeping among the homeless.  Their days have been spent among the homeless at the shelter's daycare, the public library, and in the … (1 comments)

Papillion Named Most Affordable Suburb in Nebraska - 03/18/09 06:19 PM
In view of the declining value of homes, Business Week sought out the most affordable suburb in each state. Business Week looked for suburbs within 25 miles of cities with populations of 5,000 to 60,000 people, family incomes of $51,000 to $120,000, and below average crime rates.  However, consideration was also given to commuting distance, quality of education, economic stability (job growth potential and unemployment rates), and the affordability of living in the city.
The most affordable suburb in Nebraska is Papillion according to Business Week.  Papillion is a city of 19,059 citizens with a median income of $81,652 and the … (0 comments)

Thanks to Eric Lundstrom at Pinnacle Bank. - 03/18/09 04:49 PM
Eric assisted with the sale of a property I was representing in Hickory Ridge at 17725 Lillian St by bringing the buyer.
Having a good agent on the other side of a sale makes closing a deal much easier and it makes my career much more enjoyable.
Eric made this an easy sale and I hope we can do business again.

Omaha World-Herald Midwest Spelling Bee - 03/16/09 05:34 PM
The Omaha World-Herald Midwest Spelling Bee was held at Creighton University on Saturday, March 14.  Alexis Sharp, a 13 year old from Beveridge Middle School won the spelling bee with the word, "expectorant".  She will advance to the national spelling bee in Washington, D.C. which will be held in May.
Saturday there was heavy competition from Bobby Larsen of Papillion Junior High.   When Alexis misspelled "matriculate", Bobby spelled it correctly.  But, when Bobby misspelled conniption, Alexis got it correct and then went on to spell "expectorant", winning the competition.
Some of the words spelled by the finalists on Saturday were "firmament", … (1 comments)

Omaha Real Estate Horror Story: The Vanishing Listing Agent - 03/09/09 07:50 PM
Two years ago I was showing a couple some homes in Millard and they had it narrowed down to two. After agreeing on which one they liked most, they called me to write an offer.
Here is where it gets creepy. I called the listing agent and left him a message letting him know that I was going to be writing an offer on his listing and asked how he would like me to get the offer to him - fax, email, or deliver it. I then met with my clients and wrote the offer. Since I had not yet heard … (3 comments)

Omaha Girl Scout Cookie Sales - 03/09/09 01:31 PM
The Girl Scouts and their moms have been very busy the past couple of weeks sorting boxes, filling orders, and delivering cookies.  In the Omaha area alone there have been over 900,000 boxes of cookies sold by 605 troops consisting of a total of 6,450 girls.  That is about 139.5 boxes per Girl Scout.  This major project helps girls learn more about teamwork and organizational and business practices.
The Girl Scouts have been selling cookies since 1917.  They started baking and selling their own cookies in an effort to fund their own activities.  In 1934 the Scouts went commercial and two … (1 comments)

The findings showed that for the eighth quarter in a row property values dropped; the decline was 11.6% over the last year and a total of 17.5% since the market peaked in 2006. Foreclosures made up 20% of all sales.

How Serious are the Buyers? Part III - 03/06/09 08:16 PM
If you haven't already read How Serious are the Buyers? and How Serious are the Buyers? Part II, then do so now. If you have, then this is the final article in the series and covers the most serious buyer of all.
Buyers that already have a Real Estate Agent
The most serious buyer is the buyer that already has a real estate agent. These buyers have committed to buying a home in Omaha by enlisting the help of a professional. Does this mean that they will have to schedule showings ahead of time rather than just show up like the open house buyers? Yes. Does it … (2 comments)

How Serious are the Buyers? Part II - 03/05/09 01:22 PM
In the first part of this series, How Serious are the Buyers?, we examined the least serious buyers - the ones that come to open houses. Now let's take a step up and look at the next level of buyers that are more serious about purchasing a house.
Drive-by Buyers that Call the Listing Agent
The next step up on the ladder of buyers is the buyer that calls the listing agent to see the house. They may have seen it online, in the Real Estate Book, or picked up a flyer from the for-sale sign. These buyers are willing to make … (0 comments)

New Horses for Omaha Police Department - 03/04/09 09:50 AM
Two thoroughbred race horses have been obtained by the Omaha Police Department as replacements for horses that will be ready for retirement in the future.  It will take 2 to 3 years before the two horses are street-ready.
Only 1 in 10 horses musters up to the stringent standards for police patrol.  Police horses must be confident and be able to ignore potential abuse from the public.  They must be agile and not give in to innate fears such as loud noises, smoke, and huge crowds.    As a result, training is intensive.  PA systems, fireworks, and fire pistols are repeatedly used … (0 comments)

How Serious are the Buyers? - 03/03/09 07:22 PM
Some buyers are serious, some are not. How do you tell the difference? I've categorized buyers into three easily identifiable groups. Here's the first group, the least serious group.
Open House Buyers
Buyers stop at open houses primarily for two reasons. First notice I said buyers, the majority of people that come to open houses are not buyers; they are neighbors. The first reasons buyers come to an open house is out of convenience, meaning that they happened to drive by and see that there was an open house. They stopped at the open house because it was convenient.
How many … (1 comments)
