absorption rate: Omaha Real Estate Market 2009 Year End Summary - 01/16/10 11:17 AM
Omaha Real Estate Market December, 2009
The numbers are in not just for how the real estate market fared in December but also for the entire year of 2009.
First for December. The number of homes for sale remained high and the rate of sales continued to slow. The month ended with nearly a twelve month supply of homes for sale.
To summarize, while more houses sold in 2009 there are still a lot for sale. The Omaha real estate market has picked up over the last year but at the same time prices are down.

absorption rate: Omaha Real Estate Market – November, 2009 - 12/13/09 09:23 AM
In order to provide the most information in the least amount of space I have combined my monthly market update, existing homes sales, and new construction sales reports all into one giant smorgasbord of real estate information.
First the overall Omaha market slowed significantly in November, jumping from 6.08 months of homes to sell to 9.95 months supply. Largely due to the approaching expiration of The First-time Home Buyer Tax Credit. Buyers rushed in October to get an offer accepted so that they could close by November 30th. Even though the First-time Home Buyer Tax Credit was Extended and Expanded a … (2 comments)

absorption rate: Omaha Real Estate Market – October, 2009 - 11/01/09 12:57 PM
The numbers for the Omaha real estate market are in for the month of October and they are a little disappointing. Based on the rate of sales there is currently just over a six month supply of homes to sell. This is the largest supply of homes since February 2009.

Much of this is due to the looming expiration of the $8,000 First Time Home Buyers Tax Credit. If this were to be extending, as some in Congress are proposing, I expect that sales would pick up a bit.
To compare this to how the Omaha market fared in September, … (0 comments)

Omaha Real Estate Market - September, 2009
After slight increase over the last few months in the amount of time it was taking for homes in Omaha to sell, in September the rate of sales picked up a little. At the current rate that homes are selling, we have just under a five month supply of homes on the Omaha market.

This small uptick in sales may be attributed to the rush of buyers wanting to take advantage of the First Time Home Buyers Tax Credit. Whether this tax credit is extended past its current expiration of November 30th will … (1 comments)

absorption rate: Omaha Real Estate Market – August, 2009 - 09/08/09 09:54 AM
With the new month it's time to see where the Omaha real estate market is at.
While the percent of sellers that accepted an offer has been gradually slipping over the last few months, it is still slightly higher than it was in May. With the $8,000 first time homebuyers tax credit ending on November 30, I expect the market to remain relatively steady through October. Then the usually Fall and Winter slowdown will be exaggerated when the rush of first time buyers comes to an end.

absorption rate: Omaha Real Estate Market – June, 2009 - 07/05/09 09:41 AM
Time for out monthly review of Omaha home sales. This month the numbers are not much different than last month's (Omaha Real Estate Market - May, 2009).

Sales have remained steady, in my opinion, due to the time of year and the first time homebuyer tax credit. Of course neither the sunny weather nor the tax credit will last forever. I'll not optimistic what will happen come December 1st when the tax credit expires and the government is no longer propping up the real estate market.

Omaha Real Estate Market - March, 2009
Another good, or at least better, month for Omaha homes sales.

With the current pace of sales there is less than a five month supply of homes for sale. I haven't seen the supply this low since I start tracking it back in October, 2006. Does this mean that the buyer's market is over? Not by a long shot.
I think now that the weather has improved (finally) sellers will return the market, driving up the supply. Also many sellers have given up and are keeping their homes off of the market until … (0 comments)

absorption rate: Omaha Real Estate Market – March, 2009 - 04/02/09 10:15 AM
Is the market picking up? It sure looks like it. While the number of homes for sale has gone up by less than one hundred since last month, the number of accepted offers has increased by nearly 50%! Review last month's number (Omaha Real Estate Market - February, 2009) and then look at this month's numbers below.
Based on the increase in sales, the supply of homes for sale has dropped to just over five months worth of homes to sell. Keep in mind though that as spring approaches the number of homes for sale in Omaha will increase. We will … (0 comments)

absorption rate: Omaha Real Estate Market – January, 2009 - 02/03/09 11:11 AM
Finally some good news for the Omaha real estate market. Take a look at these numbers!
There is only a seven month supply of homes for sale which is quite an improvement from last month when there was over thirteen months worth of homes to sell (Omaha Real Estate Market - December, 2008). Don't breathe a sigh of relief just yet though. This could partially be due just to the annual drop off in the number of homes for sale as people gave up on trying to sell at the end of year and are just waiting for spring to put … (0 comments)

absorption rate: Omaha Real Estate Market – December, 2008 - 01/03/09 07:50 PM
It's 2009 but before we start looking forward to the new year and what it has in store for the Omaha real estate market, we need to look back at how 2008 ended.
In comparison to November, 2008 (Omaha Real Estate Market - November, 2008) the supply of homes has not changed much. We have a 13.20 months supply of homes to sell as opposed to the 12.68 months supply we had at the end of November. December is the slowest month for the real estate market. Hopefully things will only improve from here.

Now that November is over we can take a look at the statistics for the month of how many homes in Omaha are selling and how many there are left to sell.
If you look back at the numbers for October - Omaha Real Estate Market - October, 2008 - you'll see that the rate of sales is relatively unchanged and we still have over a 12 month supply of homes for sale.
Normally sales slow significantly during December as people are more focused on the holidays but this might be slightly offset by the recent drops in interest rates.

absorption rate: Omaha Real Estate Market – October, 2008 - 11/01/08 04:30 PM
It's the first of November which means that October is history. So let's look at the historical data that October gave us on Omaha homes sales and the number of Omaha homes for sale.
Here is the data.
The number of Omaha homes for sale dropped by 203 from the first of September to the first of October.  The number of sales of Omaha homes also dropped, but by only 45. There is a 12.11 month supply of homes for sale. Quite an increase from last month's numbers when there was an 8.6 month supply of homes in Omaha. Check out … (0 comments)

absorption rate: Omaha Real Estate Market – September, 2008 - 10/02/08 07:51 PM
Time for our monthly update of the Omaha real estate market. From looking at the data below in September there were only slightly fewer closed sales than in August (Omaha Real Estate Market - August, 2008).
There is an 8.6 month supply of homes for sale. This is a slight drop from last month as a result of many sellers taking their homes off of the market. As we move closer to the winter the number of homes for sale will continue to decrease but soon the number of sales will as well. The net result will be longer market times.

For those of you paying attention to the Omaha real estate market, the following information should be no surprise.
Things have slowed down quite a bit over just the last month. In the month of July (Omaha Real Estate Market - July, 2008) there was a 7.49 month supply of homes for sale. Check out the dismal numbers for August:
We now have a 9.10 month supply of homes for sale and this number will only increase in the coming months.
All hope is not lost. Homes are still selling but they have to be priced right. Of course that is … (0 comments)
