When selecting an agent there are a few things that you as a seller should do to verify an agent's track record and background.
The first thing you need to do is verify that the agent is a Realtor® not just a real estate agent. The Omaha Area Board of Realtors' standard purchase agreement includes covers several topics that most people are not familiar with. Last month we reviewed Insurance (Nebraska Purchase Agreement - Insurance). Today let's look at paragraph 22 - Condition of Property.
The paragraph 22 says "Seller agrees to maintain the heading, air conditioning, water heater, sewer, plumbing, electrical systems and any built-in appliances in functional and operable condition until delivery of possession. Seller will allow Purchaser to walk through property with ___ hours before closing to confirm compliance with this Purchase Agreement."

On Friday 5103 S. 81 St. sold. It sold only 33 days after I put it on the market. However it had been on the market with other agents for a total of 246 days!
What did I do differently than the other agents? First I told the sellers what they needed to do to get the home sold (painting, small repairs, removing odds and ends, etc). From walking in the house it was obviously that the previous agents had not done this.

For a variety of reasons often times a buyer wants to move into a house prior to the sale closing. This is known as pre-occupancy or giving possession early. As a seller if you are going to agree to this you need an agent that understands how to look out for your best interests.

Below is a summary of the real estate market in Omaha for the month of March, 2008.
These numbers encompass all residential listings in the Omaha Area Board of Realtors Great Plains Multiple Listing Service.
Compared to February (Omaha Real Estate Market - February, 2008) the total number of listings is down which is uncharacteristic for this time of year. My guess is that a lot of sellers that were unrealistic about what their homes were worth have taken them off of the market.
