Wow! Tucson's market is heating up to match its weather! My last three listings sold in 1-3 days, CASH, and with short closings and very clean offers!
It is my speculation that the warm weather is certainly a catalyst to this increased activity, but I'd think that some of it may be event driven, due to the Tucson Gem & Mineral Show, the Accenture Match Play Championship, and the Rodeo, which all occur in the month of February here in the warm Southwest.

Wow...I find it hard to believe that I will reach 10,000 points so relatively quickly (please, no laughing)! I really have enjoyed meeting so many people so quickly and find this tool (AR) to be an awesome way for like-minded professionals to meet and discuss pertinent issues that effect our industry and career choice.

So, when we last left our suspense-filled story, our "Loan Counselor" had yet to "counsel" my clients and the clients, still clinging on to the advertised and contracted "incentive" from the Builder's Lender to cover up to $4500 towards closing costs, waited patiently to hear how great news from this busy executive, might change their lives. We reflect back to the contract date of February 28th (a Sunny Arizona Thursday) and the following day when the clients submitted their application to the Lender, from whom the response,

So, in our last post we saw Lender's cringing, Agents incensed, and Loan "Counselors" playing paper football, in thier "spare time". Today...the rest of the story.
Well, my clients, still believing in the "system" and wanting to give the benefit of the doubt to the stated response time of "one business day", waited Monday, 3 March to pass, as it did and without response from the...

It seems like it would come natural, but I think we all know that is not always the case. Actually, I am amazed at one of my latest transaction's lending debacle and thus the nature of this post. I had this really deep post I was intending to post this evening, as my second ever post. I was truly excited! Alas, frustrated to no end by the inability to edit my profile and content areas for the past two days, and after hours of frustrating attempts at work arounds, 2 emails to "technical support" (and responding to questions like "what browser are you using"), I opted for a rant. Hey Tucson!!! What happened to the Real Estate Market of "old"?
When I hear folks bemoaning the fact that their neighbor sold there house for a $100k profit, having only owned it for 2 years, I say..."EXCELLENT!!! What a great investment choice that person made!  He followed the time-tested model for investment of "Buy Low; Sell High!".  Now, how does this differ from buying Microsoft stock in the cyclical times of HUGE earning disparities, AND in the same 2 year windows?  Here's the answer...it doesn't!".  This often gets me very confused looks in responses or someone simply vehemently debating my sanity.
