I recently asked a real estate professional to join me on FaceBook, he replied that he does not add other Realtors to his Facebook profile but he does have another facebook profile.

I found that interesting and then I found that many people keep both a professional and a personal profile.

I admit, I liked Facebook a lot better when it was just friends and family, but it has been a great resource for networking with other real estate professionals, some clients and many real estate investors.

So if you maintain two identities, one for just friends and the one for just clients; how do you possibly separate the two. Are you pretending to be something your not in your professional profile? How can you possibly separate the two if your friends are also your clients?

I maintain several websites, numerous blogs and dozens of social networking profiles. The last thing I want is to try to remember which ones I can be genuine in and which ones I have to pretend to be someone else.

In this day of technology nearly anyone you meet and intend to do business with will eventually "Google" your name, will they find more than one of you?

Halloween can be fun and festive for people, but for pets it can be dangerous.  Here are some tips from Turn-Key Properties LLC to help you ensure that your pet has a happy and safe Halloween ...
 
1) Chocolate in all forms - especially dark or baking chocolate - can be dangerous for dogs and cats.  Symptoms of significant chocolate ingestion may include vomiting, diarrhea, hyperactivity, increased thirst, urination, and heart rate - even seizures.
 
2) Candies containing the artificial sweetener xylitol can be poisonous to dogs.  Even small amounts of xylitol sweetener can cause a sudden drop in blood sugar, which leads to depression, lack of coordination and seizures.  In cases of significantly low blood sugar, liver failure has been known to occur.
 
3) Ingesting tin foil and cellophane candy wrappers can pose a choking hazard or cause intestinal blockage.
 
4) Dogs can have lethal tails, wagging all over the place.  Don't leave any lighted candles or Jack-O-Lanterns where they could be knocked over by a wagging tail or curious cat.
 
5) If you do dress up your pet, make sure the costume isn't annoying or unsafe.  It should not constrict the animal's movement or hearing or impede his ability to breathe, bark or meow.  Place a reflective collar on your pet if trick or treating at night. You can also place a flashing LED strobe on them so they can be seen.
 
6) Don't leave your pet outside unattended on Halloween (or on the days preceding or following this holiday).  Halloween pranks committed against pets can be vicious, and black cats are particularly at risk.
 
7) When you do answer the door for visitors, make sure your pet doesn't suddenly head for the door.  In case your pet does escape, make sure that it is wearing proper identification.  Pets with proper identification are much more likely to be returned to their owners.

8) If you decide to ride your horse with a pumpkin for a head, make sure you can see out of the jack-o-lantern.

One page, the Property Management page of one of my websites is perhaps one of the most plagiarized pages on the Internet. It seems nearly every month someone else is stealing it and re-posting it to yet another site.

Copyscape is a great tool for finding people who steal content from your blogs and websites. It will highlight the words that were stolen from you so you can see just exactly how they modified the words, after they copied them from you and pasted them to their site.

Here are a few examples, I have included their email addresses so you can tell them what you think of their practices. Now many people wonder, what difference does it make if they steal your words? After-all isn't it a compliment that you wrote something so well that others copy it and use it?

Well in the SEO world Google and other search engines see it as duplicate content, it lowers your SEO score because they assume you stole it too.

As a broker who has over twenty five years of experience in multifamily properties I like to help investors find deals. Not everyone knows where to find the listings so I thought I would share what is currently on the market with you.

I can't count the number of times I've seen "where sold means more" on someones business card or advertisement.

I wonder what buyers think of that, does that mean that you are looking to get your buyers more money or that you just realize that you get more commission the higher the sale price?

Why not "Where Bought Means Less"!   (TPFIC - tongue planted firmly in cheek)

Hmm, gotta think on that one for a while!

Maybe it would be more correct to say "where purchased means less", or where ... well, you get the idea!

Wow! What a busy week, I've been helping some of the new transfers to the Fairfax Assembly plant in the Fairfax District of Kansas City find homes. Many of them have homes back in Ohio or Tennessee that they still have to sell, many of them are looking to rent until that happens.

One couple from Ohio called me a few weeks ago looking for some property where they can keep a horse. As a horse lover myself, this is something I definitely understand. As we worked on finding them the right home, I learned what really mattered to them.

  1. Five Acres or more!
  2. Equestrian Property
  3. Good schools.
  4. No more than a one hour drive to the Fairfax GM plant.
  5. A pond!
  6. A basement.
  7. A country setting.
  8. Working with someone they felt comfortable with.

We had discussed them coming into town earlier, and I had told them I would be out of town Friday through Sunday. They called me early Thursday morning and informed me they were in town!

Oops! We had discussed the idea that they may come in early but I expected to meet the the following Monday!

Don't panic, just make appointments and gas up the truck, were going to do some serious driving. They had driven all night and wanted to see properties NOW!

While driving to meet them I called several of the agents to schedule showings, I lined them out in my GPS and picked up the family. They were happy to see I was driving a CHEVY, and said they wouldn't use a Realtor® who drove a foreign car!

We drove over 130 miles Thursday, and in all the rush I didn't have them sign an exclusive. The Friday trip was planned in advance and I had no choice but to go.

handshake agreementWe shook hands and I told them I would be back Sunday night. I handed them a stack of MLS print-outs to check out and bid them good night.

Friday and Saturday I had no cell phone service at all. On my way home Sunday I called them to see if they had tried the restaurants I had suggested while they were in Kansas City. I told them we would get a fresh start at it on Monday morning and we would find them a new home.

Checking my messages I found that several agents had met with them over the weekend and they had all tried to sign them up! My clients told them they had shaken hands and that was enough for them.

Monday we drove another 100 miles or so and finally fell in love with a beautiful home on acreage North of Kansas City in a little town called Gower, MO. It had nearly 8 acres, a great pond full of Bass and Catfish, three bedrooms a basement and plenty of wildlife!

We had traveled from Lenexa, KS to Harrisonville, MO back to Lenexa, KS up to Smithville, Lake, Mo and finally wound up in Gower, MO.

Their two little pre-school girls had sat all this time in the confines of the back seat of my truck and been complete angels.

I ordered a pizza to be delivered to my office at 6:30 PM we came back to Kansas City and ate pizza until all the forms were signed.

I really love working with honest hardworking folks who still believe in the value of a handshake!
