Free horse if you buy this propertyForever trying to come up with innovative and out of the box marketing ideas, I sat on this one for some time. Since Kansas has disposed of the old inducements law, I am now free to offer something to my clients to show my appreciation.

Missouri is still stuck in the mud with outdated rules, but thankfully I have the privilege of working in both Kansas and Missouri.

I first called the instructor at the real estate school where I take my CE classes. Brad Barker informedFree hose if you buy this property me he was 99% sure that offering a horse or most any other chattel was OK with the KREC, he also suggested I ask them. So I timidly called the guys in the Capital City and posed a question: Can I offer a horse to a buyer if they close on the deal?

I expected either a stiff "no" or a "sure you can"; what I got was silence. Seems it had to go before the board to be decided. In the mean time I set about deciding what horse I might offer. I asked my wife if we could cut one from the remuda and offer it as an advertising promotion.

My wife is rather fond of her stock and doesn't see them as chattel the way I do. But I built her a website for her "horse business" and in the three years it has been up I don't think she has ever looked at it. So I parked some AdSense ads there for income. Since the horse market crashed even before the real estate market, I have been looking for a way to thin the heard.

Finally after a few weeks I received a letter of confirmation from the KREC, they had decided that offering a horse (or other chattel) was perfectly legal. They did express concern about civil liabilities though so I talked to my Kansas Real Estate Attorney. She discussed it with some other lawyer types and thought I should have a disclaimer.

You've heard the speculation, you've read the blogs, how large is the looming shadow inventory?

As a broker and property manager, who has recently become one of the go to guys for REO, I can tell you the looming threat is ominous!

I am managing hundreds of REO investment properties for lenders who are reluctant to put them on the market, I am doing BPO's for lenders who are moving toward foreclosure on multiple commercial properties.

Lenders are holding back inventory because the market is soft and they do not want to flood the market with more toxic assets. From my experience these toxic shadow assets are mostly inner city investment property. Investors who went belly-up trying to buy and flip, got caught with an inventory that outweighed their net worth.

While I am seeing an increase in suburban foreclosure rates, the vast majority of REO's are in working class neighborhoods and neighborhoods with higher non-owner occupied properties.

The increasing rate of commercial foreclosure is a real concern, as the residential market is already in the toilet, the commercial real estate market is just beginning to dump.

Areas of affluence are now seeing vacancy increases and major anchor stores are leaving the big malls. Where will all this end?

Only the shadow knows!

I just inherited my relatives home, they lived their for 57 years and it needs some work, if you fix it up and rent it out you can recapture your investment from the rent!

My response, I have the crews, contractors and ability to make any kind of repairs to your real estate investment. I am not a bank and any materials or labor performed will need to be paid for before or at the time of completion. If you cannot afford to make the repairs to the property, I suggest you try to find a lender who will loan you the money to make the repairs.

I even got a call once from a guy who had moved a whole house to a new location, he wanted to know if we could just finish placing it on the foundation and making all the repairs so that we could rent it out! In his mind it was a win-win, after about 6 years of rent we might break even, if we charged no interest!

I just built and launched a new web site for less than $10.00 a year. I am working on some others now too. Bates County Real Estate

The trick is to get them up in the search engine rankings, but I'm pretty good at that. So why do I need yet another web site?

Links, referrals, and traffic. As I grow the popularity of this site I gain position on the Internet. As that sight gets more active it boosts the rating of the sites it links to.

One site can't do it all! My first site Turn-Key Properties LLC was supposed to be a one stop shop. Property Management, Investment Property, Commercial Property, Heck even information for consumers.

While my ranking is high, I was loosing too many visitors because what they first saw may not have been what they had Googled that brought them there.

So now I can focus on specific websites for specific property types and services. I twill take a lot of work, but I am accustom to that.

So how did I get a great looking website for less than $10.00 a year? www.weebly.com build your site for free, it will help to know a little HTML and have a basic understanding of SEO. Once it is built go to www.godaddy.com, (you know the one with the girls) and buy your domain for $9.95, then figure out how to change the domain registry to your new www.weebly.com site.

There you go, I've got about four hours in building a kick butt site that will act as a traffic generator and give me leads for other property types.

There are some limitations to the Weebly site, but for what it costs, I can live with it!
