 So just what is a cap rate? a few years ago I posted an article on my website Cap Rate .
Since then I still get a great deal of traffic on that subject, seems to be quite a popular search for the internet.
a cap rate is the method used to convert an estimate of annual income expectancy into an indication of value, by dividing the income estimate by an appropriate rate.
Pretty simple really, Mr. Einstein has the formula on the board above.

Say you live next door to Mrs. Kravitz and she likes to call the city on you all the time. Say you own a rental house and the tenant doesn't use a grass trimmer around the mail box, leaving some tall grass there.
BAM! $200.00! Do not pass go!
That's what is happening in Kansas City Missouri right now! Seems the city council decided there should be no more warning letters, notes on the door, or even a friendly phone call.
If your neighbor calls in and tells the city you have weeds or your paint is peeling... BAM! $200.00!

OMG my BFF just got a text from her LG's LG.....! - 01/24/08 11:04 PM
What's a Grandma to do? I try to keep up with the latest trends, but I have to admit this Granddad ain't hip no more. 
My seven year old granddaughter just discovered texting. For those of you under 30 no explanation is required, but for the rest of you texting is sending alpha numeric messages from cell phone to cell phone.
Poor Grandma had to add a text package to her phone. Now all she has to do is learn the terminology. I did a Google search for "text shorthand"  I came up with some great sites and learned a lot. The dilemma … (4 comments)

LLC's in Missouri are required to have a local contact for their properties.... What? - 01/24/08 08:36 PM
We have all read about the licensing or registration of landlords and investors in many cities across the country. Kansas City, MO recently added a registration process. The form is about 8 pages long and just added yet another layer of bureaucracy to our already overtaxed real estate market here.
 But did you know that if you own real estate in the state of Missouri under an LLC you may be required to file an affidavit with the city clerk listing the person who has management control of that property.

I have my own story about Holly, whom I call Glory. Born on flag day, 2000, I rushed to the hospital to see our newest family member. I cried when I saw her little foot and hands all twisted and deformed. We were all quite shocked and a little scared. We had never heard of amniotic band syndrome.
