property management: Plagiarism, here are a few examples with email addresses of the thieves! Have Fun! - 10/09/09 03:16 AM
One page, the Property Management page of one of my websites is perhaps one of the most plagiarized pages on the Internet. It seems nearly every month someone else is stealing it and re-posting it to yet another site.
Copyscape is a great tool for finding people who steal content from your blogs and websites. It will highlight the words that were stolen from you so you can see just exactly how they modified the words, after they copied them from you and pasted them to their site.
Here are a few examples, I have included their email addresses so you … (10 comments)

property management: Fix my house up for me! Do you get these calls? - 05/11/09 08:42 AM
Do you get those calls? Dear Realtor, or Dear property manager;
I've got this broke down shack that needs a complete remodel, but I don't have the money to do it with. Can you please get it fixed up for me and sell it or rent it out?
After it sells or rents, you can keep what you spent on it and I get the rest!
This is a win-win for both of us and you are just not seeing the great opportunity I am presenting you! You buy the materials, remodel the house and with your skills as a real … (6 comments)

property management: Too Darn Busy to Blog! Business is GREAT! - 06/12/08 11:11 AM
OMG! What a month! I will have to keep this short but we are swamped!
What a position to be in we are turning down business because we are trying to take care of the clients we already have. Running around like the proverbial chicken with.... Well you know the old adage.
These guys may be plucked but at least they still have their heads.
We have added nearly 80 units in the past month, I have several others waiting for us to assist them with their properties. We have decided to manage our growth rather than to risk our reputation.

property management: competitors asking for advice, what do you do? - 04/24/08 05:13 PM
So I get this email from a relatively new competitior in the the Kansas City Market. Seems they are asking me for advice.
Sad but true, if you're the best, then everyone else wants to know how the hell you do it. So do you give free advice to your competitors or do you hold your secrets close to the vest. Or do you blog about it?
Well, I do all of the above, I have no problem offering advice, I teach classes, my wife is the president of the KC Chapter of The National Association of Residential Property Managers. I am the … (10 comments)

property management: Kansas City Property Management Companies, unlicensed or licensed? - 03/23/08 02:46 PM
Once again I have taken over the management of an apartment complex that the previous managers fouled up. Of course I recognize the name of that company. While unlicensed, not certified, accredited or even educated in property management they keep taking on more business.
In this era of residential real estate sales slumping, it is pretty common for me to see new property management companies springing up. Seems every agent who can hang a shingle is now calling themselves a property manager. With the rental market making a comeback and sales dying, agents are piling into the property management industry.
But Missouri requires … (1 comments)

property management: Don't Buy this property! Free advice, I've got to figure out how to get paid for this! - 03/06/08 04:23 PM
A few years ago an investor came into my office to ask me to manage an apartment complex in Grandview, MO he was buying. He was getting such a good deal that a few vacancies were not going to be a problem. I asked him for some details and we talked about the income potential for the property. The property was marketed as fully occupied and the rents were fantastic. The asking price was great considering the income potential.
Well, except that I knew the property, I knew the area and I knew the market would never support a 100% occupied property … (3 comments)

property management: Renting horse property and equestrian facilities. Property management of equestrian property. - 02/05/08 04:27 PM
Renting that horse property has a few more details than just renting out a house in the suburbs.
Among the items to consider are: How many horses can the acreage support?Does the tenant plan to use the property for a commercial horse related enterprise? What kind of liability does the horse operation pose to the owner and the property manager? What kind of legal restrictions are there on property type and use?Is your property really horse-safe?   Well, the answers depend on a number of factors, the number of animals a particular property can support depends largely on where the property is … (9 comments)

property management: But you must pay the rent, Rent collection strategy that works! - 02/05/08 02:48 PM
Ole Snidely is one of my all-time heroes, he had a simple motto.... But You Must Pay The Rent!
But you must pay the rent!
I am amazed at the number of times I have encountered landlords and even property managers who accept partial rent or even no rent. Tenants are like children they will try to get away with anything you let them get away with.
I remember one tenant who was responsible for $1 a month, Section-8 paid the rest. It never failed, come the fifth of the month I was knocking on her door looking for my $1.

property management: Firing a Client, getting rid of the time wasters, crazy clients and money losers - 11/01/07 02:22 PM
Have you ever set out to figure out just what the profitability of each of your clients is? I just read a great article. http://www.businessweek.com/magazine/content/07_44/b4056431.htm?campaign_id=rss_smlbz Amy Barrett nails it in this great www.businessweek.com article; well worth the time to read it. Of course I can't post it here but I can provide a link.
I thought of this as it relates to sales of property and property management. And found there are some listings, and some clients we just need to fire! Asking 200K for a 90K property and refusing all reasonable offers, asking too much rent, refusing to clean up or … (8 comments)

property management: Ethics, Fraud and deceptive sales practices. What would you do? - 08/29/07 03:58 PM
Say you knew of brokers, agents or another entity who is engaging in unethical behavior. But you know they have far greater resources and connections than you do. Those resources and connections could make your life pretty ugly
You know that this entity is over-pricing property, taking advantage of buyers, fudging income and expense numbers and possibly getting questionable appraisals.
BUT you have no actual evidence..... You have had several clients who have purchased property from a particular entity. That entity promises significant returns on investment, they rehab properties in low income neighborhoods and sell them, while vacant with exaggerated rental figures. Touting that they get them at a … (11 comments)
