How do you react when a Seller or Buyer asks you to give them a portion of your commission? Do you immediately get defensive? Do you start explaining how your commission is split and how many expenses you have as a licensed Real Estate agent?
I recently read an article on ActiveRain about a Seller asking their agent to make up the difference between the contract price and a low appraisal. There are many ways to be an advocate while still presenting yourself as being a collaborator. The party on the other side of the table can leave "feeling" as if they have won or were able to reach a compromise when the reality is they accepted the exact terms and conditions we wanted them to accept.In my opinion, most of negotiating is about the presentation.My wife says I'm manipulative when the reality is I'm just an excellent persuader. I don’t think my mairrage will survive this.

Folks, as you may know, Borrowers (Sellers) are often required to make a cash contribution to the Investor or Mortgage Insurance Company in order for the Short Sale to be approved.
There are several reasons why the Borrower may be asked to do this:
They are not late on their payments.
They have a good credit score and are current on their bills.
It’s an investment property.
A contribution is required in order to Waive the Deficiency.
They have cash on hand and/or large retirement fund accounts.

Title Companies handling Short Sale "negotiations" is the new trend in my area. I quote "negotiations" because they don't really handle negotiations at all. Instead they do what Title Companies do....shuffle paperwork. Here's an excerpt from one National company's solicitation to agents.

Am I Now A Florida Short Sale “Expert”? - 11/12/11 12:37 PM
I don’t think so. Even though my new CDPE designation says I am!!! Yes that’s right I am now a Certified Distressed Property Expert (R).
As you may know, my partner Wendy Rulnick and I own the most active Short Sale Network in the World at ShortSaleSuperstars.com and we have been teaching agents how to do short sales for several years now. BUT....we are not Short Sale Experts.

I know it’s hard to believe. But it’s still true. You may qualify for a cash incentive*** from your Lender to do a Short Sale.
***These programs are not available to all Sellers and the incentives may vary from State to State.
Here are the Short Sale Incentive Programs that I am aware of:
HAFA. Home Affordable Foreclosure Alternative. Lender will pay the Seller $3,000 as a Relocation Assistance. Only for primary residences.

Hi Folks, I read an article from a Realtor(R) about the struggles she is having and how she has reached a crossroads and has to decide whether or not to stay in the business (I'd link to it but it's a private post).

Her article got me thinking about my own situation a few years back. The market in my area crashed in mid 2006. My income dropped over 80% in 2008. In the middle of it all my wife had major medical issues.
