We also had 611 Unique visitors this week and 5,282 page views. 23% of our traffic is coming from the search engines. What that means is that we have buyers and sellers visiting the site.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;In fact,&lt;/strong&gt; we actually had a couple of sellers join this week. So&#8230;..we want them to be able to search for a Short Sale SuperStar. With that in mind we have made a couple of changes this week to make it easier to use the search function. But in order for the search function to work properly we need your help. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Please go to your personal main page***&lt;/strong&gt; (My Page) and right under your picture click on manage my page. Then click on profile. If you scroll down you&#8217;ll notice we changed the profile questions. Add your first name, last name, State and city.&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;Hi folks, &lt;/strong&gt;Miracles do happen. After many months of phone calls, updating documents and keeping the buyer on track we finally received an approval to close on a Bank of America Short Sale.&lt;/p&gt;
&lt;p&gt;Only one small issue........they approved the wrong Buyer and the wrong contract!!!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So, we start over. &lt;/strong&gt;&lt;/p&gt;

Don't we interact every day? &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Why do I need time to &quot;find my voice&quot;?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If I have to follow guidelines and advice on How, What, When and Who then wouldn't that mean I'm not being myself? Shouldn't we have learned this stuff when we were children?&lt;/p&gt;

My market is saturated with foreclosures and Short Sales. Because of this, the listing price means nothing. The listing price is normally quite a bit lower than what the property will eventually sale for.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The purpose of a low listing price&lt;/strong&gt; is to create a bidding war. I completely understand this strategy and have no problem at all working within the rules of this &quot;game&quot;.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;My Buyers are counseled&lt;/strong&gt; to make offers based on the value of the property not the list price. This is very important for Buyers and their agents to understand when working in this kind of a market.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;How many of you have had Buyers&lt;/strong&gt; that insist on offering below listing price on every property&amp;nbsp; they look at? How many of you counsel then to do this? Is the extent of your counsel telling Buyers to offer 90% of list price? Be honest. When was the last time you prepared a full blown &lt;span class=&quot;misspell&quot;&gt;CMA&lt;/span&gt; (Comparable Market Analysis) for a Buyer?&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Do you even know how to prepare a market analysis?&lt;/strong&gt; From some of the offers I see coming in on my listings my opinion is that..no..you don't. Your Buyers are missing out on properties because they are hung up on the listing price. Your job is to make sure this is  not a stumbling block for them. BUT&amp;hellip;it doesn&amp;rsquo;t mean it&amp;rsquo;s any more real than putting in time and effort. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The point is&lt;/strong&gt; that ALL leads have a cost associated to them. If we are to run a successful business we have to make sure that the cost is less than the return. ROI (return on investment) needs to be a positive number after we factor in time, money and effort (investment).&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;So it&amp;rsquo;s my opinion&lt;/strong&gt; that the folks that state &amp;ldquo;I never pay for leads&amp;rdquo; are the folks that are not generating any leads and are depending on someone else to carry this expense. That someone else is their Broker or team leader (lead provider). &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;If your lead provider is carrying the expense &lt;/strong&gt;of getting you leads then you best be prepared to work them so they get a return on their investment or&amp;hellip;&amp;hellip;&amp;hellip;&amp;hellip;.you become the expense. We get up every day and do what we need to do to generate NEW business. Our &amp;ldquo;job&amp;rdquo; is finding income. When we find enough of it we are then able to hire others to go pick it off the trees for us. Pickers are necessary but the reality is just about anyone can do it. &lt;br /&gt;&lt;br /&gt;If you want to have a lasting career in Real Estate don&amp;rsquo;t be just a picker. Learn to be an income producer.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;A producer brings income with them.&lt;/strong&gt; You have far more value to Brokers. You are bringing us the thing we are looking for&amp;hellip;..income. &lt;br /&gt;&lt;br /&gt;So, if I were a new agent, I would be spending time every day learning how to generate business. This is by far the most important skill for you to develop. I use the word develop because it is an on going concern constantly evolving and changing directions depending on where the current market leads you.&lt;br /&gt;&lt;br /&gt;Once you learn how to generate business you will have lasting security in Real Estate.       <title>Buyers don't suck......do you?</title>

The author/agent had shown them houses for several days&amp;nbsp; only to have the Buyer end up purchasing a home through another agent. As alway there were many agents in the comment section calling the buyer names. I have never agreed with the &quot;Buyers are Liars&quot; mentality so want to share my thoughts on this.&lt;/p&gt;

Why are you working with Buyers before they have agreed in writing to work with you? I just don't get it. I don't expect a Seller to pay me just because I spent an hour or so of my time &quot;pitching&quot; them on my services. They have to decide to hire me and then we do an agreement in writing. Why should Buyers be any different? Why do REALTORS&amp;reg; try to sell Buyers a house BEFORE they have sold them on their services? It doesn't make any sense at all. &lt;strong&gt;It's ass backwards.&lt;/strong&gt;&lt;/p&gt;

They are not loyal because you haven't asked them to be. Buyers just want to buy a house. That's it. They don't care about your gas money, expenses and time. Nor should they. You don't. If you did, you would have a signed agreement guaranteeing your compensation.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;&lt;strong&gt;Folks, this all may sound harsh&lt;/strong&gt; and I am sure you have 100 reasons why getting a Buyer's Broker Agreement signed &quot;won't work&quot; or &quot;will scare the Buyer away&quot; or &quot;nobody does that in may area&quot; or a myriad of other excuses of why you can't. Bottom line is, if you can't get a Buyer's Broker Agreement signed you have not done your job. You have not sold the Buyer on your services and your value. You are making the choice to work and HOPE you get paid. And it's your right to do that. Just remember it's also the Buyer's right to look elsewhere and/or purchase through another REALTOR&amp;reg; or builder after YOU have wasted your time. The Buyer did not waste your time. You did. Take responsibility for your actions and quit blaming the consumer for your lack of professionalism. &lt;strong&gt;Up your game.&lt;/strong&gt;&lt;/p&gt;

And that's a fact.&lt;/p&gt;
