As some of you may remember I was a HUGE fan of Range Pricing for many years. When we first opened Tutas Towne Realty 13 years ago Range Pricing was our UVP (Unigue Value Proposition).
I haven't used Range Pricing since the market changed in late 2006. It made a lot of sense when the market was moving upward. It doesn't make sense today.
You can see by the comments in this article that many agents didn't get it and some buyers didn't like it. But none the less it worked. My properties sold quicker and for more money using … (24 comments)

I woke up today in such a good mood. My Seller, mentioned in my last post, received his money late yesterday afternoon and I had a pretty light schedule today. Then I read my E-mails only to find that our MFRMLS rules have just been changed and the rules relating to Range Pricing have effectively been altered enough to make this technique worthless. I was so excited today. I got a call from a Realtor that had just showed one of my listings and his Buyer wanted to make an offer. This was exciting because I just placed the property on the market last week. It was an expired listing and a brand new home. The folks that own it had closed on it back in March with the intention of flipping it for a small profit. It's a great house. 2 stories, 4 bedrooms, 2.5 baths and 2093 sq. ft. of living space. Today, I worked on pushing one of my deals towards closing. The usual stuff, make sure title work has been completed and forwarded to the lender, get the appraiser in, check on the status of the survey and order payoff info. All is going well and according to schedule. The closing is scheduled for this Tuesday the 31st and it looks like we will make our closing date. This seems like it may be a pretty boring post about a normal closing BUT here’s the kicker, this deal was negotiated yesterday!! That’s right yesterday. I wrote a post a while back explaining “Range Pricing” and how it works. There are still many Realtors who don’t understand this technique and are hesitant to use it. But that’s ok, it is definitely not for everyone and quite frankly, if more Realtors used it, I probably would not have the same success with it, that I do. I have found over the years, that most Realtors do not want to think out of the box and are happy to stick with the status quo. It seems to be the popular phrase in my market right now. “I’m not giving my house away!” Nope, you probably won’t have to either. Let’s analyze this Mr. Give A. Way. You bought your house 20 months ago for $128,000 with no money down. Today the “True Value” of your home is $250,000 and you have been on the market for 6 months at $275,000 with no showings. Had a listing appointment today. Yes, I know it's Sunday and I don't normally work on Sundays, but hey, I'm the Broker, I make the rules and I can break the rules. It was either today after Church or during the week at night. Well figured I would already be dressed in my "Sunday go to meetin cloths", so what the heck, I'd drive on over there. I'd still be home in time to cook lunch for "The Lovely Wife".

Took a listing a couple of weeks ago. Seller is an out of area Investor who had bought a new home to flip for a profit. Fortunately he bought right and this can be achieved. Contacted me off an expired listing mailing. He had been on the market for about 9 months with no offers. I pulled up his details in the MLS and it looked like the house was priced right at $205,000. So I told him I would go out and have a look to see why it hadn’t sold.
