I was talking to a potential seller the other night, and she was telling me about the various agents she had interviewed without mentioning any names. One, she said even brought her a 30 page book of comps for her property. She was really impressed. The property is in a more rural area but on a moderately priced golf course, so I guess you could say it's a golf course community. What do we look for in an assistant? Well, we've learned a couple of hard lessons. One is to look not only for skills but also for work ethic.We thought we had one assistant who could handle marketing, get everything into a system, do the paperwork and handle transactions. We only had one problem.We never knew when she would be there. First, it's the daycare, then it's food poisoning, then it's injuring herself on a 4-wheeler. Since we have gotten involved with a coach and reading several real estate best sellers, our whole world is turned upside down. She made us step outside of ourselves and take a better look at where we are. We're looking for some great comebacks when the seller says, "I don't care about the comps. I already know what price I want (way too high)."At one of our training sessions, our fearless leader had one comeback we liked:"Let me see. At that  price we will need a 2-year listing."Got any other good ones?By the way, how do we gracefully decline a really overpriced listing?
