Another month rolls on, summer is now officially in the rear view mirror, as we start off the fall season looking back at sales during August in the north county area. This month we are going to start giving our “power rankings” of the different municipalities and will post the blogs starting with the lowest ranking and continuing through the star of the month. What a difference a month makes and a lot has happened since we last updated the pending sales data in the north county area. The biggest news affecting us all was the downgrading of the credit rating of the United States. One would think that would make interest rates jump but alas the Fed jumps in and announces they are going to try and keep them artificially low for at  least the next two years.  I, for one, certainly hope they can but I think that was more posturing in order to calm the equity markets more than anything else.

Condominium sales fall to 7 month low in Juno Beach
After what has been an unbelievable spring and summer buying season I was chomping at the bit to pull the final numbers for home sales throughout the region for July. With all the negative news on the economic road map perhaps the best bit of news was the Fed’s announcement of yesterday that they will keep rates artificially low for at least 2 more years. Great news indeed for homebuyers but let’s see if they alone can keep rates down this low.

Watching the inventory levels continue their monumental drop has really been a thing of beauty. Month after month we report new annual lows in home inventory levels throughout the north county area. This month is no different as we again need to adjust the scale on our charts to handle the new lows. Every month at this time we take a look at the level of pending real estate sales in the north county area as it is the most important metric when determining what future sales will be. Everyone had an amazing spring with stronger sales than we have had in years. Interest rates remain at historic lows, we have seen an interesting drop in foreclosures and inventory levels are at year long lows. Sales reported here for June were tremendous and things are looking up. Or are they?

Last month we reported how sales had fallen during May as we transitioned from a very strong spring buying season into the summer months. This morning I started off the monthly updates with Hobe Sound and the numbers look excellent for June which was great news indeed. Then I moved on to condo sales in Juno Beach and got a totally different picture. After Juno Beach condominium sales jump over 100% last month February sales also show continued strength
After three months in a row, where we saw only 2 condominium closings in each month, closings in January jumped over 100% to the highest level we had seen since September of 2010. During February we saw this strength continue and our local MLS system shows a total of 4 successful closings as of this mornings’ update. That compares with 5 sales in January and again the 2 highest monthly total we have seen in 5 months.

Pending and contingent home sales data are very important metrics when determining how strong real estate sales will be in the months ahead. I like to carefully review this information for each of the communities where I am most active on at least a monthly basis as it gives me a heads up on what the future might bring for my clients.

Interest rates have been down the first couple weeks of the new year which is a most welcome reprieve from the hikes we had seen the last few weeks of 2010. Today, we are taking our last look at sales levels in some of our market areas for last year and in Juno Beach condominium sales were flat. During December our local MLS system shows a total of 2 successful closings as of this mornings’ update. That compares with 2 sales in November and in fact is the third month in a row we have been stuck on that number.
