juno beach homes for sale: Juno Beach Condo Sales Down in October - 12/03/11 08:41 AM
Juno Beach Condo Sales Down 33% in October
Still trying to catch up after a well deserved vacation and a return to a south Florida real estate market that is hot, hot, hot. While I quit reading the newspaper and listening to news on the TV I get more than enough from the internet and know how the talking heads report how bad everything is with the economy. Somebody forgot to tell home buyers how bad it is because they continue to spark the amazing rebound we have seen this year. Particularly strong is the single family home market and well … (0 comments)

juno beach homes for sale: Juno Beach Inventory Increases for the 1st Time in 6 Months - 11/27/11 06:59 AM
Juno Beach Home Inventory Levels Jump 11%Wow what a little havoc a well planned holiday can play. Working like crazy to ensure I took care of my clients before leaving the country on a little vacation then coming back to a real estate market that is on fire has put me behind on my blogs; way behind. With the Thanksgiving weekend upon us I knew the annual slowdown we experience this weekend would allow me to catch up and for that I am thankful!
Real estate sales throughout the north county area have had a strong showing for most of the … (1 comments)

juno beach homes for sale: Pending Home Sales Jump in Juno Beach - 10/16/11 06:52 AM
Juno Beach Pending Sales Increase for 1st Time in 3 Months

The local real estate market continues to chug on down the road towards another season and our northern friends can already be seen around town. Every time I drive by one of the clubs a truck is out front unloading cars. It will be interesting to see the impact they have on real estate sales in the upcoming months. One thing for sure is the market is constantly changing; this week interest rates were up considerably as were foreclosures for the second week in a row. Inventory levels … (0 comments)

juno beach homes for sale: Juno Beach Condo Sales Top This Months "Power Rankings" - 10/08/11 01:37 AM
Juno Beach Condo Sales remain Unchanged for 3rd Straight Month
Another very interesting week on the front lines in the south Florida real estate market. Of note is a significant increase in foreclosures in Palm Beach County, the continuation of declining inventory levels and interest rates that remain at all time historical lows. We also say goodbye to Steve Jobs who made a bigger impact on our technological world than anyone; as I type this blog on my MacBook while listening to music on my iPod. We tend to see the market through our own eyes and thankfully I am as … (1 comments)

juno beach homes for sale: Juno Beach Inventory Levels Continue to Decline in September - 10/02/11 12:45 AM
Inventory Levels Continue to Drop in Juno BeachReal estate sales throughout the north county area have had a strong showing for most of the year but we have seen some a little softening over the past couple months. In a week or so we will be releasing the final September sales numbers and while it is still a bit too early for accuracy we will probably see those trends continue. Sales in the $1,000,000+ price ranges are showing strength, interest rates remain at record lows, and inventories as we have been reported continue to shrink. Interesting times indeed on the front … (1 comments)

juno beach homes for sale: Juno Beach Pending Home Sale Down Slightly - 08/19/11 11:26 PM
What a difference a month makes and a lot has happened since we last updated the pending sales data in the north county area. The biggest news affecting us all was the downgrading of the credit rating of the United States. One would think that would make interest rates jump but alas the Fed jumps in and announces they are going to try and keep them artificially low for at  least the next two years.  I, for one, certainly hope they can but I think that was more posturing in order to calm the equity markets more than anything else.

juno beach homes for sale: Juno Beach Condominium Sales Remain Sluggish in July - 08/11/11 06:04 AM
Condominium sales fall to 7 month low in Juno Beach
After what has been an unbelievable spring and summer buying season I was chomping at the bit to pull the final numbers for home sales throughout the region for July. With all the negative news on the economic road map perhaps the best bit of news was the Fed’s announcement of yesterday that they will keep rates artificially low for at least 2 more years. Great news indeed for homebuyers but let’s see if they alone can keep rates down this low.

We started off this months update with single … (3 comments)

juno beach homes for sale: Juno Beach Inventory Levels Down 30% from Annual Highs - 08/08/11 10:02 PM
Watching the inventory levels continue their monumental drop has really been a thing of beauty. Month after month we report new annual lows in home inventory levels throughout the north county area. This month is no different as we again need to adjust the scale on our charts to handle the new lows. No doubt we need to see these levels maintain and while it is making it ever more difficult to find price driven buyers to homes that meet their expectations no doubt this is a critical metric for future price appreciation.Last month in Juno Beach inventory levels continue to … (1 comments)

juno beach homes for sale: Pending Home Sales in Juno Beach Post Another Solid Showing - 07/16/11 01:07 AM
Every month at this time we take a look at the level of pending real estate sales in the north county area as it is the most important metric when determining what future sales will be. Everyone had an amazing spring with stronger sales than we have had in years. Interest rates remain at historic lows, we have seen an interesting drop in foreclosures and inventory levels are at year long lows. Sales reported here for June were tremendous and things are looking up. Or are they?

Our May 15th reports throughout the north county area showed pending sales at … (1 comments)

juno beach homes for sale: Juno Beach Condo Sales Disappointing in June - 07/09/11 11:04 AM
June Condo Sales in Juno Beach Anything but Hot
Last month we reported how sales had fallen during May as we transitioned from a very strong spring buying season into the summer months. This morning I started off the monthly updates with Hobe Sound and the numbers look excellent for June which was great news indeed. Then I moved on to condo sales in Juno Beach and got a totally different picture. During the month our local MLS system shows a total of 4 successful condominium closings in Juno Beach as of this mornings’ update. That compares with 10 sales in … (2 comments)

juno beach homes for sale: Juno Beach Home Inventory Levels Down Over 33% - 07/02/11 03:01 AM
A couple weeks ago I took an advance look into inventory levels in Palm Beach County and at that time it looked like we might see a slight uptick when I completed my monthly report. But alas, here we are at the beginning of another month with another report of declining inventories throughout northern Palm Beach County. Finding the right home for our clients continues to become more and more difficult. This month in Juno Beach inventory levels continue to go lower and this marks the 2nd straight decline and another new record low. The net inventory of real estate currently for … (1 comments)

juno beach homes for sale: Juno Beach Pending Home Sales Down but Still Near Year Long Highs - 05/15/11 09:19 PM
Thirty days ago I reported here how every one of my main market areas in north Palm Beach County with the lone exception of Palm Beach Gardens reported increases in pending home sales for the third month in a row, most of which set new year long highs. These statistics showed a local real estate market that continues to recover quite nicely. Once again I was excited to get back to the data this month and see what has transpired since then but based on the activity I am seeing things continue to get better and better on the real estate … (0 comments)

juno beach homes for sale: Juno Beach Home Inventory Levels Remain Near Annual Lows - 05/02/11 03:01 AM
It is remarkable how happy everyone is around the office these days. Keller Williams Realty in Jupiter continues to thrive and grow and everyone seems busy, busy, busy.  Inventory levels, as reported here every month at this time, continue to drop which shows how well the local real estate market has been recovering. Sales remain strong and there is truly a shortage of quality homes in the below $400,000 price categories. Working with numerous clients trying to find a home is difficult and we are often faced with multiple offer situations. Local inventories are full of homes that have quality issues … (0 comments)

After falling slightly in February Juno Beach condominium sales sales soared like an eagle during March jumping 100% to a new yearly high. juno beach homes for sale: Juno Beach Inventory Levels at Yearly Low - 04/02/11 08:32 PM
Last month at this time we reported decreases in the inventory levels in most of the northern Palm Beach County market areas. As the real estate market continues to recover it is important that we start to see these declines continue. Sales remain strong and there is truly a shortage of quality homes in the below $400,000 price categories. Working with numerous clients trying to find a home is difficult and we are often faced with multiple offer situations. Local inventories are full of homes that have quality issues and many of these are hard to sell and therefore skew the … (0 comments)

Last month at this time we reported increases in the inventory levels in most of the northern Palm Beach County market areas. As the real estate market continues to recover it is important that we start chipping away at some of the inventory levels. Sales remain strong and there is truly a shortage of quality homes in the below $400,000 price categories. Working with numerous clients trying to find a home is difficult and we are often faced with multiple offer situations. Local inventories are full of homes that have quality issues and many of these are hard to sell … (0 comments)

juno beach homes for sale: News Keeps Getting Better; Juno Beach Pending Homes Sales SOAR 200% - 02/15/11 03:28 AM
Pending and contingent home sales data are very important metrics when determining how strong real estate sales will be in the months ahead. I like to carefully review this information for each of the communities where I am most active on at least a monthly basis as it gives me a heads up on what the future might bring for my clients.

When a bilateral contract is entered into there are typically contingencies, historically mainly for home inspections and financing, but in today’s world many times they are short sales waiting for third party, or bank approval. Once these contingencies … (0 comments)
