      <title>Loan Officers dragging thier feet</title>
      <description>&lt;p&gt;&amp;nbsp;I have had some problems with loan officers not handling thier duties iin a timely manner. Not all of them, but a few transactions that were not handled the way they should be done to get a house closed. I had to move the loan package from one lender because of the most absurd questions and delays. We went to another lender and bam, it was done !!&amp;nbsp; &amp;nbsp;Just needs to have something done to minimize these absurd requiremenst ask by lenders..&lt;/p&gt;</description>

      <title>Rural property BPO's</title>
      <description>&lt;p&gt;&amp;nbsp; How many of you that do BPO's on rural property have trouble making the asset companies understand your information? Useing the same BPO form for rural properties as surbuban properties makes it so hard to reflect the true information about a property thats located in the middle of nowhere.&amp;nbsp; Some comps are 10 miles away and thats all there is to use. Then the asset company says&amp;nbsp; whats the name of the subdivision and how many homes in the neighborhood are for sale?&amp;nbsp; I work with some asset companies that understand this and say put in there what you have, then some are stuck on thinking rural property comps and info is the same as properties in town.&lt;/p&gt;</description>

      <title>Asset Companies</title>
      <description>&lt;p&gt;&amp;nbsp;Anyone dealing in REO's having trouble with asset companies that do not take care of thier end very well?&amp;nbsp; Some put lockboxes on thier properties, lockbox is never ut on the property? Or they will not have it rekeyed in time then thye whine because its not in MLS. I know they are swamped right now, but still making our end more difficult really makes thier end more difficult.&amp;nbsp;&amp;nbsp; I know asset companies have different responsibilities they do, some rekey, some dont, and same with trashouts. But it still frusterating to be left with a property that isnt ready to market..&lt;/p&gt;</description>

      <title>Opinions on the market ( news coverage too )</title>
      <description>&lt;p&gt;Is this market crazy or what? I know darn good and well public perception due to some very goofy media coverage is running the market at the moment. I learned that if someone is not activley selling real estate (as I have done for 29 years) what they tell me doesnt really hold much water. some of&amp;nbsp; news people and number crunchers cause more problems than they solve. So if they are not showing house and listening to buyers and sellers face to face everyday, thier opinons do more harm than good.&lt;/p&gt;</description>

      <description>&lt;p&gt;How many of you like this&amp;nbsp;style of home&amp;nbsp;? Big one story sprawling homes with open floorplans.Ones that you think of Matt Helm walking through the living room.&amp;nbsp;What a shame to see&amp;nbsp; many of them being torn down to make room for Macmansions, ( big ugly new homes.) Seems peoples imagination and desire to preserve class is out the window.( No pun intended )&amp;nbsp;Thanks to the&amp;nbsp;buyers that have restored some of the classic homes back to the original style.&lt;/p&gt;</description>

      <title>Proof of funds letter with sales contract on foreclosures !</title>
      <description>&lt;p&gt;&lt;strong&gt;In dealing with forclosures for over 15 years, I have never seen so many people that want to make offers without thier proof of funds letter.&lt;/strong&gt;They seem so reluctant about providing one.&amp;nbsp; The asset companies that I handle property for are very serious when they say send proof of funds with every contract or the contract will sit until proof of financing is provided.&amp;nbsp; Maybe all the hoopla about foreclosures in the news is making&amp;nbsp;buyers think they are giving the houses away.Those days are far gone!!&amp;nbsp;In the DFW area that is not the case considering the market is holding its own and they are selling pretty darn good.&lt;/p&gt;</description>

Thie Azle High School band finsihed 13th in the state finals in San Antonio earlier this month. So our Christmas parade should be fun for everyone.</description>
