On more than one occasion in the last two weeks I have had conversations with sellers and other Realtors in Santa Cruz.  The perception during these discussions is that nothing is selling over $1,000,000.  Oh what a pessimista view...  By nature I do tend to be an ottomista but I will back up my view of Santa Cruz Real Estate with facts.

Home Buyers and the New Carbon Monoxide Law in CA - 07/20/11 01:11 AM
I recently sat in a Women's Council of Realtors luncheon with a speaker from C.A.R.  During the very informative talk on legal updates in California the topic of Carbon Monoxide Detectors came up.  The speaker stated that it was not going to be the job of the Realtorto police homeowners compliance with the new law requiring them to have a Carbon Monoxide Detector in their home because the requirement was for all homes, not just those for sale.  Yesterday I received an interesting email.  The email stateed that Appraisers are being required to state where a home is compliant with the … (12 comments)

I make breakfast for my office once a month, the first Tuesday to be exact.  We have had quiche, waffle stations, hash browns, egg scrambles.  Recentlly my husband and I prepared a homemade Rigatoni bake with salad and french bread... Okay not breakfast but lunch.  It is amazing to me how much food brings people together.

Short Sale Deficiencies in Santa Cruz CA - 07/17/11 07:36 PM
Governor Brown signed Senate Bill 458 yesterday which prohibits a short sale deficiency judgment whether a lender is a senior or a junior lienholder in a short sale. The previously signed bill enacted earlier this year protected the seller from first lienholders seeking  short sale deficiences in short sale transactions.  Any short sale consisting of one-to-four residential units closing after the signing of Senate Bill 458 will now prohibit the deficiency. 
Any short sale that closed before the signing of the bill on July 15th is subject to a possible deficiency judgment by junior lienholders.

Home grown in Corralitos CA - 07/17/11 06:55 PM
I am so excited to share pictures of this years organic garden.  It's only the middle of July but what a harvest we are going to have!  Over the last few years we have become quite good at composting and the fertilizer produced seems to be working in our home garden in Corralitos.  The compost tea we make gives our vegetables the periodic feeding they need as evidenced by the seven foot tall heirloom tomato plant in our large box.  Our home garden consists of two 4x8 boxes and one 8x8 box. As if the original boxes weren't enough we have oozed into other areas … (2 comments)

We got some beautiful pictures at Rio Del Mar the other day and I just had to share.  What a beautiful place to live and play.  Cafe Rio recently reopened with new ownership and management, and Pixies is a great place to pick up a little lunch before heading to Rio Del Mar Beach.  The ocean front homes pictured are on Beach Drive.  There are presently six homes listed for sale ranging from in price from 1,099,000 to 3,400,000 on Beach Drive in Rio Del Mar.

New Law Regarding Carbon Monoxide Detectors This is an updated post regarding California Senate Bill 183 which was signed into law earlier this year. California Senate Bill 183 was signed into law to regulate the installation of Carbon Monoxide detectors. The law is a two-part law that requires an update to the Transfer Disclosure Statements used in a real estate transaction, and puts into law the Carbon Monoxide Poisonng Prevention Act of 2010. This is a favorite in our home and very easy to make.  Even the finicky 12 year olds love it!!   This made a nice pot of chicken/corralitos market andouille gumbo with enough for luch the next day or dinner a  second night.
Ingredients

Santa Cruz is known for many things; the Monterey Bay, beautiful beaches, big waves, Natural Bridges, Monarch butterflies, the Santa Cruz Pier, and Lighthouse to name a few.
The Santa Cruz Beach Boardwalk celebrated it's 100th anniversary in 2007.  Since then there have been some milestones with the Santa Cruz Beach Boardwalk historic rides.  The Looff Carousel is celebrating it's 100th anniversary this year.  The Giant Dipper is the 5th oldest roller coaster in the nation and is still in its original location.   Both the Carousel and the Giant Dipper have been designated National Historic Landmarks by the U.S. National Park … (0 comments)

Seacliff is a fantastic residential neighborhood in Aptos.  This area is highly desirable because of the close proximity to Seacliff Beach;  Most homes are just blocks away.  Easy access to Hwy 1, shopping and dining are also key points to the desirability of Seacliff.  Styles of homes in the area range from beach bungalow, cottage, contemporary and ocean/bluff front.  There have been 10 reported sales in the first six months of 2011 with a low of $390,000, high of $1,075,000 and average sales price of $620,000.
