Getting points!! - 04/08/07 01:48 AM
I have no idea of how I get points on some things. What are Invite points, linking points, bonus points, and other points? I have looked at others profiles and some have huge numbers in those sections. I wanted to know if someone could help me understand how to get and use these things. Please help I would love to hear back from you.

I love active rain!! - 04/05/07 01:39 AM
I have to say, I have only been a part of this for a short time. I have found that the networking  on this site is one of the best. I spent a lot of time here posting and reading blogs. I have asked some good questions and have found that the members are very helpfull. If I do something I am not suppose to do, people take the time to write me and let me know.
I just wanted to see what other people think. I have wondered why people do not post pictures with the blogs? I am still learning … (18 comments)

Do your clothes matter? - 04/04/07 01:46 AM
In an office setting, I have always triedto look my best any time I go there. I have walked into closings and people are wearing jeans. Now I know that a lot of people don't "dress the part". I have been thought that what you wear is important.
I would never dress in jeans any time that I am working. I at least wear dress pants and a nice shirt. What's the deal? Has the office changed at some point and I didn't get the memo?
What do you think? Should an office have a dress code? More and more places seam to … (62 comments)

What to do if a builder takes your buyer? - 04/04/07 01:15 AM
Have you ever lost a buyer to a builder? I'll tell you a story about what happened to me. Let me know what you would do.
I was working with a buyer for about a month or so showing and registering them with each builder in town. I gave them a booklet about what to do if they go to a site by them self's. I gave them my card to give the agent on site and all that.
One day they come in and tell me that they found a site they liked, and they wanted to sign a contract. I thought … (16 comments)

What's the best way to tell a seller thier home is bad? - 04/03/07 11:40 PM
I recently went on a listing appointment and I walked in and the house and it smelled. It was a mess. At first, I thought I was on a hidden TV show or something. I could not believe that a person, number one, could live like that, and two, know that I was coming to list the home and have it look like that.
As I walked around the home, I had to hold my breath at times because of the funk. I had to walk over things they had laying around. Now if you could put yourself in my shoes … (27 comments)

What does someone have to write about to get a star? - 04/03/07 07:49 PM
I have been on this site for a short time and I try to read and post good things . I see that there are some bad topics that have little to with with anything. I guess it gets my goat when I see something "wrong" about the system. Am I the only one?
I truly believe that this is a great site and what to use it to the fullest. I started a group by the name of DETROIT, and found out that the person that made the site, controls the "stars". so if I guess that if I like the person … (10 comments)

lenders working with investors. Are you closing them? - 04/03/07 01:52 PM
I wanted to see how the lenders are doing. I have not been getting far with getting the loans closed. I wanted to see what other people are doing. I have people looking to buy investments, and I have been having trouble closing them. The lenders I talk to are saying that so much has changed in the industry, that the under writers are giving them trouble. I what to see what lenders on this site would say. Are you as a lender closing investment homes? What does the near future look like?

Key Points from the Detroit Renaissance/Lower Woodward Housing Fund Downtown Detroit Residential Market Study - 04/03/07 11:54 AM

1. Counter-Trend Success: Despite challenging economic conditions in the city and the region, the greater downtown residential market (New Center, Midtown, Central Business District, East Riverfront, West Riverfront) is doing well. More than 2,400 residential units have been developed in the greater downtown since 2000. 1,400 of those units have been developed in the last three years. Generally, these units are purchased or rented as they are developed. Several developers reported that, with the chance to do the project over again, they would not change their approach because the project performed well. 2. Several Districts, One Market: The districts studied (New … (1 comments)
