Don't Ask Me Why, I Do Not Know - 07/31/10 10:40 AM
Why?Why do people pay to go up tall buildings and then put money in binoculars to look at things on the ground?
Why do toasters always have a setting that burns the toast to a horrible crisp, which no decent human being would eat?

If corn oil is made from corn, and vegetable oil is made from vegetables, what is baby oil made from?
If Jimmy cracks corn and no one cares, why is there a stupid song about him?

Energy Costs, Are They 20-40% of Your Mortgage Costs? - 07/30/10 10:59 AM
With recent predictions that energy costs may increase by as much as 40% over the next few years, what percentage of your utility payments equate to your mortgage payment? If you do not have a mortgage payment, bear with me.If your mortgage payment is $1200 per month and your utilities such as water, electrical, gas or oil is on average $360 per month, then you are paying 30% of your mortgage cost to live.
So what, you may ask. With fixed income people, it's a big deal. If you are thinking of purchasing real estate it would behoove you to know … (6 comments)

Do You Want To Own A Part Of The Artic? - 07/30/10 10:27 AM
Canada is in a race with Russia and other Arctic nations to lay claim to the frozen territory that may hold untold treasures.A 2007 Russian intelligence report predicted that conflict with other Arctic nations is a distinct possibility. including military action.
The point of this blog is that China, which does not have an Arctic coast, have sent icebreakers and ships into the Arctic Ocean. A Chinese Admiral said that since China has 20% of the world's population, it should have 20% of the Arctic resources!
That being the case, I am offering for sale iceberg #127 and iceberg #672 for a … (6 comments)

Multi-Generational Homes Are in Demand - 07/27/10 02:09 PM
In a recent North American survey, an increasing amount of homebuyers are looking for a property to accomodate more than one generation of their family. 52% of respondents cited health care issues as the number 1 reason why home buyers or sellers would move into a house with other generations of their family.
Financial reasons were the second reason and less than 1% cited a strong family bond as the main reason. If you are a homebuyer in the London Ontario region and looking to accomodate a member or members of your family, I understand and can help.

Hydro Bills in London To Increase 17% in August - 07/27/10 12:01 PM
Residents in London Ontario are going to see an increase of 17% in their electrical bills August 1 and other increases over the next two years!
London Hydro is spinning stories how change is good, how they are going to hold the hands of Londoner's and other blink blink wink wink stories.
To be fair, Ontario Hydro is partially to blame for increasing rates by overpaying and cloud dreaming about solar, it's one sided contracts and un-competitive awarding of contracts.
We as citzens of London and Ontario are scapegoats and victims of inneffieciencies, inflated salaries and bonuses and duplication of services.

Environment Canada Admits Accuracy Rates Are Low - 07/27/10 10:04 AM
Yup, the title is correct. Environment Canada senior climatologist David Phillips says current accuracy rates for weather predictions are low. (We all could have told him that for free!)"The models that are in use now are marginally better than flipping a coin" he said, noting accuracy rates for 90 day forecasts is around 55%.
In due respect to Environment Canada, below are a few inexpensive models that have a high percentage of accuracy:

Didn't Want To Interfere Can Hurt Your Friends and Family - 07/26/10 05:49 PM
How many times have your friends or family done something, or were going to do something or thinking about doing something and you didn't want to interfere?
I'm not talking about personal stuff but what about when your friends and family have decided to work with a certain REALTOR® or lawyer or financial adviser and not the professional you worked with in the past and your experience was exemplary and very satisfying?
Last week I received a call from a person whose condo was going to expire because it hadn't sold after being on the market for 120 days and they got my name … (16 comments)

Who is Looking To Buy Your Home? - 07/24/10 09:15 AM
Why on earth would you want to know more about who is looking at homes?  Simply put, to help you sell it!  The more you know about the types of buyers in the market, the better prepared you and your REALTOR® will be to package it for sale.In real estate there are some commonly used classifications that cover the bulk of home buyers. They are the First-Time Home buyers, the Trade-Up Buyers, the Trade-Down Buyers, and the Empty Nester's.

Apartment Condo in London You Can Afford - 07/24/10 06:33 AM
You can purchase this very nice 1 bedroom condo apartment in London Ontario and only pay approximately $669.00 per month which includes your mortgage, taxes and condo fees! Why would you rent? Or, if you are an investor, why not start out with this unit and rent it out for $775-$800 per month?
With the mortgage numbers below, I came up with the following figures. Purchase Price, $91,900 less $5,000 as a down payment which would leave $86,900 to finance. So we have monthly $471.00 mortgage, $81 in taxes and $117 in condo fees which comes to only $669.00!

Is This A Good Neighbourhood? - 07/23/10 01:38 PM
Is this a good location? Buyers ask this question a lot.
We've all heard the adage, "location, location, location".  There's a reason for that.  No one wants to live in a bad neighbourhood.  They'll even drive a little further to get to work if they love the neighbourhood and/or their kids can go to better schools.  Think about how many people live in London, and commute ouside London?.  Why would they do this?  The perception of better schools, cleaner air, more house for less money, more space, and people like themselves, among other things.

Condo Occupancy Fees - 07/23/10 01:22 PM
Whenever you purchase a new condo, there is a period of time between when you take occupancy of your unit and when you take ownership of your unit. This is known as the ‘occupancy period' or ‘interim occupancy'. During this period you will be requested by the developer to pay occupancy fees or ‘phantom rent' as it is also known.
The Condominium Act requires condo developments to be constructed to a substantial level prior to registration of the condominium plan. Title to a unit cannot be transferred until the condominium is registered.
Thus, with newly built condominium apartments, there are two … (1 comments)

Cheese Names Cause for Negotiating - 07/23/10 12:14 PM
A few years back some wines and bubbly in North America were restricted in using certain names on its labels. Now the European Union are negotiating with Canadian cheese producers or is it the other way around? Regardless, committees and time are being spent arguing(they call it negotiating, they should have a REALTOR® with them, that is what we do best, but I am digressing) about the names on cheese labels.
Parma is one and Camembert is another. For free, I offer the following name changes:

Brainstorming Inefficient and Stifles Creativity - 07/23/10 10:59 AM
In a recent study at the University of Texas at Arlington, though brainstorming is a common practice, it may not get the results we think.
Brainstorming is not only inefficient, it can actually impede creativity. People have a false assumption that they are more productive working as a group than individually, even though all evidence shows it's the opposite.
People in groups examine a less limited range of suggestions because of fixation, That means that as soon as one member of the group offers an idea, the others get stuck on it and conform their own thinking to that suggestion. And … (12 comments)

Market Slows In June in London Ontario - 07/12/10 04:06 PM
A few months ago the Canadian Real Estate Association (CREA) forecasted that national housing activity would decrease over the second half of 2010 and into 2011 as the pent‐up demand created by the Great Recession (their words, not mine) was exhausted.
June 2010 saw the beginning of that trend in the London CMA - a tempering of the market that CMHC described as, "an orderly transition supported as it will be by improving job markets, historically low interest rates and further gains in household incomes."

The residential real estate market in London Ontario has seen sales volume rise by 14.9& over 2009. Even though June sales of 816 homes were the lowest since 2002, our London market remains viable and stable.
As we are in the summer months I predict that sales will continue at a steady pace as the London economy is quite vibrant, unemployment is down and with new companies moving here, demand is steady.

Want Someone Else To Pay your Mortgage? - 07/06/10 02:05 PM
