homes for sale london ontario: The 4 Most Common Price Stragies when Selling Real Estate - 12/12/11 05:48 AM
When buying or selling real estate here are 4 price strategies that are the most common that I have come across in my real estate career.
Clearly Overpriced: Every seller wants to maximize the amount they receive for their home. They may have an inflated value of what their home is worth because of: getting opinions from un-informed advisors and friends, having an over financed home, or they have renovated their home to a standard not consistent with their neighbours. My experience has been that unless this home has been on the market for three to four months, the seller … (9 comments)

homes for sale london ontario: How & Why Home Sales have Done The Last 3 Years in London Ontario - 12/07/11 05:07 AM
I am always asked when is the best time to list a home in London Ontario or how is real estate doing and what are the average prices. I also hear most excuses why homes do not sell or the rationalization of why some homes sell quicker than others and some, for more money.
Understanding the local market and facing the reality of the local market can be a double edged sword for many London home owners. Selling your home is not a lottery, or a gosh by golly whim, or just putting up a sign on your lawn or pricing … (2 comments)

homes for sale london ontario: When is The Best Time to List a Home in London Ontario? - 08/29/11 08:21 AM
One of the most frequently asked question is "When is the best time to list?". Many factors come into play when deciding on when and without sounding snide, the best time is when you are emotionally and physically ready.
Like picking the stock market or who should be the Number 1 draft pick, you can gather all the facts and stats you want, only time will tell.
If I want shade, when is the best time to plant a tree, today or 5 years from now?
Homes that are priced near the market, are easily seen and marketed well and in … (0 comments)

Malcolm got results, his follow up with me was superb, and I can highly recommend him for being the go to person in the Trenton area.

homes for sale london ontario: Is Buying a Home in London Ontario & Saving Money a Paradox? - 07/09/11 04:25 AM
Buying a home and saving money at the same time? Is that a paradox or not? Not when you work with me.
You see, I have this belief that most buyers, besides wanting excellent service, full protection and brutal honesty, want to save as much money as possible.
Yes, negotiating the best price is one way, but with the average home in London and area selling for between 98-99% of the asking price, how much room is there?
I have studied the market, different systems, fees and costs associated with buying a home and have come up with a system where … (0 comments)
