london real estate agent: I've Never Heard Of You Before - 02/09/10 02:11 AM
"I've never heard of you before". I have had prospective buyers or sellers say that to me. I have had other REALTORS® say that to me as well. One of the main reasons you have not heard of me or my brokerage is that we promote your property and not ourselves when we list your home. If and when we produce an ad in print, if we use a picture of us, it is not larger than your house.
People don't care about me or Envelope Real Estate Brokerage, they want to know about your property, what are the features and how can I see … (15 comments)

london real estate agent: Ethics of Defaulting On A Mortgage - 01/30/10 12:53 AM
Where do you stand if some one defaults on a mortgage that they still can afford to pay, but choose not to, because their property value has dropped way below the amount of their mortgage?
Jeffery L. Seglin, a professor at Emerson College in Boston who teaches ethics was posed this question and in turn his reply was twofold.
A mortgage agreement is not a promise to do one of two things, either to make the payments or to give up the house. It's a promise to make the payments, period. Giving up the house to a bank is a penalty  for … (10 comments)

london real estate agent: Ever Wonder If A Fish Goes Home And Exaggerates The Size Of The Bait It Stole? - 12/30/09 01:09 AM
Do consumers sit home and plan to find a REALTOR who will drive them all over the city looking for a house or condo to purchase? If they really like the REALTOR, they will let him or her do it for weeks on end!
Do consumers learn their negotiating tips from real estate reality shows and then go out and offer 50% of asking price in a seller's market?
Does a home owner sit around at night and diligently try to find a REALTOR who will list their house for 10-15% over market value and maybe allow him or her to … (16 comments)

Last week was quite busy with Christmas and Year End gatherings with staff, associates and friends. It is amazing every year I say or hear," You know, we should get together more often, have lunch or go for a drink." And I always vow that I will, and, 12 months later, the same thing. Well publicly, for 2010 I announce: "Let's get together more often". … (3 comments)

Realtor vs Realtor Reality TV Show Shut Down
The Canadian Real Estate Association (CREA) has been successful in having this real estate reality TV series pulled from the air.
CREA took issue with the unauthorized use of its Realtor trademark in the series' title and threatened legal action if the program continued to broadcast.
HGTV removed Realtor vs Realtor from its time slot as well from its website, after only a few of the 13 planned episodes aired. HGTV and its parent company are now negotiating a settlement.

london real estate agent: The Passing of a Guru of would be Gurus - 12/12/09 03:21 AM
On Saturday, December 5th, 2009, the world lost one of its greatest inspirational leaders, Jim Rohn.
Jim was truly an "original thinker," a "Guru's Guru" who touched and changed the lives of millions of people over his 46-year career.   His principles and teachings were to the point and both humurous and heart warming.
His ability to simplify complex ideas so that anyone, with any background, could pursue and enjoy a profoundly better, richer life, he was a master at.
If you have never read or heard Jim Rohn speak, you have missed an unbelievable chance to learn more about yourself and … (10 comments)

london real estate agent: Questions I Cannot Answer - 12/04/09 02:35 AM
Being a broker/owner I get asked for advice daily and sometimes I just don't have an answer.
What disease did cured ham actually have?
Can you cry under water?
Why do people pay to go up tall buildings and then put money in binoculars to look at things on the ground?
Why do doctors leave the room while you change? They're going to see you naked anyway.
If Jimmy cracks corn and no one cares, why is there a stupid song about him?
If corn oil is made from corn, and vegetable oil is made from vegetables, what is baby oil … (5 comments)

Fishing With A Busy REALTOR
Dave and his buddies were hanging out and planning an upcoming fishing trip. Unfortunately, he had to tell them that he couldn't go this time because his wife wouldn't let him. After a lot of teasing and name calling, Dave headed home frustrated.
The following week when Dave's buddies arrived at the lake to set up camp, they were shocked to see Dave. He was already sitting at the campground with a cold beer, swag rolled out, fishing rod in hand, and a camp fire glowing..

Being in Real Estate we get an opportunity to shake our heads a lot. One of the joys of calling a client or returning a call is the chance to hear a bit of the following:
 • Hi.  I'm probably home; I'm just avoiding someone I don't like.  Leave me a message, and if I don't call back, it's you.
•  Hello, you've reached George and Carmen.  We can't pick up the phone right now because we're doing something we really enjoy.  George  likes doing it up and down, and I like doing it left to … (15 comments)

london real estate agent: The Meaning of Education in Real Estate - 11/16/09 11:11 AM
There is quite a misconception of the meaning of the word educate. Dictionaries do not help the situation because they define the word educate as an act of imparting knowledge.
The word educate has its roots in the Latin word educe, which means to develop from within, to educe; to draw out, to grow through the law of use.
As real estate people, we hear "You have to educate your buyers and sellers", Broker/Owners "You have to educate your agents."
How many of us draw out the client's motivation to sell, the area and style of home, what they can afford, all … (14 comments)

london real estate agent: Suggestion For Fixing Our Economy - 11/06/09 07:06 AM
Dear Prime Minister Harper and President Obama . Please find below a suggestion for fixing our economy!
Instead of giving billions of dollars to the car industry that will squander the moneyon lavish parties and unearned bonuses, use the following plan.
You can call it the Patriotic Retirement Plan: There are about 10 million people over 50 in the work force. Pay them 1 million apiece severance for early retirement with the following stipulations: 1) They MUST retire. Ten million job openings - Unemployment fixed.
2) They MUST buy a new CAR. Ten million cars ordered - Automotive Industry fixed.

london real estate agent: Afraid of Getting a Flu Shot? - 11/01/09 12:24 AM
Over the last 2 weeks I have heard and read the pros and cons of getting the HINI swine flu vaccine shot. I personally will get one when I am elegible to receive one.(I am in a group that is supposed to be healthy and less of a risk of catching it, and because of shortages, high risk groups get it first).
A few points to ponder however:
The Canadian government has agreed to cover the cost of any lawsuits launched against the manufacturer GlaxoSmith-Kline should something go wrong. The Canadian government approved the vaccine before Glaxo finished clinical trials Health Canada … (6 comments)

london real estate agent: NO or Know? - 10/26/09 06:55 AM
                                 Know or No?
Have you been on a listing presentation and the homeowners said ‘no' to you? Have you been farming an area, not getting results, ‘no' one is calling you? Have you had a buyer say ‘no' to you? What about an offer to purchase which is quite close to asking price and you got a ‘no' for a reply?
In my experience, I have found that they are not saying ‘no', they are saying they don't ‘know'!
If a listing presentation is rejected, did the homeowners say ‘no' to me or was it because they didn't ‘know' … (2 comments)

Week 2, Session 1
You should have been quite busy last week getting your name out there and looking for business. (If you say you are still getting a list ready & thinking about the area you want to market), stop right there!
Action will produce results! Success leaves clues! Look around and see what successful REALTORS* in your area do. They market, they market first, they market consistently and I will repeat myself, THEY know the difference between advertising and marketing. There is a huge difference, especially in costs!

london real estate agent: Prepare Your Home to Sell - 10/17/09 01:51 AM
A great way to prepare your home for sale is to go visit a few new home sub-divisions and go through the model homes. It doesn't matter what size the homes are. What you will find are some wonderfully (but sparsely) furnished homes that anyone could live in- with the emphasis on "anyone". They are anonymous. There may be a hockey stick in the boy's room, but no family photos on the wall.
There may be "personality" - but no person.
The reason you want to make your home "anonymous" is because you want buyers to view it as … (8 comments)
