I have hundreds of people from 45 countries that registered on my website asking the same question. What happens in the Gulf of Mexico? Information provided locally in different countries is absolutely polar, from sheer panic that Florida property values will go down to just shrugging it off in "not my problem" manner.

I have tried one little experiment just for fun, but then started thinking...interesting. When I tried domain names including "Boycott" and "BP" in different combinations, more than 20 (and I am a good key word reseracher) - all of them were taken. And only one of them was a real website boycottbp.com which turned out to be an old website concerning Lake Michigan where BP dumps a lot of poisonous chemicals.

It looks like BP is not only trying to do PR sessions on TV, but also contain any damage on internet. If those blog or website names were taken by people angry with what's going on in the Gulf, they would have some kind of content by now. It's not a conspiracy theory, but still interesting.

I have recently shot a video about Naples beaches and pier for my clients in Canada and other countries. Most frequent question today is obviously what's going to happen in Naples if the oil reaches the beach.

I informed everyone that the oil is still not here and everybody is enjoying the sun and the Gulf. Dolphins are swinning right by the Naples pier and birds are perfectly clean. Just a normal a little upbeat report.

What I did not expect is a storm of angry remarks from, I suspect, disgruntled Republicans that Florida is done and out, nobody should ever buy property in Florida and the oil spill is all Obama's fault.

What really irked me most was a cheerful tone of the comments, something like "Obama and his gang are in deep sh.t now, so let that oil flow".

I understand that it's fun to blame everything on your political opponent. It's nothing new and I don't care about that. However, whoever cheers one of the most dangerous environmental disasters for political reasons needs to have their brains checked. And by the way I don't think it will help.

It looks like off season summer months and BP oil spill are doing their job of slowing Naples Florida home and condo sales down. I am checking on foreclosures and bank approved short sales for my clients and they remain almost unchanged since early May.

I have a very strong CRM system on my website and can track how clients who receive my periodic communications (updates) react. Say I can see who from the list just opened my e-mail and who clicked on the links I provided. There is no decline in the number of clients who are opening all my updates and click through foreclosure and short sale database. However they number of clients contacting me directly with questions about properties and showing requests have declined.

Off season I am always concentrating on overseas buyer markets and advertise there extensively through international real estate portals and video sharing websites that save my sales quite nicely. But in my opinion home prices will not come down sharply this summer, maybe another 3-5% for foreclosures if the banks want them off their records quickly. The short sales do not show any down movement. Regular sales are flat.

The season of November 2009 - April 2010 was quite intense, because investors were buying very extensively, especially condos built in 2000-2010. When I am checking my most popular client search key words they were " Naples condos for sale, Naples real estate condos, Naples condo foreclosures etc.". Now with that market almost dry it's a question what will happen next season.

Question. Is it logical for the lenders, Fannie Mae and the likes to use out of town title companies/law firms to deal with another locality foreclosures?

I had a lot of fun as buyer's agent following the paper and communication trail of Fannie Mae, Maimi based title company. local Naples HOA and law firm handling the estoppel for a Naples home foreclosure. They had no idea how the other partner in this deal operates, never produced anything on time and required 3 closing date extensions.

I was just patiently working and waiting first, you know how it is with foreclosures, but then decided to ask questions after the 2nd extension. Most of the helter skelter was in the deadlines and deadline terms. Those infamous 5 to 10 business days, oh, if you want it faster just have your title company call is etc. It looked like everybody has certain terms that another doesn't know about.

So I am thinking why not automate this process beyond Fannie Mae - Title Company arrangement and add Fannie Mae - Title company -HOA - Law Firm Customer Relations Management (CRM) system. All e-mails and notifications go automatically or with one click of a button.

Well, enough dreaming, let's do another foreclosure.

UK real estate potals are looking for new ways of adding US properties to their spectre of services. The new wave is iPhone applications alreasy available with HomesGoFast.com, not a veteran but quickly developing real estate portal in UK. Their application allows to browse through over 50,000 properties in 70 countries of the world including US. Their application is also compatible with iPad and iPod Touch.

Larger UK real estate portals like Primelocation, FindaProperty and RightMove have already established domestic iPhone applications, but international connection is not available yet.

With introduction of iPhone, iPad and Ipod Touch applications international real estate marketing will go up a new level and become more effective for US real estate agents and developers.

It's obvious that short sales are taking over as good deals and become more attractive for buyers who are looking for specific properties, not just a good deal. Great deal Naples foreclosures simply dried up and further lucrative options that appear on the market have a number of competing offers the same day they are placed on MLS.

If you look at Naples foreclosures it's hard to find anything built in 2000-2010. Most of the properties were built in the 80s and 90s. That is already a turning point for many buyers.

Beachfront foreclosures are almost non-existent. Short sales are the only option if you want to be walking distance from the Gulf. Some of the new developments, villas to be precise, are available for sale starting from low $500K.

I have looked at foreclosed homes in luxury and golf course gated communities and there is one thing that unites them in not being sold yet - interior design customized too much or immediate proximity to very busy streets and I-75 with a good measure of noise even if the windows are closed. Most don't have pools.

One positive thing though for Naples home buyers, the banks took into account off season and dropped prices on many foreclosures at least 5%, so this summer is still an opportunity to buy a great deal in Naples. After a season of 2010-2011, home prices in Naples will rise to the level of 2004, immediate pre-boom of 2005-2006.
