Vancouver 2010 Olympic Torch Relay - Moncton event

A community celebration took place at the 2010 IAAF World Junior Championships stadium (under construction) on the Université de Moncton campus. Festivites began before I arrived just after 6 p.m. with the Vancouver 2010 Olympic flame arriving around 7 p.m.

This is the first time the stadium has been used. It is still under construction. In addition to the 2010 IAAF World Junior Championships to be held here next summer, a CFL game is sheduled to be held here in 2010.

On Monday, November 23, 2009 the Vancouver 2010 Olympic Torch Relay will arrive in Moncton.

The convoy will consist of three vehicles leading, followed by the runners and more vehicles and police cruisers.

The route is as follows:
· Begins at Wheeler Boulevard and Main Street at 5:30 p.m.
· Turns right at Vaughan Harvey
· Turns right at St. George Street
· Turns left onto Botsford Street
· Turns left onto Mountain Road
· Turns right onto Connaught Avenue/Morton Aveune
· Finishes at the Université de Moncton campus

The community celebration will take place at the 2010 IAAF World Junior Championships stadium under construction on the Université de Moncton campus at 6 p.m. with the flame arriving around 7 p.m.

Autumn in New Brunswick, Canada eh

As I write this post on the last weekend of summer, the signs of of my favourite New Brunswick season are abundant. The leaves on the maples have started to turn, the Canada geese are starting to gather in larger flocks, the last crop of hay will soon be cut followed by the harvesting of the cow corn. Fresh catches from the sea (crab, lobster, mackerel, scallops) are widely available, and the farmer's markets are loaded with local products.

Autumn in New Brunsick is a delight to one's sense of nature in a changing season. In Autumn you will experience some warm, sunny days and some frosty nights. Even some white precipitation in late Autumn.

This is the Season You'll Fall for New Brunswick! Gotta love it.

Metro Moncton monthly residential sales trending upward

From my perspective it's looking like this year could be a late blooming summer for residential real estate sales in the metro Moncton area. The sales to listings ratio for July was over 70% in the metro area. There are some good deals to be had by savvy home-buyers who have their own agent representing them. I represented four buyer clients in making smart buys in July.

Today I composed my Canada Day Metro Moncton Real Estate Market Report, hung out the flag, did a little weeding in my front perennial patch, and made appointments to show a couple of houses tomorrow.

Now a lot of people in the greater Moncton area are hoping the clouds that have blocked the sun all day won't release any rain tonight to spoil the fireworks . The highlight of my Canada Day will be going to an outdoor performance by a local rock 'n' rolk group at 7:30 this evening- The GTO Band . Video to follow.

The total number year-to-date of residential sales within the City of Moncton reported to the GMREB is down by 28.5%. This number stands out when compared to the City of Dieppe (-8%) and the Town of Riverview (-17.5%). The overall number for the three municipalities is down 22.7%. April 2009 Moncton Housing Market Report

Now that Winter has melted away the Moncton housing market should be warming up. But that is not the case so far in 2009.

Both new and existing residential unit sales reported on the Greater Moncton Real Estate Board MLS® are down. If fact residential unit sales are at the lowest year-to-date level in the last 5 years.

Also single detached and multiple new housings starts reported by the Canada Mortgage and Housing Corporation for the Moncton Census Metropolitan Area indicate lower numbers in both categories.

2009 Housing Starts - New Brunswick - Canada

According to the Canada Mortgage and Housing Corporation, single family housing starts declined in the first quarter of 2009 for all three of New Brunswick's major urban centres.

Last year single detached starts in the Moncton CMA were also the lowest in the first quarter. However by the end of 2008 single detached starts in the Moncton CMA easily surpassed starts in the Saint John CMA and the Fredericton CA. Will this scenario repeat itself in 2009? I predict it will.

Take a Buyer's Agent for a Test Drive !

If you can test drive a vehicle without signing a commitment why can't you test drive the services of a Buyer's Agent when considering a housing purchase?

Well of course you can! And just like car dealers, if one Buyer's Agent won't allow you a test drive without commitment, then go to the next one.

While inspecting some properties during your test drive of the Buyer's Agent, try some questions like this.

If I select you and your Agency to represent me as my Agent in buying a property, what will happen if I become interested in a property where your Agency is representing the Seller?
If I select you and your Agency to represent me as my Agent in buying a property, will you continously act in Single Agency and undivided loyalty or could I be asked at some point to agree to Dual Agency?
What if I want full representation throughout the process and I tell you now that I won't ever agree to Dual Agency?
Will you research and disclose the complete market history of any property that interests me?
Will you prepare a comparative market analysis for a property I'm prepared to offer on, before I make the offer?

And even before you take the test drive you should inquire about the Buyer Aqent's experience, real estate credentials and any special skills such as construction, interior decorating or others.

The best Buyer's Agent for you is out there somewhere.

And like finding the best vehicle, consumers really should take a test drive so they aren't disappointed.

Last week I attended the New Brunswick Real Estate Association Annual General Meeting where Bob Linney, CREA's communications guru, delivered an outstanding presentation. One item covered the complete redesign of our Canadian Real Estate Association public web site - How REALTORS® Help - www.howrealtorshelp.ca.

Bob explained that a recent survey of Canadian consumers indicates that a youger demographic is now most likely to be buying a home in the next two years. So it was time for a website makeover to make the REALTOR® message more appealing to this younger group of potential homebuyers.

New Brunswick Housing Starts Lower - January 2009

Information just released by the Canada Mortgage and Housing Corporation indicate that total housing starts declined in New Brunswick's urban centres in January.

The Saint John CMA (- 24%) recorded the most total starts for January.

The Moncton CMA (- 36%) fared slightly worse than New Brunswick as a whole ( - 33%) but better than Canada as a whole (- 40%).

Fredericton (- 38%) recorded the most single family detached starts of all the urban centres.

Was it our colder than normal January or the global economic uncertainty effecting our housing starts?

As the weather and our construction season heats up, will our housing starts rebound?

Time will tell.

My Metro Moncton Market Report for January 2009

My report includes the City of Moncton, the City of Dieppe and the Town of Riverview.

In 2009 my Monthly Metro Real Estate Market Reports will show sales of existing and new construction separately.

Also I'll now include a three month period to reduce fluctuations caused by inconsistent reporting of sales as they occur.

I caution that average price information can be useful in establishing trends over time, but does not indicate actual prices in cities and towns comprised of widely divergent neighbourhoods and age of properties.

Unit sales of existing homes were down and average of 30% over the three month period.
The sale to list price percentage for existing residential properties declined somewhat.
The average days on market rose slightly from the previous year.

Unit sales of new homes were down an average of 13% over the three month period compared to the prior year.
The average days on market for went down by over two weeks.
The sales to list price for new construction is steady.
Worth noting is that new construction as a percentage of all residential sales is now running at 27%.

Significant Professional Anniversaries - #2 and #34

January is a professional anniversary month for me ....

In January, 2007 I entered my first ever blog post here on active|rain. Frankly it wasn't much, but it was the start of my real estate blogging. Two years later I recognize that it was a significant beginning and is now worth noting as a professional anniversary.

In January of 1975 I was issued my first real estate license. I immediately joined our local real estate board and became a REALTOR®. Obviously these were significant beginnings because I'm still at it.

These days I'm also blogging elsewhere. However I intend to continue here on active|rain because it's where I started and continue to learn so much about real estate blogging.

Yes, I've been a real estate professional since the "stone age of real estate".

Unlike this guy, I've kept up with technology.

Moncton Listed in Top Seven

The Intelligent Community Forum announced yesterday its list of the Top Seven Communities of 2009 and for the first time Moncton was selected to be included.

The Intelligent Community Forum recognizes communities that are working to create prosperity and social inclusion in what the Forum terms the "Broadband Economy". The Forum bases its recognition on analysis by a team of independent academic experts.

The ICF announcement says this about Moncton, New Brunswick, Canada.
"Twenty years ago, the Moncton region was a former railroad and industrial hub facing a doubtful future. Since then, this bilingual community has become a major Canadian customer contact and back office center, and built a "near-shore" IT outsourcing industry. Private-sector carriers have collaborated in the city's growth as a telecom-centric economy, and helped power the addition of 20,000 new jobs since the early 1990s."

Also worth noting is that Fredericton, New Brunswick (2008 Top Seven) is also on the 2009 list.
This is a world wide process and two New Brunswick communities were selected for the 2009 Top Seven list.

Congratulations to Bristol, Virginia, USA, the only other North American community to be selected for inclusion in the 2009 list.

The selection is another accolade that bodes well for the continued growth and success of the Moncton community.

UNESCO Biosphere Reserve in My Neighborhood

In the world, there are 529 Biosphere Reserves in 105 countries.
In Canada, there are 15 biosphere reserves in 8 provinces.

So it's really something special to have my trading area, my neighborhood, designated a UNESCO Biosphere Reserve.

A Fundy Biosphere Reserve Sustainable Tourism Conference will be held in Moncton on February 16-17 at the Delta Beauséjour.

There are some wonderful commercial and recreational real estate opportunities in the area of the Fundy Biosphere Reserve.

What's in your Credentials?

By credentials I mean professional credentials. Even though real estate professionals may be licensed by a government agency, there are wide variances in post licensing training and opportunities to accumulate credentials.

Throughout North America the real estate profession recognizes many special designations and continuing professional education courses.

Some licensees question if consumers fully appreciate the value of professional credentials. That is a difficult question to answer. All I can say is that when I am considering engaging the services of a licensed professional (plumber, electrician, appraiser, surveyor, accountant, lawyer, mechanic, civil engineer, et cetera), I always ask about their credentials.

Before selecting their real estate professional prudent consumers should inquire as to an individual's professional credentials. Real estate professionals should proudly display their credentials wherever possible, including their active|rain profile.

Happy New Year Moncton - 2008 Wasn't All That Bad For Our Housing Market

It's New Years day and Moncton and southeast New Brunswick are under a blizzard warning:

Blizzard conditions over southeastern New Brunswick today

Looking back at 2008 our area missed most of the blizzard of double digit negative numbers posted by the residential housing market in other Canadian centres.

In fact, we finished the year on a postive note as the number and value of sales reported to the Greater Moncton Board in December of 2008 was almost identical to December of both 2007 and 2006.

The final numbers for 2008 show:

Residential unit sales were down just 6.6% from 2007 (and up 3.9% from 2006).
The average sale price of all residential sales rose just over 2% above the 2007 average sale price.

So what's in store for the Moncton area real estate market in 2009?

Moncton's Tax Base Largest in New Brunswick

Figures released by the Province of New Brunswick indicate that once again Moncton edged out Saint John as the provincial municipality with the largest property assessment base. Fredericton is in third place.

Since last year Moncton's assessment base grew by 7.9% to just over 5 1/2 billion dollars.
