metro moncton real estate market report: Metro Moncton Residential Unit Sales Declining - 03/02/13 07:47 AM
Moncton, Dieppe and Riverview are the three adjoining municipalities often referred to as Metro Moncton. While year-to-date residential sales reported in Moncton equalled last year, unit sales in Dieppe and Riverview declined. 2013 begins the third year of declining residential unit sales since the rebound in 2010.
Worth commenting about these numbers is the decline in the number of sales overall was found to be in the number of new housing units sold. Existing housing unit sales were relatively unchanged from the same period in 2012.

In 2012, the most popular types of housing reported sold on the Moncton MLS® System, in the three "metro" municipalities were: semi-detached dwelling at 22% of all sales, single detached bungalows at 21% units sold and two storey detached dwellings at 21%.
The next most popular style was the detached raised ranch or split-entry style at about one in ten of all units sold. Duplexes, triplexes and fourplexes accounted for just over 10% of  properties sold. Condo type includes apartment and row housing condominiums. The smallest market segment was the freehold townhouse style at just under 2%.

Residential sales reported on MLS® for the City of Moncton, the City of Dieppe and the Town of Riverview (metro) were lower in 2012 compared to the three previous years. Most of the 2012 decrease occurred in the past six months. The 1,462 residential unit sales reported in 2012 were well below the average for the previous three years - 1,573.
Notably, Moncton's share of the shrinking pie increased marginally over this period.As of today the number of active residential listings on Moncton MLS® System are as follows:
618 - Moncton 228 - Dieppe 142 - Riverview List prices for a single detached residential dwelling range from $55,000 to $1,400,000.

This post focuses on the "metro" Moncton real estate market. I use "metro" to identify the three adjoining municipalities that make up our local urban area. Attention renters! Conditions in the metro Moncton real estate market continue to favour Buyers. And if you are considering moving to a new construction, I suggest that this fall is a good time to shop around. New housing sales have been quiet and some builders may not want to carry inventory over the winter months. And of course I'm more than happy to advise and represent Buyer clients.

We've now reached the midway point in 2012 and the Moncton area housing story is:
Year to date sales of new housing units are down in Moncton - Dieppe - Riverview. And unit sales of existing residential properties are basically unchanged from the last two years.  I've prepared the graph below to show the trend visually.
However the sky is not falling. The 2011 census numbers reveal a 9.7% population growth in the Moncton Census Metropolitan Area over 2006. New housing starts sop far in 2012 are strong, led by construction of numerous multi unit buildings.

Unit sales for May 2012 have been reported and the numbers reveal this. In the metro area - City of Moncton, City of Dieppe, and Town of Riverview - year-to-date unit sales of existing housing are flat and unit sales of new housing are down.
As we enter the last three weeks fo the Spring real estate market there is a slightly elevated supply of listings and a slightly lower number of sales.
Sellers take note: In my opinion this indicates the metro real estate market is tilted slightly in favour of Buyers. So competitive pricing is very important. Or be prepared to negotiate.

The mild winter locally and low interests rates nationally made no difference in housing markey activity. First quarter residential unit sales reported on MLS® for the municipalities of Moncton, Dieppe and Riverview were the lowest in three years. Although posted today, April 1, this is no April Fools joke.
My chart below reveals the second lowest first quarter in the last six years. Unit sales were off for new and well as existing dwellings in metro Moncton. As the Spring building season begins, I expect builders are anxious to move their new house inventory carried over from last season.

With the exception of the City of Moncton, listings and sales are down year to date.
Note that the sales to listing ratio is still strong except in the rural areas just outside of municipal limits where sales were down significantly.
