Does this sound familiar to any of you? Do you feel like each day in your real estate business you are doomed to repeat the same things over and over. In some cases, this might not be so bad. Maybe you have something working for you that you are glad to wash, rinse, repeat. But many of the things we repeat over and over in our business are not productive and can lead us to attaining results less than what we hope and plan for.

Before we launched ActiveRain in 2006, we had a real estate company based in the Pacific Northwest. We generated almost 200 leads a day, at our peak, all throughout Western Washington. There was a marked difference in how some of our agents were able to convert these 'internet leads' into transactions. We had agents that closed less than 1% of the leads they touched. We had agents that closed over 8%.
I truly believe that one of the primary reasons for the vast difference in conversion rates was that first connection the agent made with the prospect on the phone. What do you actually say to someone when you get them on the phone after they have been on your site looking for real estate?
(as a side note, following up with the lead over a long period of time is the other primary reason for the difference but that's a whole different class......one that I hope to convince Ben to host in the near future)
But this isn't just about connecting with internet leads. What do we say to people on the phone when they call us based on one of our signs or when WE CALL THEM in the course of prospecting expired listings, cancelled listings or FSBOs?
You can generate thousands of leads per year, but if you can’t connect with your prospects and ask the right questions once you get them on the phone, you are literally giving your business away to other agents! Is it possible that such a short conversation can be the difference between us getting the business and someone else getting the business? You bet it's possible! It's not only possible, it's probable. That first conversation you have with a potential client will often make or break that relationship.

But I guarantee there are people out there that think, "I never know what to say. I don't want my friends and people I know to feel like I'm just calling them up to ask for business". Facebook has been rolling out some changes over the last few weeks. Unless you've been hiding under a rock (or could give a rip about Facebook) you've surely seen and heard about these changes. With a site as popular as Facebook, even small changes are sure to cause some level of upheaval. Your own level of upheaval is probably dependant on your propensity for change.
If you've been on Facebook in the last couple of weeks you've surely seen the new newsfeed on the right hand side that calls to you with it's constant movement and updates of what your 'friends' are doing right now.
How about the new 'Facebook Timeline'? Have you seen and heard about this? The new Facebook Timeline is set to come out of beta soon, but a recent court case has put the breaks on it temporarily. You can be assured that with the resources Facebook put into the new timeline feature, they will do what it takes to be able to pull the curtain off this as soon as possible.
Each time Facebook makes new changes, it's users have to make sure to understand how these changes affect your privacy, first and foremost. The next step then, is to dig in and see if there are any business applications for these new changes.
Tomorrow (Tuesday October 4th at 9am Pacific Time) at ActiveRain University, Chad Hyams, Community Manager at IMSD, will have Tandi Smith joining him to discuss these new changes and the impact they could have on your experience using Facebook as a business tool. It has been speculated that some of these changes are being done to keep Facebook ahead of Google+ in the battle for your traffic, interaction and engagement on the social media playground.

It's amazing to me that ActiveRain has grown to the point we are at with very little formal training for our members. For the first 3 years of our existence, our training was essentially members teaching and sharing with each other. We just were not equipped with enough employees to train our members efficiently. Thankfully our members have stepped up and there are tons of videos and tutorials throughout the site that can be found be using the 'search' option on the top of any page.
We are thrilled that the member that joins tomorrow will have much better support and training than you had when you joined. ActiveRain University live training has been going on for over a year. Our new members have had a chance to interact with our staff in a webinar format where they can get aquainted with the site and learn how to use ActiveRain in the most efficient manner. Up until today, that training was only live. Not anymore.......
Now, in addition to our live classes, we also have an entire library of pre-recorded sessions and short tutorials on using different parts of the site.
