Up to 6 jobs coming to Rocklin. Good networking combined with understanding and supporting small business made it possible. About a month ago I ran into an acquaintance. It quickly came up that she was in the process of locating a new location for her second store. She operates “The PopCorn store” in Elk Grove and was looking to expand into the Roseville/Rocklin area. The conversation quickly turned into a vent session for her. The SBA will not be affected by the sequester. And that is good news from an administrative point of view but as for activity the SBA expects to make less loans in 2013. The main reason is the expiration of a clause that allowed the SBA to refinance loans under the 504 Program. . That is not to say they won’t be out looking for loans and Sacramento is already in their sites. Many small business owners in the Sacramento area have made great adjustments to their budgets. We recently did a site inspection on a mid size apartment complex in the Sacramento Valley. The owners of the 80 unit apartment complex contacted us requesting financing information and options. After some exchange of information over the phone it was determined that a site inspection would be a great way to get the information needed to start the process as well as getting an idea of the over all condition of the property. Normally this step is not done by most lenders until a commitment has been reached. Because we are local this allowed the principal to save time in the long (0 comments)

In order to give commercial lenders as complete an understanding of your project as possible, you need a detailed executive summary which would explain; 1. Information about the project. 2. Explanation of the loan amount required and its distribution. 3. Information about the principals, as to their experience with the type of property if investment . For small business owners the type of experience with that business type.4. Demographic and other pertinent information regarding the area, as well as current market conditions. The next step is finding a commercial lender or lenders that meet your criteria. Such as property type,loan amount and credit history.

One of the advantages of the SBA504 other than the fact that it can go up to 90% is that it is a LOAN TO COST program. This means you can roll into the loan cost associated with the project. Other loan programs are loan to value. This leaves the business owner no option but to be out of pocket on some items. Example. LTV: 80%. 750K dollar purchase price= 150k down payment plus closing cost plus lets say 100k in tenant improvements and other cost such as equipment and closing cost. Deferred maintenance is done to ensure that the lending institution secures its investment to its full value. Many times this part of the process is done wrong by rushing the process of a multifamily site inspection or by thinking that you may get away with the bank not asking to have certain repairs done. The appraisal of a commercial property has valuable information no matter how old. The appraisal shows more than just the value of the property. A good commercial underwriter can get a quick idea of the risk involved. This is especially true when using a local company. Be quick but to the point. Hi I am looking for some financing on the purchase of a mixed use property in Sacramento Ca. The purchase price is xyz. It is xyz percent leased out. Is this something that might be of interest to you. While you are not going to get rate and terms the information is enough to start a conversation.

No matter where you are the story is the same. The commercial real estate market is not what it used to be and what I mean by that is you actually have to put major effort. Long gone are the days of an easy sale or purchase. To jog is to hold the same pace for a long time. While this is hard work in its self it is still not the same as running. Knowing the difference in terms is important. Loan to value: This one is simple because it is the most common used. It is used to define the amount you are financing versus the value. Example 100k value with a 10k down payment puts it at 90%ltv. Your closing cost and other misc things are not part of the down payment. The client is going to have to come up with down payment and closing cost so they will need 10k for down,3k for closing,1k for appraisal and 5k for tenant improvements. Total out of pocket 19k just to make a point. (0 comments)

As our company continues to grow we are having to deal with problems that can truly be detrimental to our success. Telephone communications is one of those problems. Sure with all the new technology an individual is capable of taking care of the needs of one, but to service a company you must upgrade and do it quick.
