Traditional marketing techniques are great, however, for some the old ways just are not working anymore. I am asked frequently by other business owners, how do I maintain and gain customers. My response is to throw out those traditional marketing techniques that are not working, create a ruckus to get noticed and people talking about your business.

The same core values of marketing applies in regards to learning key elements of your customer base. I believe changing your approach to marketing is the key. Let's face it, marketing is required for business survival and if you don't do it your business will fail.

Marketing with a smile should shine through every aspect of your business, from the way you answer the telephone, through the words on your website, literature, etc. Do not be afraid to break away from the safe advertising. It is true that advertising can get old and stale, however changing it here and there can make a big difference in attracting new customers.

Fine Tuning Your Website...What a difference it can make?

I went through stomach wrenching knots when I decided to build my on website. Creating, designing, learning to use words to get notice and formatting were the key factors in building it. The site was launched in July, 2008 and I experienced many woes of trying to get on all of the lists, using the correct tags, etc.

What a nightmare? If I had to do it all over again I would. During that time period I learned a great deal about advertisement, how to capture an audience, how to take constructive criticism, what works and what doesn't work. Learning how people view websites determines in most cases if you are going to capture a customer.

Laura Vestnan and Lashawn James-Major provided me with excellent advise on how to format my site and the importance of using key words. Thanks for all of your support ladies.

Recently, I realized that I wasn't getting traffic that I needed and had a feeling that my site may be scaring away potential clients. To be honest I was never really happy with my first attempt in building the site, because it just didn't present that come again approach to it. So, I decided it was time for a makeover. I must say to be an amateur, my website looks pretty cool.

Well, I must say that I am a firm believer in updating your website on a regular basis. All the tweaking here and there has really paid off. I was surprised at how those changes made a difference. My phone has been ringing off the hook and the revenue has been pouring in.

The hardest thing is just adding your advertising text, which is not hard if you know what you want to say. This site even allows for your materials to be copywrited protected under your name. New Mortgage Rules - HUD News Alert

The U.S. Department of Housing and Urban Development has issued long-anticipated mortgage reforms that will help consumers shop for the lowest cost mortgage and avoid costly and potentially harmful loan offers. HUD will require that lenders and mortgage brokers provide consumers with a standard Good Faith Estimate (GFE) that clearly discloses key loan terms and closing costs. HUD estimates its new regulation will save consumers nearly $700 at the closing table.

The easy-to-read standard Good Faith Estimate (GFE) will clearly answer the key questions consumers have when applying for a mortgage, including:

o What's the term of the loan?
o Is the interest rate fixed or can it change?
o Is there a pre-payment penalty should the borrower choose to refinance at a later date?
o Is there a balloon payment?
o What are total closing costs?

The GFE will consolidate closing costs into major categories to prevent junk fees, and display total
estimated settlement charges prominently on the first page so the consumer can easily compare loan offers. HUD will specify the closing costs that can and cannot change at settlement, and if a fee changes, HUD will limit the amount it can change.

The Department performed rigorous consumer testing and found that the new Good Faith Estimate helped consumers select the lowest cost loan 9 out of 10 times, regardless of whether the loan was originated by a lender or a broker. HUD will require the new standardized GFE and HUD-1 beginning January 1, 2010.

PD&R's Office of Economic Affairs was instrumental in the development of the RESPA rule by providing policy guidance in developing the rule, conducting research to define the problems in the mortgage settlement process, overseeing the development of the new forms required by the rule, and writing the Regulatory Impact Analysis/Final Regulatory Flexibility Analysis.

Communicating in Today's Business World via the Telephone

Have you ever wondered, "What Your Voice Says About You?" Quite frequently, we discuss the art of marketing our businesses, how to direct traffic to our websites, selecting logos, etc. However, impressions of you are formed constantly by your spoken words.

"Man does not live by words alone, despite the fact that sometimes he has to eat them." Adlaie E. Stevenson

Your personality is conveyed solely through your words and the tone of your voice, when using the telephone. So in essence, your telephone personality reinforces the caller's perception of both you and your company. Your company is judged by each voice that speaks for it over the telephone.

The following techniques may help polish up or develop good telephone habits.

Role play between co-workers, (someone plays the role of a client, the other plays the service provider) open discussion about the interaction amongst staff
Prepare a proper telephone greeting, which provides your company's name, your name and a question of how you may be of assistance
Learn how to enhance your listening skills.
Develop a method to handle complaints and emergencies
Learn how to work the telephone functions
Keep a mirror at your desk, to help decipher when your facial expressions are changing between a good call verses a bad call
Learn to recognize your voice images and ways to develop positive voice images

These techniques have helped me and I hope someone else maybe able to benefit from using them as well.

Telephone etiquette provides a means to develop positive telephone habits and promoting good manners. Communicating professionally means every person in your company treats every customer courteously. Becoming a better communicator is vital for all business types.

NNA TEA Jobs, has anyone recieved a request, yet?

I was wondering if anyone has received an request from NNA to perform a TEA job. I started to feel a sense of uncertainly about these jobs, since completing the training in all, no activity, etc. However, I wanted to inform you all that if you went through the certification, you do have access to getting your feet in the door.

Yesterday, I recieved my first request to do a NNA Tea Job. First of all, you will only be contacted by e-mail, no contact by telephone/cell. So, if you don't a laptop or smart phone/cell that you can view your e-mail where ever you are, think about investing in one or the other.

In Need of Good Recommendations for Laser Printers!

Well, the last couple of days have been some trying days! A pretty rough week to provide services....I found myself asking is this a sign to waive the white flag.

Last night, my laser printer just blew up, literally. You all know in the realty biz, it is a must to have a good reliable printer. I spent the day shopping and comparing prices for a printer.

Oh my gosh, if one more sales clerk tries to push a printer on me, I think I will scream! I know for sure that I am going to have nightmares tonight!

I heard the Ebay song and started singing it, so of course I go there and to my surprise I find one I like, so the offer was for a straight buy or for the best offer. Well, I made a offer, which was declined, so I made another, the seller countered offer, I countered offer, and the drama went on. The bottom lined I refused in the end because the person really didn't want the best offer, it was a ploy. The bait and trap game.

I looked at the Brothers, the HPs and I plum just give up for the day. So, please, please help me with my dismay and offer a recommendation, so I may rest my brain from the drama of today.

Learning to be gracious, while under fire has always been a hard tactic for me, But learning and using this skill has proved to be one of my greatest assests in the business world. That famous slogan, "The customer is always right," is a very arguable statement, but in theory it rains true. It doesn't matter what profession or situation that one may be in, it applies. We have all been subjected to nasty people - it's how we respond to them that matters.

Yesterday was a day that I would not wish on anyone. I was contacted by Company X to do a purchase closing because someone else bailed out on them at the last minute. The closing was scheduled for 6:30pm and I was contacted at 4:00pm. I was informed that the docs were ready for download and I should have them shortly. The real estate office was contacted and I introduce myself as the person acting in behalf of Company X. All seemed okay. Well 4p.m. turn to 5p.m., 5p.m. turn to 6p.m. - you get the hint; Company X was pulling a fast one. I placed several calls were made to them, "they will be sent soon" was the response. Finally, I get documents, call the office to let them know that I am on my way and offered an apology for the delay.

I walked into a mob of 10 angry people (realtors, lawyers, borrowers, brokers). They wanted blood and I was the prey. They acted very nasty and rude towards me. Company X failed to tell me that these poor people had been waiting since 9:30 a.m. to close the deal. Then my cell goes off and it's Company X yelling and screaming at me because I was late getting to the closing. Oh yeah - I forgot to mention the closing was 20 miles away from my office. And they also wanted to warn me that the borrowers didn't have enough for the closing costs...What the ----? I excused myself, hung up with Company X and went to the bathroom to pull myself together.

I remembered there was a donut shop next door, so I went to get a box of donuts and returned to conduct the closing. The mob was enraged. So I kindly said, can we start over again and I explained that I understood their frustrations and there were some unforeseen obstacles that we all have encountered today. I apologized and offered everyone a donut. We were able to resolve all problems and close successfully in a pleasant manner. The mob became sweet, some wanted to meet for drinks with me later, and some asked how was I able to charm them and my response was, "The customer is always right."

I thought of the words of Eleanor Roosevelt: "No one can make you feel inferior without your consent." And "Every time you meet a situation, though you think at the time it is an impossibility and you go through the tortures of the damned, once you have met it and lived through it, you find that forever after you are freer than you were before."

I would not allow myself to constrained by restrictions placed on me and fall into the trap of the blame game. My intentions was to close the deal and stay focused on my overall objective to provide services no matter what, was the winning factor which allowed me to be the better person.

Does your Neighbor know what you do? Valuable Marketing Rules

When was the last time that you had a conversation with your neighbor or better yet, introduce yourself to a new neighbor? How many of your neighbors know about the services that you render? Many of us do not like to mix business where we sleep and that is very understandable. No one likes unannounced visits by neighbors or neighbors assuming that they can get services for free or next to nothing just because they are your neighbors.

What I have found over the years, marketing to thy neighbors has been very rewarding. However, with marketing to neighbors, there are rules:

1. Research, Learn, Understand and Respect the Culture of your neighborhood.

2. If you live in a neighborhood in which there is a home-owner's association, find out if there are any rules regarding solicitation. If there is, find out if it only applies to outside solicitation or amongst neighbors.

3. Marketing literature, should be placed/hung on the outside of the mailbox or doorstep, never place it inside of person's mailbox. If you place literature in a person's mailbox, you are breaking a federal law in some neighborhoods.

4. Know your local county rules for placing signage on residential properties, there may be rules even though the property may be yours.

5. Treat all of your neighbors to same, do not offer one neighbor a free or discounted service that you are not willing to offer to others. Neighbors talk and when it comes to the dollar, they all want the same treatment.

6. Let your neighbors know what your requirements are for rendering services and your availablility. Request you neighbors to always call before just stopping by for services.

7. Do not take your neighbor for granted, always remember, to show courtesy and say thanks for using your services. Neighbors like to shop to, business is business, represent yourself in a way that will keep them coming back again and again.

It is a wonderful thing, when your neighbor refers your services, not just because your their neighbor but because they value the services that you have to offer.

When is the right time to talk to your kids?

With all that is going on in this economy, many people losing their jobs, losing their homes, higher gas and food, etc., many ask how do I talk to my kids. I like many of you feel bad about having to say no to my kids when they reach for that special snack or that toy.

The fact of the matter, this is economy is cause families to come back to dinner table together and have open discussions together. So why not discuss the what is going on with the economy with your children. My daughter (8 years old) stated, "Mommy, I noticed that there has been a lot of people talking about money, lately. We have even been talking about it in school, some kids don't understand what's going on, some kids are sad because there parents lost their jobs." As a parent, finding the right words to say was hard.

I recalled conversations that I had with my parents as a child about the value of a dollar. So I had to put on my FDIC Speaker Hat and broke it down to my kids in a language that met their age range. Many may say you have an unfair advantage because you give "Money Smarts" seminars, well, that might be so, however, there are programs out there to assist parents with this matter.

We have got to get back to the basics of remembering the times of when we were children and how our parents had these discussions openly with us. Many children of today are being sheltered from the truth about money and the role it plays in our lives. The FDIC has information that can assist you in teaching your children about money, the banking system,etc.

What to do if your bank fails and you have a Safe Deposit Box there?

In the last couple of weeks, we have experienced some major problems in the banking world. In these times, it is difficulty to know what to do or where to go for answers. However, you can count on Urban Knight Enterprises, Inc. to be there for you.

When an insured bank or thrift closes, the Federal Deposit Insurance Corporation (FDIC) usually arranges for another institution to take it over, including branches where you might have a safe deposit box. In those situations, you should be able to conduct business as usual. If the FDIC cannot find a buyer for your bank, it arranges for you to remove the contents of your safe deposit box so you can obtain a box at another institution, if you wish. This is done within a few days after the bank fails.

It is imperative that your contact information is up to date: Your address, telephone numbers,etc. By law the banking institutions are required make three attempts to contact you. If they are unable to reach you, your contents may be placed on the www.UnclaimedProperty.com by the Federal Reserve. If this occurs you should check this website to verify if contents are there. If they are there, you will need to either call for or download a claim form from their website.

You will need to send two forms of ID, at least one of them must have a photo along with the claim form. It is also required that the form is notarized before mailing to the required party.

So please practice due diligence and safeguard your contents, make a list of your items that are stored, and check with your elder family or friends to alert them of this information. Don't forget to call on us if you should need your claim form notarized.

Market Your Services through Direct E-mail, Foreign Websites, etc.

For years, I have used mass e-mail marketing campaigns to promote my business directly to mortgage, title and field service companies. Once a month I send out ove 200 e-mails to various companies throughout the United States to market my services. I usually get about 10 - 20 hits from marketing this way. Some companies will send you return e-mails, contracts in the mail, or requests for assignments just from that initial introduction letter about your services.

The contents of your advertisement should include: your name, service types, areas of coverage, contact info, availbility and a little description about your services. Branding your e-mails is an added plus because it promotes a professional finishing touch.

I even advertise in foreign websites to reach consumers looking to have immigration or adoption services performed.

Do not limit yourself to advertising on local sites, expand your reach, the Internet is a powerful, use it to your advantage.

Believe or not, but I have gained alot of business through these methods.

Tips on what contents to store in your Bank Safe Deposit Boxes!

Urban Knight Enterprises, Inc. specializes in performing safe deposit inventory for many bank institutions. Banking institutions are typically not allowed to used internal notaries to perform or assist in the inventory of bank safe deposit boxes.

Often times, we are asked what can or can not be stored in safe deposit boxes. We have compiled a comprehensive list. Please be advised that you don't have to put all of the items below into your box. Once you decide what items you are going to store there, keep a list of the contents, updating it whenever you add or remove items. The list should include the location of the box and key.

A good list to start with:

I am from the old school of thought, if you have something that may be beneficial to others than you share it. Yesterday, I sent out an blog titled, Great Advertisement Site, Why Not Share!, I thought for sure that many people would jump on it. Too my surprise, not many did. Well, I figured, that I will give it a try again.

ServeMeHere.comis a website that offers advertisement to professionals that offer to door to door services to all. It allows you to post your schedule on-line and place ads for each individual service that you offer.

I am no devoted advocate, but I do believe in passing along information that will promote opportunity and potential cash flow. Free Advertisement, wow, don't let a gem like this pass you by!

Connection with Others, the Value of It....

Often times, as professionals, we cringe at the thought of having to attend business functions, forums, etc. I use to make it a practice to show up and sneak out as soon as possible. The thought wearing a fake smile or the meet greet social gathering was just overbearing for me.

Well, I took a long look at my disposition and realized that I was hurting myself, my business and cheating my company out of the opportunity for growth.

You see, once I changed my disposition, I began to see the value of it. Though you may not always get a lead right away, they do come. What I have learned to do is to be happy about introducing myself, my company and the services that I have to offer. If you are not excited about what you do, than no one us willl be either.

Recently, I attended a business forum and experienced a fruitful day of new prospects. I received a lead with contact info to a pharmacy company for id proofing, arrange a business lunch date with a title company and was sent an e-mail to advertise in a women's business yellowpages. You just don't know where a lead may come from.

Be bold, be brave and get out there and represent yourself and your business that will get people motivated to pick up the phone and give you a call for service.

Great Advertisement Site, Why Not Share!

In my ongoing pursuit of looking for great advertisement sites, I came across this little gem that offers free advertisement. It is a website for professional services. It allows you to advertise your services and display your appointment schedule on-line. Anyone can use it, a notary, realtor or a graphic photographer...hence the nursery rhyme. :) Corny, I know!

However it is especially great for those professionals who offers mobile services which allows the customer to choose where they would like the service performed. What I really like, is that you can list each service individually and provide your rate info, etc.

Notaries, Please Don't Fall Victim to Scams, Promises of Work, etc.!

I don't know about you guys and gals, but I have been getting flooded with e-mails to advertise on various Notary websites. These sites seem to be popping out of thin air. They all appear to be offering xyz if you pay this, and for this price you get this, oh if you do pay this you will be listed for a lifetime or on the premier listing.

There is a new trend in which Joan spoke of regarding Signing Companies asking Notaries to Bid for Work....Beware! These companies use a grading system to leverage who they can get to do their closings for low rates. If you give the lowest rate you will get called, however if you quote a rate that is more suitable for what is required of you then you are placed in least used pile. When you are approached by companies of this nature you should always inquire about what thay are asking you to do prior to just quoting a price. (# of docs in loan package, check the mileage,etc.) Remember, your operating costs are involved.

Another trend involves Signing Companies asking notaries to pay a fee in order to obtain work from them. Some will say you have to pay a percentage for every closing you are assigned or pay a whopper of a fee upon joining there network. They will say this fee is need for our operating cost, well, your questions should be "Why are you in business?' Aren't you getting a percentage from Title to locate a Notary for assignments?" and the line of questioning goes on. Why anybody would want to pay for work is just outrageous to me because it is not a fair playground. You would be allowing this company to get paid twice, once by you and by the title company. Actually, three times, if you count your operating cost incurred and time.

Do not believe the hype. Many of these companies do not honor their offerings, not unless you threaten to report them for email fraud with their local attorney general and the FBI. LooK to see how long these agencies have been in business, check BBB, the D&B, review blogs.

This is not true of all of these sites, there are some that are true to their word. These companies have great reviews and stong honest ethical standards.

Practice due diligence and research these companies before paying them your hard earned money!!!
